Canada garden such a nice place to live!?

We love the design of the building which looks very elegant and peaceful, as lots of plants around and there’s a pool in front the of the building, which is a nice open space for resting, have a set and walking with pet! Also there are lots of facilities in the building too, like meeting room for work, party room for special events and playroom for the kids.

There are lots of shops, restaurants, bars & open spaces around the Wembley Park area, that residents can always enjoy their weekend nearby.

How has the building management responded to any problems or issues you have raised:

They would always try best to help and solve the problem ASAP.

Please share one thing (or more) which you wish you had known before you moved in:

The sunshine can’t really fairly reach all the apartments, since the building is a bit busy and blocked lots of sunshine at certain angel.

Terrible Living Experience

This isn't the first negative review I've left about Quintain Living, and I've been a multi-year tenant since 2021. The first year was relatively peaceful, and minus the odd issues here and there (i.e. Direct Debits not being implemented; double-charges for things), it was a decent first year. DO NOT RENT HERE. The only "luxury" apartments are the penthouse apartments in Canada Gardens, and I'm pretty sure they've been vacant since I moved in, in 2021...as for marketing the overall development as "luxury living" is another blatant lie: it's modern living, not luxury. 1. Utility Rates: Quintain Living makes claims of being able to save you 56% on energy utilities; this is a blatant lie. Prices have been unreasonably high since April 2023 (my unit rate is 42.6p/kW); despite downward trends in the electricity wholesale market. For context, the average p/kWh in London was 33p. Despite the downward trend, Quintain residents were locked in rates going as high as 45.5p/kWh. 2. As a resident, I have no ability to switch utility suppliers, so have been locked into a monopoly run by Quintain Living and their appointed broker, Amber Energy Solutions, with no visibility of whether a competitive tender process was undertaken. I'm pretty sure my consumer rights are being impacted here...and it's taken me well over 2 years to find out who actually does the energy purchasing. Now when I try to call Amber Energy to find out what their Broker Commission is, all of a sudden nobody is available to take the call. Notwithstanding the extortionate rates, the monthly Standing Charge amounts to about £67 - HOW?!?!?! Furthermore, in this age of digitisation and smart meters; I'm still being billed on Estimated Reads. 3. Now let's outline the Quarterly Reconciliations: every 3-4 months you'll be contact by Quintain Accounts staff telling you of a further £300-£400 that they're going to collect for "over consumption" - HOW ARE THESE BUILDINGS EPC BAND B if I'm paying in excess of £3,520/year on electricity in a building that's marketing as "Efficient". And this is on top of the rent of £2,660/month - FOR A 2 BED IN WEMBLEY!!!! This isn't Chelsea/Kensington or even Canary Wharf...it's an old industrial estate near a stadium...hardly a "luxury" location. 4. Tenancy Renewals: according to the .GOV website, if you have a multi-year tenancy with a Landlord, they should inform you 6 months before the end of your lease as to what the renewal should be; with a decent Landlord possibly increasing rent in-line with CPI (currently hovering around 3.8%). My current multi-year lease expires in July, and I have yet to be contacted about my renewal. I've heard instances of Accounts Staff notifying tenants about a renewal 1 month away, with a 45% increase in rent. My current rent is £2,660/month (when it's not a reconciliation month and they add a further £300-£400 to your Direct Debit); so if that increase was to be applied to my renewal, I would be expected to agree to a rent hike to £3,857 - for a 2-bed apartment IN ZONE 4?!?!?!?!?!

Busy event days where you can't even park your car. Extortionate utility rates. Broadband that never works. Account Management staff that never respond to emails.

How has the building management responded to any problems or issues you have raised:

Problems are eventually sorted; if you can get through to anybody.

The utility rates are non-negotiable and you can't find your own supplier.

Nice properties, disappointing facilities and communication

We loved living in the property, but the working from home facilities aren’t great. There are only a couple of common area’s that are free to use and they are very busy. The other ones needs to be reserved and paid for. After one year we decided to leave to move to a more family friendly environment and the move out was not great. It was very hard to communicate with the residents team and we never got a correct checkout inventory, we just had to accept one with completely wrong remark (document was created before the cleaning).

Please tell us about the good and bad aspects of living in your local area:

The property has some nice facilities in the neighborhood for kids. But when an event is taking place in the stadium, it is almost impossible to use public transport or go to a shop.

How has the building management responded to any problems or issues you have raised:

We made a remark once about cigarettes on our balcony from tenant above our flat. The only action taken by the residents team was sending a general message to all tenants that smoking is not allowed and they asked us to notify them if other tenants were smoking.

Please share one thing (or more) which you wish you had known before you moved in:

For a lot of extra things like common areas/bbq/storage they ask a lot of money and those fees are only increasing.

Nice establishment with many built-in amenities like BBQ, WFH space and a huge terrace with amazing view overlooking the stadium. All furnitures are John Lewis and Samsung appliances. Envac system allows you to drop the garbage a few steps away from your doorsteps.

Please tell us about the good and bad aspects of living in your local area:

Been living in Canada Gardens for more than a year. Throughout the year, the resident team here would take real ownership on whatever cases your raised. On my recent experience with solving an issue of my flat, Resident Manager Scott was very professional, took extracurricular dedication to jump on board and make sure everything met my expectations and fixed in a timely manner. Assistant Manager Sofia also took good care of the progress while Scott is on leave. Also shout out to Resident Associate Shane for the cheerful smile whenever I pass by the reception desk. Close distance to shops and LDO The only downside is the event days on stadium when the traffic could be a bit intense.

Shout out to Resident Manager Scott Berry for staying up late until 11pm to resolve my issue!

This is by far the worst place I’ve lived in London. Terrible wifi, amenities with tariffs?! The Residents Team are completely incompetent and without purpose. They are at the main desk purely for decoration. They never answer the phone, address any issues or queries. You will wait weeks for an email response, if you manage to get one. There’s a reason they had to advertise in the lifts to add a review on Google and be in with the chance to win an Amazon voucher, because no-one in their right mind would give this place a good review for free. Moving out has been an incredibly stressful experience. We nearly lost our current place because it took the Residents team weeks to provide a simple reference after being chased by email and phone. The list of their failings is endless. Do yourself a favour run a mile from this place!!

Having the tube station nearby and the designed outlet is a big draw for the area. Quiet area and safe.

How has the building management responded to any problems or issues you have raised:

Email have gone unanswered. Calls have gone unanswered. No customer service whatsoever.

Please share one thing (or more) which you wish you had known before you moved in:

That there would be no customer service. That they would try to take most of our deposit for charges they could not justify on questioning. They have subsequently agreed we did not incur any charges and are entitled to full deposit return. Very questionable company.
