I love the modern furnishings throughout both my flat itself and the reception/lounge/co-working space, it’s part of what drew me to this development in addition to the parcel collection, staff members being on site 24/7, and the staff all being very friendly and helpful since before we even had our viewing. Special mention to Daniel, Maia, Grace, Jovan, Ray and everyone else who has welcomed us and made us feel at home here. Andy the maintenance guy is also fantastic and works very hard. The WiFi being included is a great little addition and in the two months we’ve lived here so far has always been very fast. The EPC rating is crazy good as well and the natural lighting that comes through our large windows is a delight. I also love that it’s pet friendly!

Please tell us about the good and bad aspects of living in your local area:

I love the location, I feel like it’s just out the way enough that it doesn’t give the busy vibe of the city centre while being close enough to easily access all of what the centre has to offer. There’s a Sainsbury’s directly opposite which is ideal, as well as Livetts coffee shop and The Wardrobe around the corner which are both great. With our windows closed we hear very minimal noise if anything, even on weekend nights and so far not seen or experienced any anti social behaviour nearby. There’s the bus station a couple minutes walk away and taxis get here very quickly too. I also love all the greenery areas around soyo square.

How has the building management responded to any problems or issues you have raised:

We have had a few teething problems which to be honest we were expecting with it being a brand new build, so it’s been no bother but these issues have been reacted to very quickly - as mentioned Andy is a superstar but I feel like with so many people living here it wouldn’t hurt to have another maintenance person helping him out. It can take a while for the problems to actually be fully resolved but they’ve been looked at and discussed almost immediately.

Please share one thing (or more) which you wish you had known before you moved in:

I don’t think there’s anything I wish I’d have known before moving in, but when we have had any questions since moving in (start of june) the team have always been more than happy to help.

An amazing place to live!

Honestly such a great place to live, we are super happy with our new home! The reception / communal area is very spacious and welcoming, great for both socialising and working. There’s a free gym plus WiFi is included and the energy efficiency is insanely good - great money saving added bonuses. We have an unfurnished 1 bed flat and the space is huge with brilliant natural lighting and perfect built in appliances! I’d like to give a special shout out to Daniel who has been a superstar since day one from our viewing to now seeing him regularly and being able to go to him for any issues/questions or just a casual chat. Thank you to Grace as well who helped secure our let. The reception team in general are fab - Maia, Jovan and Ray really help to make the place brighter on a daily basis and I feel very comfortable going to everyone about things. The resident maintenance guy Andy is super friendly and works hard! The fob system in place plus the 24/7 on-site team helps make the building feel secure/safe and the parcel room facility means we’ll never miss a delivery which is fantastic. We’ve been recommending this place to people left right and centre and friends that have visited have also been wowed at how nice it is. Safe to say we plan to stay for a long time!

Please tell us about the good and bad aspects of living in your local area:

The building is in a super convenient city centre spot, hidden away just enough to still feel private and away from traffic noises but only a short walk to all the city centre has to offer. There are several supermarkets, bars, restaurants and more to choose from nearby. Specifically there is a Sainsbury’s Local right at our doorstep and a lovely bar/venue called The Wardrobe on the next street over. Our flat building is also right next to the bus station and around a 15-20 minute walk to the train station meaning the transport link options are super accessible. Bin collection is great as we simply use a bin room that is cleared regularly and maintained well. When our windows are closed we rarely hear much outside noise/disturbances.

How has the building management responded to any problems or issues you have raised:

Issues we have raised have been addressed and discussed promptly. Even whilst waiting for maintenance, the team are there to keep us updated every step of the way.

I felt very informed prior to moving and this has only been confirmed since living here! If I do have any questions the team are always ready to assist.

Very modern, allows pets. Building management is great, kept clean and tidy, had issue with parcel theft but management fixed it immediately, put up signs, put parcels into lockers. Flat is quite small especially if you have a pet but we enjoy it quite a bit we will renew contract

Good: shops nearby, retail park, trafford centre and trafford park close by, close to city centre but not too close (quieter area) Cons: Not much at all

Disappointing. Poorly managed

It's such a shame the building is so poorly managed. Repairs take ages, emails are ignored and when maintenance comes to check on the issue it takes ages to order the parts needed for the repair. There's been a hole in the ceiling in the lobby for 7 months now. And with all the issues they increased the rent by 25 % at the beginning of 2024. Shame

Good location right next to North Acton station. Not much in the area, Sainsbury's in the building and Dominos, McDonalds nearby.

Poorly. You need to ask multiple times for things to be taken care of.

Bills are quite expensive. You pay the standard water, electricity but also 'community utilities'. And council tax band E

Modern living in west London

The design is very nice and modern, good quality of white goods. Two terraces, one with bbq. Unfortunately only one bbq is working. A big hole in one of the reception areas leaking of water for a long time. Management doesn't take care of things for a long time.

Please tell us about the good and bad aspects of living in your local area:

Very close to Central line, without being disturbed by it. Lots of local busses and 10 minute walk to Elizabeth Line. Sainsbury's local in same house and Tesco express across the road. Unfortunately no local pub near by.

How has the building management responded to any problems or issues you have raised:

They are quick to respond and try their best, but issues takes a long time to resolve.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known about small issues could take a long time for building management to resolve. Also that the road next door would have had work on for 6 months
