Fish Island Village is a joint venture development by Hill and Peabody, and comprises a collection of one, two and three apartments. Located conveniently between the Queen Elizabeth Olympic Park and Victoria Park, the development is less than a twenty-minute walk away from Westfield Stratford Shopping Centre as well as being only a twelve-minute walk away from Hackney Wick Overground station with connections to the Overground. This new community benefits from a concierge and a resident's gym, which also has bespoke artwork, courtesy of local artist Xenz. There is over 50,000 sq ft of commercial space, all of which will be occupied by social enterprise The Trampery, as a new campus for fashion, innovation and sustainability. Opening in 2022 will be a range of studios, a sampling and fabrication suite, members' lounge and meeting rooms as well as co-working facilities.

Amazing development, despite poor property management.

Well thought-out design in general for the wider development, with a nice selection of grocery shops, bakers and cafes. Plenty of open space and access to the canal. Tree-lined streets and car free zones are a big plus. Sufficient space between the buildings. Facilities could be better - gym is too small for the development. Building and property management leaves a lot to be desired. Very unhappy with Peabody, one of the most useless organisations I’ve ever had to deal with, and the only real negative to the development.

Great local community, walkable neighbourhood with lots of facilities and things to do. Great vibes, full of young professionals.

Wish I had known how incompetent Peabody was, they’re absolutely terrible.

The area and the local community, lots to do within walking distance.

FIV development came with basement parking and gym that can be used for all residents with outdoors gaming zones for children. Property management has improved since it started with poor communication by developer. Design of buildings is well thought with flat layout that gives lots if daylight to interior spaces

More restaurants are coming to life in the area, most of them are italian food, area is lovely any day with special events around, but noise levels are quite low cause no big traffic or road close to the flat with close distance to lots of green spaces and parks

When commercial units at ground level to be occupied

What is the best feature of your home:

Lots of light to all habitable spaces and great views to both canal and public square

Modern design, regular management meetings to solve property issues (ie no hot water in winter, wrong service charge etc) Sending and updating news by letter, will be better do also provide paperless work. Slow progress on matters of fix to MVHR unit.

More and more restaurants are opening, the area is becoming much lively. Would be great if there is also a new nursery in fish island.

The development is well designed - the flats enjoy silence and privacy. It comes with a nice gym and plenty of outdoor spaces. It's also dog friendly. Now the building management has improved a lot and they they care of all communal spaces regularly.

Hackney Wick and Fish Island a vibrant area of London, packed with place to go out for a drink or a dinner, art etc

Great area, decent development but terrible property management

Design and facilities are generally quite good. However, building management is absolutely terrible, Peabody is a real disgrace and should be ashamed of themselves. Completely unresponsive to any issues, constantly messing up the service charge calculations and awful customer service. I would avoid Peabody at all costs.

We have everything we need nearby. Great variety of local businesses catering to every need. Lots of activities and action going on nearby. Very lively nightlife. Great community vibes. Parking available for residents, not much traffic noise or anti social behaviour.

How has the building management responded to any problems or issues you have raised:

Peabody is a complete waste of space. They keep sending everyone incorrect service charge calculations. They don’t respond to issues. And yet service charges continue to increase above inflation. Disgrace.

I wish I had known how incompetent Peabody was before I moved in.
