I have some concerns about the development. The service charges are quite high, and the gym is always busy with residents from both City Island and Good Luck Hope. It can be difficult to access the machines at peak times. Additionally, non-residents and people from social housing often use the gym, and it is not well-staffed. I had a good experience at the swimming pool once, but the second time was unpleasant due to drunk teenagers having a party. I have not returned since. There is also an issue with Air BnB rentals; many non-residents use the facilities. The location is not ideal, and the design of the island creates a lot of wind. Walking outside in this area can be difficult, as it can feel like walking through a storm. Getting around can also be a challenge, as walking along the motorways is not pleasant and the tube station is quite far away. Taxis are often necessary to get around. Unfortunately, the road here is too small and there seems to have been a lack of planning. Recently, a fire occurred and even fire trucks couldn't pass down it. Overall, it doesn't seem worth the money to live here there are far better places to live and this area is a cash cow for Ballymore. they simply raise service charges and do very little to keep the place running. There is some hope, a new cafe is opening and greengrocers, maybe that will make it safer and more pleasurable. If you enjoy partying, prefer affordable accommodation with a youthful crowd, and don't mind crowded gyms or a lengthy walk to the tube, this location is ideal for you. However, if you are seeking a sophisticated living experience in a luxurious flat, I suggest considering a different area.

Please tell us about the good and bad aspects of living in your local area:

When we moved to Goodluck Hope, we had high expectations for a comfortable and pleasant living experience. Our flat is impressive, boasting high ceilings, spacious rooms, and sturdy floors. However, the balconies are impractical due to the constant high winds in the area. We also encountered issues with hot water and noisy pipes. Our neighbours were noisy students who held drug-fueled parties that lasted all weekend. Despite our complaints, it was only when Justin Kent intervened that they stopped. The hallways have a strong smell of weed most days. While the flat itself is soundproof, the surrounding area is not without its problems. Goodluck Hope has limited amenities, with no shops or restaurants nearby. We have to walk twelve minutes to reach a small Sainsbury's. Although a shed bar opened this summer, it has failed to attract any customers. Plans for a bakery and a fruit shop have been postponed indefinitely. Trinity Boyd Wharf hosts weddings every weekend, causing traffic congestion. However, the soundproofing of the flats is excellent, and we were not disturbed by the noise from parties, weddings, or the wind. Goodluck hope is far from anything. About 30-minute walk from canary wharf and some shops. 15 mins walk to the tube, there is a bus but you have to wait around for it for ages. The place is supposed to be dog friendly - it's the least dog-friendly development in London, with no parks, no green space, and nowhere for dogs to play they have 10 playparks but no children using them. Dog owners here are happy to let their dogs run around on the streets, and private paths, our dog was attacked twice by dogs running across the main road with their owner laughing. During the evening/night drug dealer park their cars next to the building selling drugs, quite often there are gangs of youths hanging around the area, it's not a safe place to be in my opinion and I wouldn't let my girlfriend walk alone at night, the day time is fine though and generally very safe.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that it wasn't really dog friendly, that it's probably the most windy place in the UK and that most of the residents are young party people, many of them are selfish and have no respect for others.

What is the best feature of your home:

The flats inside are beautiful, well-designed and very pleasant to live in. The facilities are good too but overcrowded and often broken.

Design and facilities are excellent, they provide a “hotel” feel and sense of comfort. However, if the SPA could be open for a bit longer instead of closing so soon it would be better. Building management and property management are efficient and always help with queries.

Please tell us about the good and bad aspects of living in your local area:

Good aspects: island feeling, close to Canary Wharf, comfortable and relaxing facilities. Bad aspects: only one expensive supermarket (Sainsbury’s), Morrisons is too far. It would be better if there were more supermarkets, and a bus/train link to the Canning Town tube station from Goodluck Hope Walk which is a bit far away.

How has the building management responded to any problems or issues you have raised:

They have always been efficient and they always tried to help.

Please share one thing (or more) which you wish you had known before you moved in:

How far it would be from the tube station everytime and the fact that there are not enough supermarkets.

Overall I am happy with the purchase of this property. Well connected to central London, great amenities in the location (such as gym etc) and tranquil. Views of the river are also great.

Building designs are quite modern. Each building has a different design and layout. But I have heard from inside they all look the same. The apartment comes with amenities such as gym, swimming pool, sauna, jacuzzi etc which are excellent in my opinion to stay in shape. Service charge is quite high touching £4K annually which is the only downside. There is also a conceriege open 24/7 which is very helpful.

Please tell us about the good and bad aspects of living in your local area:

New restaurants and pubs are being built in Royal Wharf but still a long way to go. Currently we have a pub called windjammer, dessert parlour called Creams and 1-2 restaurants. But I know more is being built. We also have farmers market once a month. But new stuff is being built. Travelling is convenient - nearest dlr stations are west Silvertown and pontoon dock which head to Canning Town which lets you travel to central. With Elizabeth line we can also travel to central but it’s nearest tube station is custom house which is 15 mins walk. Parking places are ample, bin collections is on time and I have not had many issues with traffic noises nor neighbours.

How has the building management responded to any problems or issues you have raised:

Yes - my dishwasher broke within the first few months and they fixed it within 5 days.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew about such a hefty service charge - nearly £4,000 annually and there’s no cap on it. Ballymore can increase it anytime.
