All good apart from losing hot water from time to time, which can be stressful. This intermittent issue can disrupt daily routines, especially during colder months when a hot shower is essential. While the location is ideal and the surrounding amenities are excellent, the unreliable hot water supply can be a significant inconvenience. It would be beneficial if this problem could be resolved promptly to enhance the overall living experience.

Please tell us about the good and bad aspects of living in your local area:

It's literally a 30-second walk from the DLR station, making it incredibly convenient for commuters and visitors alike. In addition to its prime location, there's a bustling market nearby. The market offers a diverse range of fresh produce making it a vibrant spot for grocery shopping.

How has the building management responded to any problems or issues you have raised:

Swift response. Whenever the issue arises, the concierge team is quick to address it, providing reassurance and reducing the stress associated with the disruption. Their prompt and efficient service helps mitigate the impact of the hot water problem, ensuring residents feel supported and valued.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is the recurring issue of losing hot water from time to time. While the location is perfect and the surrounding amenities are fantastic, the intermittent hot water supply can be quite stressful and inconvenient.

Great place to live, however slightly noisy.

I have been living in an apartment in this block for almost 3 years. It is a nice apartment block, overlooking Langdon Park and the DLR Station. Living next to the DLR Station has its obvious perks, however, when the trains stop running, the noise from the maintenance guys on the tracks start. It is fairly noisy due to this, but one gets acquainted to this noise. The apartment block opposite is and has been under renovation for the last 2 years, this can also be noisy. The management team in the block are friendly and helpful, however they are constantly changing personnel.

Please tell us about the good and bad aspects of living in your local area:

This is an updated review, following on from my initial review, over 2 years ago. Overall it is a nice place to live with hardly any antisocial behaviour, except for some youths taking laughing gas, they are minding their own business. On road parking is difficult to find after 11pm, probably the same in different areas. There is a bagel eats cafe opposite the apartment, alongside a chicken shop and a Barber shop. There are also a few takeaways within a 10 minutes walk.

How has the building management responded to any problems or issues you have raised:

There is an on site maintenance person /handyman, so repairs are carried out promptly.

Please share one thing (or more) which you wish you had known before you moved in:

The noise at night from maintaining the DLR track. The bills are quite expensive. There are 2 lots of standing charges, one for heating and water, the other for electricity. The underfloor heating is also quite expensive.

The building itself is somewhat of an oddity. It was clearly designed pre-pandemic and as such has some issues with amenities. The 'business centre' is rather small for the amount of people in the building, the post room often overflows and the upstairs gym and lounge are often busy all times of the day. These aren't necessarily negatives and the team should be commended in the way they have adapted to accommodate a post-pandemic environment. That said, the downstairs of the building still has large areas that are undeveloped (a supposed creche has been in the works for nearly 3 years now though there seems to be very few young children in the building) and the parking area leaves much to be desired with it's wonky barriers, oil patches, discarded budling material and oft broken gates. The biggest issue is the rising price of rent, though that's more of a general London-wide issue.

Please tell us about the good and bad aspects of living in your local area:

The building is practically on the platform of the DLR station, meaning the shopping centres at Stratford or Canary Wharf are only 10 minutes away. There's a pharmacy, doctors, dentist and local shop all within 5 minutes walk and the local area is currently undergoing re-development to bring it up to date and make it more suitable for modern use.

How has the building management responded to any problems or issues you have raised:

The response time has lagged in recent months with the installation of parking barriers and the main intercom system being major pain points constantly.

Please share one thing (or more) which you wish you had known before you moved in:

The rate at which rent would rise year on year. The increase seems quite sharp.

The management team responded too slowly. We had issues with the facilities in the flat, contacted the management team to fix it, they agreed to bring engineers But they never do. Very bad management and slow response. And also staffs are not friendly.

The building is 1 minute away from dlr which is very convenient. However, there is no big supermarket nearby.

How has the building management responded to any problems or issues you have raised:

Very slowly. Once the manager said she would come to visit on a particular date to review the issues We have raised about the bathroom, waited for the whole day and nobody came. Contacted her again and the same thing happened. Also no explanation whatsoever. We still haven't got the issue fixed.

Please share one thing (or more) which you wish you had known before you moved in:

They raise rent by a lot year by year. And management team is not responsive and slow.

The development is overall pretty well rounded in terms of management, design and facilities. One of the better experiences of loving in a development in London. One thing that stands out is the large unused space on the lower floor, which we are told was to be a creche but there has been no development in there for almost 2 years. Someone also made the bonkers decision to place a barrier in-between the door release point and the door making it difficult to gain entry if carrying heavy items (or for people with disabilities I imagine as well)

Please tell us about the good and bad aspects of living in your local area:

The market nearby is undergoing development so there should be a wide range of shops opening in the near future with plans for a new restaurant as well. The parking availability on the street is minimal however there is a dedicated parking garage under the building. The parks around can be dodgy after dark but no more so than any others in London.

How has the building management responded to any problems or issues you have raised:

Excellently. We have had few issues and anything raised is addressed promptly.

Please share one thing (or more) which you wish you had known before you moved in:

The size of the car parking spaces is a little smaller than usual.
