Ballymore’s 43-storey Charrington Tower was previously referred to as Providence Tower, and it's the landmark building of the New Providence Wharf development. It’s close to Blackwall and Canary Wharf stations, London City Airport and the River Thames waterfront, and home to one, two and three-bedroom apartments – all with a private balcony.

Great outside but Ballymore only cares about you as a source of income.

The building is of great design and can be a great asset but very poorly managed by Ballymore. Also while finishes are good, the quality of work and materials below surface is very poor. Also a lot of breakdowns in communal things like hot water supply.

Please tell us about the good and bad aspects of living in your local area:

The area is close to Canary wharf area and several public transport links that makes it very attractive.

How has the building management responded to any problems or issues you have raised:

They respond in a very delayed manners. You need to send several reminders to have things done.

Please share one thing (or more) which you wish you had known before you moved in:

Be prepared once bought a flat here that Ballymore only cares about you as a source of income.

Great building, excellent flats ruined by Ballymore management

Charrington tower is the best development in New Providence Wharf Complex. Solid built quality, great amenities, impressive design all of which is partially flawed by the Ballymore managent. Service charge ramped up by 100% over past five years, there are constant problems with the sliding doors and badly serviced pool area.

Please tell us about the good and bad aspects of living in your local area:

Isle of Dogs is clean area with load of riverside area. New deli’s and cafes keep popping up and the nearby Poplar area is under massive redevelopment

Please share one thing (or more) which you wish you had known before you moved in:

Service charge amount, problems with sauna, uncleaned showers.

What is the best feature of your home:

Panoramic windows, high ceilings, large corridors, private security.

Manager response

Dear Vladimir, Thank you for taking the time and effort in writing your review. We will do our best to remedy any problems that may exist and help to improve our services further. The pool area was closed for a few weeks in 2020 and we are pleased to confirm that the leak affecting the pool plant room and pool undercroft space was identified and all remedial works completed in November last year. We are delighted to inform you that following the latest Government advice the pool area will reopen on the 12th of April 2021 and we are looking forward to welcoming you. We are unaware of problems related to the operation of the sauna, but you are welcome to contact our Residential Services Manager by raising a ticket on b.life and he will respond promptly. The bespoke-made sliding door at the lobby of the building was fitted with new sensors and an operating processor in January 2021. Our team is closely monitoring the performance of the door and its components, which has been sustainable since the latest remedial works. Should you need any further assistance, please do not hesitate to contact us via b.life Kind regards, Julie-Ann Palmer Resort Director New Providence Wharf

Good development flawed by Ballymore management

Great quality of the flats, building design is stunning as well. Sound isolation is OKish compared to other developments. Local residents community is very proactive which compensates the mediocre service provided by Ballymore. One of the major cons is the service charge amount - it’s about double compared to similar developments. However the amenities are top notch, though not without the trouble.

Please tell us about the good and bad aspects of living in your local area:

Canary wharf is a great area for those seeking peace and comfort. The area where the building stands is very good, near riverside missing all hussle of the south quay.

Please share one thing (or more) which you wish you had known before you moved in:

Great for renters, stressful for landlords. Service charge keeps raising every year, 600£+ for 2 bed.

What is the best feature of your home:

Good ceilings height, panoramic views of the skyline, also there are 9 one bed’s with 76 sq m areas - a gem in London.

Manager response

Dear Vlad, I want to thank you for taking the time to provide your feedback. We certainly take on board all your comments raised and will look to make improvements were possible. I am pleased to read that you are happy with the amenities. Having recently joined the company, I would like to assure you that I aim to control expenditure through good local management and tender review processes of all contracted services. Furthermore, we are planning to introduce various cost-saving measures which will be reflected in the upcoming financial year 2021-2022 I will be delighted to schedule a meeting with you and discuss the factors contributing to the latest service charge increase in more detail. Please feel free to raise a b.life ticket for my attention, requesting a meeting and I will get back in touch accordingly. Kind regards, Julie-Ann Palmer Resort Director New Providence Wharf

Do not buy an apartment here! Avoid at all costs

Charlotte (Owner)

Dec 2020

Do not buy an apartment here! service charge has more than doubled over 3 years while services continue to get worse. They took away our own concierge service, one of the lifts and doors are continuously broken, the pool has been out of order most of the year, there are constant hot water issues, etc The list of issues is endless, I could write an essay about it. The worst is Ballymore’s management - they make empty promises and never deliver. For example we are still waiting on the 2017 accounts to be audited to find out if we’ve paid too much service charge. In the middle of a pandemic when no facilities were available and most staff was on furlough they proceeded to increase service charge even further. Management changes every 6 months so that no one is ever held accountable. Please spend your money elsewhere as Ballymore represents the worst value for money I’ve seen in London.

Please tell us about the good and bad aspects of living in your local area:

Area is ok, no good shops unless you go to Canary Wharf

Please share one thing (or more) which you wish you had known before you moved in:

Avoid Ballymore- worst managing agent in London. Constant lies and disappointment.

What is the best feature of your home:

Nice views, interior of flat is fine but not worth the money

Severe water loss issues and no hot water across the building

Private Tenant (Tenant)

Dec 2019

Severe and frequent water issues including complete water loss in the apartment. Recently we have been suffering from around one month of no hot water. The hot water is centrally operated and there is nothing we can do but wait for a fix. In the past month we rarely had any hot water to do a shower. It is such a shame as we have been left with no hot water in such a cold period of time.

Please tell us about the good and bad aspects of living in your local area:

Nice area close to Canary Wharf.

How has the building management responded to any problems or issues you have raised:

Very unresponsive to water issues. No information about the status of the issue or the action taken to fix.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we knew about the water issues and the loss of hot water before we moved in.
