Great development but requires improvements

The overall design of the development is nice but it lacks in facilities. Most new developments have a gym, cafe or a coffee shop which would make a huge difference for residents. Also, the green area can definitely do with some improvements. Poor management

Please tell us about the good and bad aspects of living in your local area:

Location is good and the development definitely feels safe. Public transport nearby and it is also a walking distance to Westfield in Stratford. Big Tesco few minutes away which is convenient. Apart from that nothing else really nearby such as a cafe, coffee shop or restaurants etc. The development is just off the dual carriageway and so do expect noise pollution and traffic.

How has the building management responded to any problems or issues you have raised:

Building management needs to be improved and there always seems to be a problem.

Please share one thing (or more) which you wish you had known before you moved in:

SHG management and how hot the properties get throughout the whole year. No amenities for residents to enjoy.

Impressed with designs. Excellent Regular Maintenance in the morning cleaning the floors Buildings was repainted after 5 years which was a star made it look better. Its goes back to estate caring about the quality.

Close to Tesco, Station and Stratford. No parking availability, dirty roads

I wish I knew there were available parking spaces.

Appalling management company which ruins an otherwise brilliant development

Southern Housing Group are completely incompetent - we only ever receive emails updating us regarding a situation after it has happened, or after the Residents Association have complained. Slow to address issues (e.g. fixing gates that continually break) and fail to take more significant problems (e.g. bike thefts and car break ins) seriously. Absolutely appalling - may as well not have a management company.

Please tell us about the good and bad aspects of living in your local area:

Very convenient being located next door to Tesco and a 5 minute walk from the tube. Limited access to pubs/restaurants in the immediate vicinity, although The Print Bar is good and Hackney Wick not too far along the river.

How has the building management responded to any problems or issues you have raised:

Our landlord is fantastic and has responded to all issues immediately - if only the same could be said about SHG who instead do not take anything seriously and don’t reply to emails unless you chase them repeatedly.

Please share one thing (or more) which you wish you had known before you moved in:

Flats are extremely well insulated which means heating costs are very low - but also means it is very difficult to cool in the warm weather. Invest in (multiple) good fans.

Shocking management

The development is pretty basic , has no concierge, poor security /gardening and high maintainace fees. There is a lot of room for improvement . The on-site team ( supervisor and cleaners) are lovely. However, SHG management team are extremely disorganized. For example: we are in 2022 and they are still unable to explain how much money was spent in 2020 and what the service charge has covered. Since moving in the development, we have tracked more than 80 breakdowns of the heating system. shg looks for short term fixes but won’t solve them problem long term. ( similar issues happen in other areas like broken doors and parking doors) There is no interest from the group in addressing the problems correctly. This means high service charge and s*** service. The group has also poor knowledge of fire regulations and tries to enforced building analysis ( paid by residents) that are either already in place or not needed. Overall the communication from the group is very poor not only to address this issues but also to inform or power cuts or water cuts/ constructions on-site. Our gardens have no water system and the grass dies every year. We still pay gardeners every 2 weeks , to “ cut the dead grass”. Aparently, it is not in their scope to water the plants

The area is relatively quiet and has a big Tesco around the corner. Unfortunately, there is not many local shops near by. We regularly have been collection issues and bike theft.

How has the building management responded to any problems or issues you have raised:

A/ they did not answer B/ they acknowledge the message and never solved the issue C/ I had to escalate to higher management

SHG have driven us to frustration and need to move, also become unaffordable due to rent service hikes

Car park flooding, phase 2 car park lacks security cctv cars vandalised cycles stolen, break ins, sewage stench, post year snags ignored, rent service hikes faster than wages, ASB issues, inconsiderate neighbours

Previous management neglected us so have no faith.
