Absolutely awful property management despite high service charge. Building not to spec. Everything is falling apart. For flats that start from 600k this really is unacceptable. I don't know what more to say except sort it out.

Please tell us about the good and bad aspects of living in your local area:

Good location for walking and amenities, close to everything but not quite 5 stars due to lots of antisocial behaviour in the community and boyracers driving at VERY high speeds down local roads at night. Never seen a police officer in the neighbourhood; maybe you'd like that but as a young woman I'd rather prefer to feel safe from harassment.

How has the building management responded to any problems or issues you have raised:

No no no no no no no. Don't do it again. Blah blah

Please share one thing (or more) which you wish you had known before you moved in:

Don't buy!

Manager response

Hi Chris, I understand your frustration. Please be advised the Residents Management Company is in the hands of resident appointed directors and not that of Higgins Homes. We understand 'House Block Management' are current appointed and recommend you raise your concerns with them. Kind regards Higgins homes

Higgins - the worst developer in London.

Building facilities are poor and the building is not managed effectively. The residents' concerns are not addressed in a timely manner and almost every week we experience something new;0 such as broken lift, stolen packages due to the broken entry doors, water leakage etc. Furthermore, the promised rooftop are and the outside benches with plants are not up to the standards which were initially agreed.

Please tell us about the good and bad aspects of living in your local area:

I live on Vallance Road near Brick Lane. It is a great location for social life but it is quite poor when it comes to traffic noise and inconsistent bin collection. Also, we experience anti-social behaviour at certain times.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had read reviews on Higgins before I purchased my flat.

Please share one thing (or more) which you would change about your development:

Honestly, I would change everything. I do not recommend Higgins properties to anyone.
