Lovely but with problems

The area is good, with the main roads loud but not too bad, regular bin collection though as you’d imagine it piles up daily. Really good location close to bus links and of course the train station.

Please review your development:

The flats are in a good area, reasonably sized and good access to communal facilities. The real stars are front of house staff, lovely and extremely helpful. Anat has been a diamond the whole time. Unfortunately other teams/managers are less responsive/quite unhelpful and there have been times that urgent or important requests or concerns have been raised and not responded to/resolved for some time.

Please share one thing (or more) which you wish you had known before you moved in:

Be prepared for a bit of back and forth with management for requests/concerns.

How has the building management responded to any problems or issues you have raised:

Most of the time. Have been slow on a couple of instances when a quicker response would have meant the issue was smaller. They have been happy to discuss when concerns are raised some of the time, which is appreciated.

A great place to live

I’ve been living here for a few months and it has been an overall pleasant experience. It feels like a hotel every time I walk in with the friendliest FOH staff, who are always ready to help. There is a lovely community spirit in the building and being pet friendly is a big plus! The team organise excellent events for neighbours to mingle and it feels like we are well looked after which in itself is a welcome experience. The location is great, being so close to the train station and shops/restaurants and not too far off from the sea either.

Please review your development:

The building is designed well, with lots of great facilities such as communal work spaces, a cinema room, roof gardens, dining room and a gym. The lifts are really fast and spacious, and the building itself is very secure with keycard access throughout. The building itself is maintained well, and any issues are resolved reasonably quick once the management team is made aware.

Please share one thing (or more) which you wish you had known before you moved in:

That heating has a separate charge and is not via electricity bill even though heating is electric.

How has the building management responded to any problems or issues you have raised:

They have responded very quickly and sorted the issues on hand in my flat.

POOR

Review Date Aug 2024

Location is brilliant, parking is poor but this was explained to me when I viewed the property. So I have no complaints.

Please review your development:

I have had nothing but problems, I have been here for 3 months, paying £2550 per month. I have had no hot water on a daily basis. I have been invited and attended meetings to discuss the no hot water issue. I was informed by a worker that the property was rented to me even though the first block had problems (I’m in the second). Moda continued to open a 3rd block knowing the tenants would not have hot water. There has been many lies, and the management are not honest. After all this is was offered £200 vouchers for John Lewis. DO NOT RENT HERE IF YOU WANT HOT WATER.

Please share one thing (or more) which you wish you had known before you moved in:

If I was told the truth about the hot water I would have never agreed to move in. Moda keep this a secret.

How has the building management responded to any problems or issues you have raised:

Yes, with lies. I was told that they did not know the block had issues with hot water when I signed the rental contract. People continued to lie, until a the receptionist told me they were ‘dreading’ opening the third block because one and two have no hot water. I have also asked multiple times to come out the rental contract if Moda can’t supply hot water. These requests were ignored.

The building is truly impressive with its beautiful design and well-thought-out structure

Review Date Aug 2024

The building is truly impressive with its beautiful design and well-thought-out structure. The attention to detail in the architecture adds a touch of elegance, making it a pleasure to live or work here. The spaces are well-planned, and it’s clear that a lot of care went into creating a welcoming and comfortable environment.

However, one area that could use improvement is the bin collection. While the overall experience of the building is positive, the bin collection service has been less than ideal. Addressing this issue would enhance the overall living experience and bring the building closer to perfection.

Please review your development:

I want to take a moment to commend Anat for her exceptional work as our Front of House. From the moment we arrived, Anat created a warm and welcoming atmosphere that makes everyone feel at ease. Her kindness, professionalism, and genuine care for others are evident in every interaction. Whether handling inquiries or providing assistance, Anat consistently goes above and beyond to ensure a smooth and pleasant experience for everyone . Her dedication to high-quality service makes her an invaluable part York&Elder. We are grateful for all she does!

Please share one thing (or more) which you wish you had known before you moved in:

The community within our building is one of its greatest strengths. The residents are warm, friendly, and create a true sense of belonging. It’s wonderful to be part of a community that values connection and camaraderie. The building regularly hosts well-organized events and gatherings that bring everyone together, fostering an environment of inclusion and enjoyment. Whether it’s casual get-togethers or larger celebrations, these events add a vibrant and welcoming touch to our daily lives. Living here feels like being part of a close-knit and caring community, making it a truly special place to call home.

How has the building management responded to any problems or issues you have raised:

It strongly depends on who is at the front desk .
I’ve had very good experience with Anat and Adam.
