Overall good development but we are paying for a facilities fee when nothing more than a small patch of grass being cut actually gets done. Facilities fee should be much smaller than it is. After care could be improved - have been disappointed with the care on a couple of occasions but minor issues have been fixed.

The houses are genuinely beautiful. Some of the most striking and aesthetic new build properties I have seen. I’m delighted with the design of the house and the size of the rooms. We have loved the open space and feel it’s a great place to live and host friends and family. We were surprised with the poor finish on the house and had a lot more aesthetic snags than was necessary. The building quality is excellent but the finish is poorer than expected. For example, skirting boards, silicone, glossing and grouting. In terms of the site design, my main criticisms are linked to the affordable housing provision. Firstly, that there is no park for children (especially the social tenants) to play on, and so they wander around the streets, which is not fair to them and is one of the reasons anti social incidents have occurred. Having looked at other new build sites, I have noticed that the developers have distributed the social housing all around the site. In contrast, the neighbouring Redrow development has two pockets of social housing in the corners of the development overlooking a field and small play park, which means the children do not get bored and wander around the streets. In terms of the builders, the site workers are on the whole polite and say hello. However, despite moving in 15 months ago, our small stretch of road is still used as parking, with the builders parking up the pavement and leaving little room for pedestrians. A car park should have been provided for them. One contractor parks outside our house every morning at 6.30am and has his engine on, which wakes us up. A small number of builders also litter frequently, which means there are McDonalds bags and lunch wrappers everywhere. They also seem to allow a lot of building wrapping to fly off into the wind and end up in our driveway. I know some of this cannot be helped but I do feel they should clean up after themselves better.
