The building is great. It’s beautiful. I love that there are so many different areas within the building I can stay outside of my apartment. If I need a meeting room or a work space , it’s available. If I need a venue for a shindig, it’s also available all within the Fold.

Please tell us about the good and bad aspects of living in your local area:

This area is great. There is every single store you can think of right here. You literally don’t have to go into London for anything. There are also numerous restaurants and you can find anything you want to eat from any ethnic group around the world.

How has the building management responded to any problems or issues you have raised:

The response time has gotten better overtime. I had an issue today 29/2/2024, called the reception and the maintenance staff was at my door to fix the issue immediately

Please share one thing (or more) which you wish you had known before you moved in:

The fact that I can book the meeting room and also book the sky lounge at no cost is the best feeling ever !

Good value apartment in Croydon & good location

Facilitates need to be improved as a lot of things in our apartment needed fixing at first .Management are polite & front of house ,but things need to get addressed a lot quicker for tenants . The design is very modern and the rooftop floor 10/10!!!!

Love how it is accessible to all transport routes . Town centre is a short walk away so this place is in a good ,clean safe area of Croydon.

How has the building management responded to any problems or issues you have raised:

It’s been quite a long process since we moved in and can be frustrating at times with email after email ,but eventually it gets handled .

The council tax is high for this building ………………..

The layout of my flat is wonderful

The layout of my flat is wonderful, it's a 2 bed very spacious. Paintwork is a bit fragile, balcony is lovely. Lots of storage!! Beautiful views at night! Perfect for families, neighbours are lovely everybody is generally very friendly and courteous! Lovely sunsets!

Pros: Close to high street and transport links. Fun building activities for families Cons: slow or lack of communication when it comes to repairs within the building. Lack of parking

How has the building management responded to any problems or issues you have raised:

It's had some issues with the lift that has been problematic in the past. To be honest it wasn't managed well, communication with tenants was poor. But need to give kudos to front desk Carol, and Kevin were very helpful who handled the situation very well despite management not being there to support them. Arnold on front desk is wonderful too.

That you can hire the top floor for functions and such

High potential, disappointing in reality.

I've lived in the fold for around 2 years now, and while the location and facilities within the development are good, the bad outweighs the benefits of living here. Firstly the lead times for maintenance take an absolute age, from raising a work order on the portal to a maintenance employee to come and service your needs takes around 2 months, this intrinsically links with the lifts which are down pretty much every weekend. Meaning the tenants will have to climb flights of stairs to reach their apartment at times. If you do raise this with management you'll receive a generic statement to say we are working on it but never provide any updates. The theme with the employees and management of this building from the GM to operations manager is extremely lazy and reactive, for example I've had an issue open for months and have emailed management numerous times to no avail. Another issue is the raising of rent prices every year, The Fold will tie you into a contract from 6 months to a year and when this nearly comes to an end they will raise your price in line with inflation, my 1 bed flat went from 1400 to 1610 in a year. The Fold also utilises a community boiler which means you have no choice of heating provider, so when you do get your bill at the end of the month its extortionately high. This has been raised with management and the company that provides the heating to no avail. I have taken the next step of seeking legal advice for this. All in all a very disappointing place to live given the potential of this building with the promising facilities and location but the management of the building lets it down. I would steer clear if you're considering living here or making it a home.

The Fold boasts a central location which is accessible to East Croydon meaning you can get to London in less than 20 minutes, however with the highly metropolitan location it means noise pollution is quite high and parking is difficult to find.

How has the building management responded to any problems or issues you have raised:

Takes an age for things to be raised and when they are they've only got 1 person that deals with all maintenance. Meaning things like heating or water issues take an age to be resolved.

Please share one thing (or more) which you wish you had known before you moved in:

Views of the city are great, but take into account high bills and management being reactive to things you raise.

The design of the building is so well thought out. Everything is so modern and kept clean all the time. Building/property management are amazing. Always there to answer any questions and even say hello to in the early mornings and late nights! Also it being pet friendly is the best part.

Great location of the building. Have everything you need in walking distance - shopping, restaurants, bars. Couple parks around great for dog walks.

How has the building management responded to any problems or issues you have raised:

Very quick to act on issues raised (Maintenance issues mostly)

Parking in Croydon centre is quite a expensive- living in a tower block you aren’t entitled to a street parking permit so you have to use private car parks which are quite costly.
