Where is Brent?

The London Borough of Brent is found in North-West London. It covers the areas of Church End, Cricklewood, Dollis Hill, Harlesden, Kensal Green and Kenton.

Thanks to its location – just a stone’s throw from Central London – Brent is well connected to all parts of the city by public transport.

The borough shares borders with six other London boroughs: Ealing and Harrow in the northwest; Barnet and Camden in the northeast; Westminster in the southeast; and Hammersmith & Fulham in the southwest.

Areas in Brent

Brent has several neighbourhoods that are popular among homebuyers, including:

Alperton – an industrialised area that is home to a large Indian population and the Grand Union Canal.

Neasden – An inner suburb of North West London covering an area of just over three square miles. The residential areas are characterised by spacious Victorian and Edwardian houses with many being converted into flats and bedsits.

Kingsbury – A suburban district in North West London, located on the north-west side of Brent, bordering Middlesex to the west and south-east along with the London Boroughs of Harrow to the south, Barnet to the east and Wembley Park (in Brent) to its immediate north.

The flat looks nice with fantastic view, and the neighbourhood is quiet. The building is very close to the station so travelling is convenient.

Please review your development:

Do not live here unless you absolutely cannot find any other places, it will save you a lot of stress and money. I decided to end my tenancy after only living here for 2 months because of the horrible management. They end up charging me an outrageous amount for minor stain and claiming the intercom and bed frame were broken while I only lived here for 2 months and never had any issues with them or used them improperly. WEM tower never fails to disappoint me further even after I decided to pay a large penalty to leave early.

If you want nice looking flats, pay a little more and you will save a lot of unnecessary cost and trouble. They do not fix anything in your flat promptly, charge you for not folding cardboard boxes without any explicit written warning, and the concierge, supposedly 24/7, randomly go around the building for long period of time without proper way to contact them. I forgot my key once and was stuck in the lobby from 3 am to 6 am because no one is at the concierge and the number they provided cannot go through.

Please be aware that the management is extremely shady so prepare a lot of evidence to protect yourself, including taking photos of everything when you check in.

The management always respond with generic replies without actually solving any of the problems.

Pleasure of staying at Ferrum

The local area offers a great variety of shops, restaurants, and bars, catering to all tastes and preferences. There’s something for everyone from cosy cafes to fine dining and trendy bars. Open spaces like BBQ areas, playgrounds, and walking trails are nearby, providing a refreshing escape from city life.
Transport links are very convenient, with buses and a nearby subway station providing easy access to the city centre. Trains are frequent, and there’s minimal delay. Occasionally, rush hour can make buses crowded, but overall, transport is reliable.
Living on the street is generally peaceful, with parking always available and bin collections on time. Traffic noise is minimal, and there’s no noticeable anti-social behaviour, making it a comfortable place to live.

I’ve had a fantastic experience living in this apartment. The design is modern and spacious. The facilities are top-notch, including a well-maintained gym and communal areas. The building management is excellent – they are responsive, and professional, and always ensure the property is clean and secure. Property management has been incredibly efficient, handling any requests or maintenance issues promptly. The apartment also benefits from its prime location, offering easy access to shops, restaurants, and public transport. Overall, it’s a perfect blend of comfort, convenience, and quality.

It would be nice to have a microwave in the apartment.

How has the building management responded to any problems or issues you have raised:

The building management has been consistently responsive whenever I’ve raised an issue. Any maintenance requests, such as utility concerns, have been addressed promptly. They also keep residents well-informed about any building updates or scheduled maintenance via email or posted notices. Additionally, the property management team is approachable and efficient, always ensuring that common areas are clean and secure. Overall, their proactive approach and quick resolution of problems make living here stress-free.

Nicely built apartments sorrounded by good local amenities- but the management company is a huge let down.

Please review your development:

Management company is a huge let down – they do not tend to communal repairs and internal repairs take months to complete (example small leak coming from underneath kitchen sink has now taken over 6 weeks to repair), other residents in community WhatsApp group share the same feeling. If you want to be ignored and not have any repairs carried out then please choose Quintain.

Reviews about management of the development – if I had known how poorly the repairs are dealt with I would had chosen another development

Initial acknowledgment then they ignore the chase ups and repairs never get fixed

Misleading Advertising and poor customer service

There are shops and bars available in the area and the tube is a 15 min walk so access to travel is decent. However, for a young professional the night life is not the best and getting into central can be a pain particularly during event days and summer in general. The collection of Costco trolleys on the pavement are also a pain!

My experience with Quintain has been terrible. Ongoing disputes never get resolved. Maintenance are good people but getting them out via the admin/customer service team is nigh on impossible with appointments organised but no one showing up and the advertising and selling of the spaces are very misleading considering the issues I have faced. Furthermore, apartments are rented to Airbnb who don’t care as much about the space

How has the building management responded to any problems or issues you have raised:

They didn’t.

I have had ongoing disputes for 5 months and counting that are not reserved. A recognised issue with our utility meters has never been resolved.

I have asked for maintenance to come out to rectify an issue and appointment was set by the maintenance team and no one showed up.
