They tried to keep my deposit

When moving out they tried to keep my deposit. I signed all the paperwork and when it was time for them to transfer my deposit, they stopped replying. Chased them for 3 months and had to open a dispute on the DPS and they did the transfer straight away.

Please tell us about the good and bad aspects of living in your local area:

Good: close to train station. Bad: dirty streets, noisy, not much to see or do in general. Overground frequently closed during the weekend.

How has the building management responded to any problems or issues you have raised:

Chris used to be the maintenance guy and he was nice and efficient.

Please share one thing (or more) which you wish you had known before you moved in:

They tried to keep my deposit and I only got it back thanks to the Deposit Protection Scheme.

Nice modern appartments

Well kept, facilities always clean and staff were happy to assist us any time there was any issues. Never had an issue with neighbours. Everything was new and a nice clean modern design which was great. Development was also pet friendly with a small garden which we could meet up with other residents and their dogs.

Please tell us about the good and bad aspects of living in your local area:

The area below the building was not great, not well kept from neighbouring houses and buildings but always felt safe and the staff were great. It's a very convenient location right next to shops and Wembley central station. Only drawback was in summer our apartment would get very warm, and opening the windows was really noisy with the high street right there. The sirens from police, fire and ambulances sounded like it was right outside and pretty constant as they are based just around the corner.

How has the building management responded to any problems or issues you have raised:

Staff were generally swift with sorting out any issues, had good experiences with them.

Please share one thing (or more) which you wish you had known before you moved in:

That the fire station and police station are just down the road, the constant sirens are noisy.

Good place to live

The development is a great place to live with a modern deaign, a good property management, fast and reliable. There is also a crew that cleans the outside of the windows and having the fob to enter in the building (and access to other areas) allows to feel a more secure place.

The Assembly development in Wembley is very well located. A lot of services nearby from stores, supermarkets, transportation and restaurants. Is also a very good place with nearby green area parks.

How has the building management responded to any problems or issues you have raised:

Very responsive and helpful. Some issues have taken longer than expected however it got solved with constant follow-up.

Please share one thing (or more) which you wish you had known before you moved in:

The concierge service is not as great as would expected but the worse part is delivery drivers not dropping things in the concierge when no one is at home because the concierge is on the corner of the street.

Don't rent here. They don't have any hot water during the night. I have this problem over 2 months now, and nothing been sorted. They said the hot water was fixed, but I still have the same problem every single night. I have to shower at the gym. And they still charged me a lot money for the hot water. This place just like a hole without hot water. The management is poor, and thieves live next to you and steal your parcels.

How has the building management responded to any problems or issues you have raised:

YES RESPONDED BUT NOT SORTED. NEVER SORTED THE PROBLEMS.

Please share one thing (or more) which you wish you had known before you moved in:

NO HOT WATER BUT STILL CHARGE YOU A LOT OF HOT WATER FEES.

Simple and modern flat decoration with good walls so it’s nice and quiet. Property management are really good at ensuring repairs are carried out quickly inside the property and concierge service is convenient. Sometimes the bins overflow so this can be a hassle.

Please tell us about the good and bad aspects of living in your local area:

Lots of shops close to the building, easy access to the station. Can be busy on the high street on the weekends and lifts sometimes take a while to be fixed after breaking down.

How has the building management responded to any problems or issues you have raised:

Fast to fix issues inside the property but much slower with regards to the lifts breaking down.

Please share one thing (or more) which you wish you had known before you moved in:

The Bakerloo line often terminates at Queen’s Park so it can be difficult to get back to Wembley Central during rush hour as subsequent trains are usually packed.
