I love living at Ferrum. The apartment is really well equipped with the Samsung appliances and the storage spaces. We love the communal areas, the gym is fantastic and of course having a Barbecue at The View is amazing! We also really like that we can be with our dog around all the building without any issues

There are plenty of offers around the area, from supermarkets to restaurants and bars, you can’t get bored

How has the building management responded to any problems or issues you have raised:

We experienced an issue with the Hob when we moved in and they make it work really quick

I wish I knew that the internet was going to be that slow at the flat

All Promises Unkept! The Big Lie of 'No Hidden Fees'

Do you know the feeling when you go to an expensive restaurant and you’d expect an awesome service, food, surroundings and the satisfaction? Renting with QL is like that except you’ll not get anything you were promised, charged extra for whatever they feel like, and treated with the worst customer service — all while you are paying top £££, of course. Few examples to maintain a reasonably short read: - The Envac trash chute: doesn’t really work - Mail room: parcels missing, not in the right place, messy. Prepare to spend over 20 minutes each visit to search for your parcel. ? - Utilities: prepare to pay the same/more even when you’re not using the power because they make numbers up ? - Bogus fines: they will fine you for anything. So, be cautious when you are walking around the building for which you pay over £2300/month, or you will be fined for breathing… - Card fees!! Even if you pay 6 months rent in advance via links that their staff sent to you, they will still charge you 3% (non-direct debit) card fee, due to ‘administrative cost’.

May seem luxurious but it is overcrowded and loud with train noise and people on event days especially.

How has the building management responded to any problems or issues you have raised:

Only some minor fixes such as lights or fixtures but given the cost of the place, you'd expect the flat to be functioning at its best at handover.

Please share one thing (or more) which you wish you had known before you moved in:

That I would be living 5 months into the tenancy with no heating supplies to my flat while they continue to charge my utilities bills!!

Do not ignore the bad reviews

I‘ve been living here over a year now and my advice is: do not ignore the negative reviews. If you see high reviews it is obviously mostly due to 1) the competitions they run regularly to boost their ratings “Leave us a review and you can win a 500pound voucher!” (people will rarely leave a bad review if they want to win), or 2) very new tenants who have had a good experience with the sales team answering their questions and making it easy to move in (you can see they are always thanking the agent as though each agent is always asking for a good review if the service was great). After this point, forget about getting any help from Quintain Living or getting anything fixed. They stop responding to emails and randomly close your tickets without explanation when issues are not resolved. Expect months before anything is fixed or an email (that you have chased up 10 times) is answered (by the email address management keeps responding to ask bad reviewers to get in touch with - don’t even know why they ask this when they don’t respond to emails). If you think you can then go down to reception in person to resolve things - the day staff who are supposed to be the knowledgable ones are completely clueless or tell you the wrong things.As other reviewers have said, you can replace them with dolls. They spend more time chatting with each other and who knows what but it is definitely not addressing tenant questions or emails. In fact, I am waiting for a call back from the residents team at the front desk who said they would call me within half an hour since they could not answer my question in person and had to check with another person. It has been an hour now. I seriously do not know what they do all day except press the “door open” button for people. I’m wondering whether they will try to take half my deposit at the end of my tenancy for cleaning and replacing the furniture even though I will leave it exactly as I got it. My furniture was already given to me with dents and scrapes and scratches all over it and the carpet was old and stained even though they say “professionally cleaned”. The apartment itself is really nice, the communal spaces, and the view is great. Some downsides which I can live with include super hot all year round including winter, the noisy constant hum coming through the walls, pipe noises, hearing the neighbours showering (and using the toilet??!), dust collects extremely fast. I have the biggest problem with management, who after getting you in, stops being supportive and helpful. They just care about the money and not the tenants. Can’t wait to see the price hike when it is time to renew. They keep raising the rent price to a level not worth it in the location or with the service. Then to get new tenants to replace the ones who are fed up or cannot afford the steep rent increase, they run a competition to bump up the number of positive 5/5 reviews just before most contracts will end. They need to do this to dilute all the 1/5 ratings from actual long term tenants.

Local area is okay, nothing special. It’s Wembley. It is 15 minutes walk from the apartment to the station.

How has the building management responded to any problems or issues you have raised:

They ignore them. They close your open tickets where you raise issues without telling you, without comments, and randomly for no reason.

Please share one thing (or more) which you wish you had known before you moved in:

That customer service/residents team is the worst and useless. Quintain Living will try to take my deposit to refurnish their overpriced apartments, repaint, clean, for a redecorator. Basically passing their all costs onto the current tenants to prepare the place for the next tenant. And I don’t know if they actually refurnish because all my furniture was definitely old with more than usual wear and tear.

No heating , multiple issues service related.

During months we have been complaining about the heating. Every time , heating will work for a day then stop again. Every time they will close the case without even telling us. When reporting the chute was not working , this was also closed . Not even a call or message for this. We understand that some tenants have no manners and will block the chute with big boxes. Then WIFI was not working , we gave it a time and then we saw this was changed to another company. Heating not working and we continuously had to ask for it to be repair. With no proper explanation. Maintenance will tell us : it’s not working. Resident team : it’s a general issue. they told me that there was not general issue and then sent an email that it was. For more than two months we have been living in frozen hell getting health issues. Not even a heater was offered until I actually start to complain more and more. Was this necessary ? Did I really need to call , send emails and speak with different people? When finally we decided that this is it and asked to leave early and to have in consideration to spare the penalties , the heating started working . By miracle ? Not to mention that there are many security issues that have been flag. I have read comments from more people that went to hell with the resident team and I was thinking : wow that can't be true but look at us now. So if you are planning to rent and this is your last option please check everything in the flat. Everything !!! before actually taking the keys. They don't even escort you to the flat on the first day.

Shops and bars are walking distance. Gets very busy on weekends. Amazon fresh is close by and also Lidl .

Management response has been poor and unprofessional.

Since we have never rent before , we would have check that everything was working and not to trust that they giving us a functional apartment when it was not the case.

Regarding the heating, as you are no doubt aware this was a very complex issue which required in depth investigation from many different specialists to find the source of the issue. Sudden influx of 5/5 responses burying three negative reviews is due to a competition that was running

If you look at the reviews of Ferrum and Quintain Living before October the overall rating was very low and most reviews were very negative with people regretting their stay here. However recently there has been a sudden influx of positive 5/5 reviews due to a competition to win a prize if you give them a review. Obviously most people who want to win will leave a stellar 5 star review. However this is very misleading and burying the negative reviews. Also the sudden high level of positive reviews comes exactly at a time when there are a load of apartments where the tenancy is ending and new tenants need to be found. While the apartment does have good things about it, I can confirm true what others are saying about: - drug pickup activity outside the front of the building - weed smell blowing into apartment from balconies - unclean furnishings - drains that smell so bad - hot stuffy apartments and halls. I have the balcony door open all summer and almost all winter. - constant trash shoot issues - low constant humming noise in the building walls - slow to fix broken elevator and so there was only one in operation which meant waiting a long time - pipe noises, running water, people sliding chairs around, people dropping things on the floor and stomping around and barking dogs can be heard from apartment - support cases and questions to management are ignored and closed without response - stolen parcels in the parcel room - costs charged despite the “no hidden costs” such as 50pounds extra pet tax per month, parking fees - repairmen turning up unannounced - issues are slow to be dealt by management - game days and concert days make things a nightmare and all the roads are blocked off and parking is an issue Beautiful apartment, style, shared spaces and views but be warned.

Nice range of shops and restaurants. Good transport links although Wembley Park station is an 15 minute walk away. Ensure to read my warning in the next section.

Yes, easy things are responded to and fixed. Other things are ignored or never resolved.

How hot the apartment is especially in the summer. The additional hidden fees. Management issues.
