Disappointing. Poorly managed

It's such a shame the building is so poorly managed. Repairs take ages, emails are ignored and when maintenance comes to check on the issue it takes ages to order the parts needed for the repair. There's been a hole in the ceiling in the lobby for 7 months now. And with all the issues they increased the rent by 25 % at the beginning of 2024. Shame

Good location right next to North Acton station. Not much in the area, Sainsbury's in the building and Dominos, McDonalds nearby.

How has the building management responded to any problems or issues you have raised:

Poorly. You need to ask multiple times for things to be taken care of.

Bills are quite expensive. You pay the standard water, electricity but also 'community utilities'. And council tax band E

Modern living in west London

The design is very nice and modern, good quality of white goods. Two terraces, one with bbq. Unfortunately only one bbq is working. A big hole in one of the reception areas leaking of water for a long time. Management doesn't take care of things for a long time.

Very close to Central line, without being disturbed by it. Lots of local busses and 10 minute walk to Elizabeth Line. Sainsbury's local in same house and Tesco express across the road. Unfortunately no local pub near by.

How has the building management responded to any problems or issues you have raised:

They are quick to respond and try their best, but issues takes a long time to resolve.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known about small issues could take a long time for building management to resolve. Also that the road next door would have had work on for 6 months

A little dull design. Hospital like paint on corridor walls. Nice paintings/photos and features. Friendly and helpful front desk/concierge. Rooftop with amazing views. Could be more barbeques available. Good facilities in the lounge area for tenants to book.

Quite Safe, and easy accessible. Great commuting nearby with bus/tube close by and overground +Elizabeth line not far away.

How has the building management responded to any problems or issues you have raised:

No issues anymore. Broken window in living room 2 took a while to fix because special parts

I cannot think of anything further to share here unfortunately.

Great location, poor services

The facilities have really gone downhill since we moved in. There was bbq's on the roof but they have gone. There was talk of putting a few pieces of gym equipment there but nothing came of it and no one knows why (it was wanted by all the tennants) The building only has 1 maintenance guy in site who is always so busy getting him to come and do anything is practically a miracle!

Please tell us about the good and bad aspects of living in your local area:

The local Tesco and sainsburies along with some oriental shops, pizza, burger and a printers are more than adequate. Being so close to the central line is the best part of these flats. With HS2 on our doorstep there is quite alot of noise but small price for the location.

How has the building management responded to any problems or issues you have raised:

Fine but incredibly slow eg 3 months to get some help with my hob extraction light

Beware of the HS2 noise ! The location makes up for it thou !

Nicely finished flats

Good location and nicely finished flats. The bathroom and kitchen are a good size and easy to clean. Double glazing keeps the noise out but the heating from the below flats rises and can make the temperature in the flat uncomfortable. To solve this the windows need to be opened which allows all of the road noise in

Good location close to central line, shops and restaurants all within walking distance with Ealing Broadway just a few stops away on the tube

How has the building management responded to any problems or issues you have raised:

No experience as we had a new build flat with no issues

If the elevator goes down they have to call people to come from Oxford to fix them.
