Nicely designed house with exception of the living room being on the third floor. Looks good from outside. Lots of snags and defects. Poor customer service. Overall a good purchase, however I would strongly advise against buying from Lovell due to poor build quality and poor after care.

Please tell us about the good and bad aspects of living in your local area:

A deprived area under gentrification. Should be better in the future. Lots of nearby amenities and good transport links.

How has the building management responded to any problems or issues you have raised:

They have tried to fix multiple defects. The waiting time is usually a minimum of 8 weeks. The efforts to correct are normally poor and require multiple attempts. Still working on defects nearly 4 years after purchase.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the poor build quality.

Great houses but more attention to detail post build

The town houses we live have excellent eco friendly and attractive design. Very modern without being soulless. The gardens are fairly small but manageable. An area of improvement should be broadband readiness when moving in. Much of the first year, we had to use booster boxes and we don’t have fast fibre broadband whilst other newer flats do. The after sales property service has been variable to say the least. In the early stages there was a decent amount of quick responses from the building management for fixes but for other more complex things such as roofing and fixing back doors, they need constant cajoling to get the job done. The lawns have been a constant issue with people now using Astro turf as the grass won’t take. We only sorted out our grass with persistent nagging to find that the soil was not of the depth specified in the plans. Overall though, it’s been a great place to live.

Please tell us about the good and bad aspects of living in your local area:

The transport links are very good with many buses to Enfield Town and in all directions of the borough. The overground trains take you down to Liverpool St station and Seven Sisters for a connecting London train. There’s a good range of groceries and a large Tesco on the high street. The restaurants are predominantly Turkish, good quality and relatively inexpensive. There are plenty of other fast food options such as fish & chips and fried chicken too. Our street is reasonably quiet but the local school does attract parents who insist on parking where they shouldn’t be. Litter is the worst issue here & it does make the place look very untidy at times as the council have not yet brought the area under their jurisdiction for street cleanliness.

How has the building management responded to any problems or issues you have raised:

We’ve had good and bad experiences. The easy things don’t take too long but the more complicated matters such as grass and soil depth have taken years

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you test all the features in the house and keep a notebook of what has and hasn’t been fixed or where there are imperfections.

Beautiful house ?

Lovell the company who built the houses have terrible after sale skills, the snagging was completed by myself. ( a builder by trade ). The house itself I think looks great and hidden away from the main road so it’s peaceful plus good community spirit .

Beautiful house, very quiet area, great neighbours, management scheme poor though house is great ?

How has the building management responded to any problems or issues you have raised:

They get money for nothing. I believe the company employed by lovells are having there contract terminated

Please share one thing (or more) which you wish you had known before you moved in:

Always have a member of the company selling the house walk through the house with you before excepting the keys. I was given the keys by a drunk lovell manager on there last day who didn’t care .

Comfortable environment

Our houses are very spacious and comfortable.But the interior works are not appreciable as they used low cost materials. When we bought house, we signed agreement with community energy service who supplies heating and hot water. It’s quite expensive and we can’t move from them.They charge £1 everyday, even though we don’t use it.

Please tell us about the good and bad aspects of living in your local area:

We live in a friendly neighbourhood.There are lots of shops,supermarkets and schools around us.Parking is a big problem in our area, even though we have a residential parking permits.

How has the building management responded to any problems or issues you have raised:

They responded as soon as possible upto 2 years in the warranty time. After that they don’t respond properly even though with ongoing issues.

Please share one thing (or more) which you wish you had known before you moved in:

Environment is not safe.we spot some strangers roaming around our area especially, in nights times.

Nice building with few facilities

The designs were okay for me, not spectacular or flashy, rather muted new build developments. There is a communal space on the roof that is not available to tenants. It is very difficult to get hold of the building management, such as acquiring about the paint colour on the walls.

Please tell us about the good and bad aspects of living in your local area:

The range of local shops available are great such as a 24-hour Tesco superstore nearby, cafes, a train station within walking distance etc. There is no parking or little available parking and a school right next to the building so a lot of noise at 8am and 3pm

Please share one thing (or more) which you wish you had known before you moved in:

There is no parking. There are a lot of issues re pigeons and the balcony.
