All good apart from losing hot water from time to time, which can be stressful. This intermittent issue can disrupt daily routines, especially during colder months when a hot shower is essential. While the location is ideal and the surrounding amenities are excellent, the unreliable hot water supply can be a significant inconvenience. It would be beneficial if this problem could be resolved promptly to enhance the overall living experience.

I have been living in an apartment in this block for almost 3 years. It is a nice apartment block, overlooking Langdon Park and the DLR Station. Living next to the DLR Station has its obvious perks, however, when the trains stop running, the noise from the maintenance guys on the tracks start. It is fairly noisy due to this, but one gets acquainted to this noise. The apartment block opposite is and has been under renovation for the last 2 years, this can also be noisy. The management team in the block are friendly and helpful, however they are constantly changing personnel.

The building itself is somewhat of an oddity. It was clearly designed pre-pandemic and as such has some issues with amenities. The 'business centre' is rather small for the amount of people in the building, the post room often overflows and the upstairs gym and lounge are often busy all times of the day. These aren't necessarily negatives and the team should be commended in the way they have adapted to accommodate a post-pandemic environment. That said, the downstairs of the building still has large areas that are undeveloped (a supposed creche has been in the works for nearly 3 years now though there seems to be very few young children in the building) and the parking area leaves much to be desired with it's wonky barriers, oil patches, discarded budling material and oft broken gates. The biggest issue is the rising price of rent, though that's more of a general London-wide issue.

The management team responded too slowly. We had issues with the facilities in the flat, contacted the management team to fix it, they agreed to bring engineers But they never do. Very bad management and slow response. And also staffs are not friendly.

The development is overall pretty well rounded in terms of management, design and facilities. One of the better experiences of loving in a development in London. One thing that stands out is the large unused space on the lower floor, which we are told was to be a creche but there has been no development in there for almost 2 years. Someone also made the bonkers decision to place a barrier in-between the door release point and the door making it difficult to gain entry if carrying heavy items (or for people with disabilities I imagine as well)
