Nice new build development in a prime location

It is a nice building. The communal area is big where the letter boxes are located. It is bright and airy - the decor is white throughout. There is a cleaner who comes weekly - although there is a persistent smell from the bins - which only affects the ground floor as far as I am aware. The flats compromise of big windows, the properties maintain heat well. The kitchens have all built in appliances including a dishwasher which is very useful. The bathrooms are fully fitted with a nice sized bathroom. There are balconies for some of the flats which have a good amount of privacy. There is a play area which is helpful for families who live within the development and a roof terrace which is nice for the properties who don't have a balcony.

Please tell us about the good and bad aspects of living in your local area:

The anti-social behaviour near Church Street tram stop is not pleasant. During the day, you will find some homeless drug-using people in the area. They are not rude or anything to passers by as far as I know, but they get in to disputes among one another on occasions and the police have been called. It is not nice to walk past when you're going shopping. There is limited parking in the area, Croydon Council only offer parking for the car park across from the development for £700 annually. There is not option to pay monthly or even quarterly. The parking restrictions are 24 hours a day 7 days a week for most of the roads locally. Wandle park is located nearby and it is a nice park for evening walks. Valley Park and Purley Way are closeby with an array of shops. We are walking distance to Croydon Town Centre and there are a good range of shops and restaurants. The transport links in Croydon are great - Both East and West Croydon have overhead trains to London and surrounding areas.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about the limited parking availability in the area provided by the local authority.

I love the rooftop terrace and I love the play area near my apartment. I love how close everything is ie the shopping mall and the local shops are so close. It is a very quiet area there are no issues in terms of safety. minus the parking issue everything else is great.

Please tell us about the good and bad aspects of living in your local area:

The good aspect of the development is the security. No one can access the building without a fob key. The bad aspect of the development is the parking there is no place for parking and the most irritating thing is a code is needed for the gate so even if you had to get an Uber due to heavy bags from shopping. The gate is not open for the driver to drive me to the entrance. Please sort this it’s a nuisance.

How has the building management responded to any problems or issues you have raised:

They have been very prompt on dealing with repairs in the property.

Please share one thing (or more) which you wish you had known before you moved in:

That the gate to the parking space is always closed. I think it needs to be open so that deliveries can take place and Uber can come to the entrance to the building. Sort this ASAP it’s a nuisance.

The whole building designed nicely, apartments are very spacious, beautiful views, many windows, lots of light. However building and property management team not very helpful, they take a very long time to get back to you or fix anything, like one of the lifts is not working, took long time to fix front door.

Please tell us about the good and bad aspects of living in your local area:

Great location, excellent transport links to central and everywhere else. Local shops and market are close by.

How has the building management responded to any problems or issues you have raised:

It took a while for them to get back to me or fix anything

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would know that it won’t be possible to get resident’s guest parking on the streets near by

Nice development with a few action points

The building amenities are very nice and easy to use, the design of the whole building is very nice and the rooftop is breathtaking. however, the building management is quite slow as elevators have been out of action for a while and have still not been fixed. Setting up the boiler and gas was a struggle as it wasnt clearly explained to us how the systems worked, and every time we spoke to a operative we were given different answers which led to us having no hot water over the easter weekend.

Please tell us about the good and bad aspects of living in your local area:

The complex is well connected, with east and west croydon both being around 10 minutes away with shopping centres close by. The flyover is very noisy and the trams are quite rusty so can be very noisy when the windows are open

How to set up the bills and properly work the supplies

The flats have been designed to utilise the shape and space of each flat. It’s clear that functionality was high oh the spec as it feels like they have thought of everything in terms of how you would you use the space in your everyday life. There is also lots of storage and there is a separate storage room where your washing machine is homed this makes the kitchen and living space more streamline. The development is very safe and you can’t get onto any other floor but your own.

Please tell us about the good and bad aspects of living in your local area:

This development is in croydon old town, it’s location is perfect for travel with links into central london and the coast. There are a number of local shops within 4 min walk from supermarkets to clothes shops. There is also a number of bars and clubs within a short bus ride if that’s to your suiting. There is no parking on the development but there is space for moving in and deliveries. There is a car park across the road which is reasonably priced. There is a bin store which is cleared out regularly and is usually kept tidy. You can’t hear any traffic noise when all your windows are closed. You can not hear any neighbours either from inside your apartment.

How has the building management responded to any problems or issues you have raised:

The building management are very efficient and helpful. I contacted them to find out how to activate my gas and electric accounts. They responded quickly and with the information I needed.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how quite it is, it really feels peaceful here.
