New build with great views

The Fulmar building is located in a convenient location, just under 10 minutes walk from the Jubilee Line station. The building is a new-built, with a rooftop terrace accessible for residents. The concierge is in a different building. Some apartments have a river view, while others overlook to the park, the O2, or Canary Wharf.

Please tell us about the good and bad aspects of living in your local area:

The area is very nice and residential. The river and the parks are very close, and give ample opportunity for relaxing and walking. There is a small Co-op shop right next to the building where most things can be bought. Lidl, Asda, Aldi, Wilko, etc., is in 20 minutes walking distance, or less than 10 minutes by bike.

Please share one thing (or more) which you wish you had known before you moved in:

There were no surprises after we moved in, everything in the building is as expected

What is the best feature of your home:

The river view is the best feature. The living room and the balcony have a clear view for the river

My building is meticulously designed. The rooftop in particular is to die for ! The view of Canary Wharf , river and the city are simply stunning . The entrance reception is very impressive you can’t help looking at the beautiful mirror ceilings! The furniture in the reception are of top quality and welcoming to all visitors. The lifts area are operating in safety only with fob access . Fob is used in most common areas which provides peace of mind in terms of safety. The only drawback in this building is the defective mechanism of the entrance doors and the door by the lifts. We do share a common garden the building next door which is great green space but i feel it needs more gardening landscaping. I really enjoy my Greenwich Peninsula life!

Please tell us about the good and bad aspects of living in your local area:

It is a new neighborhood, with panoramic river views, big open sky and green spaces it a serene yet it is centrally located very convenient for commuters. It is a sociable area with many local events and happenings!

Please share one thing (or more) which you wish you had known before you moved in:

Yes i knew about this developments earlier so I could have invested more in this area.

What is the best feature of your home:

I love my beautifully designed living room, bathrooms and balcony.

Good design and well specked. Love the roof but it should have had a toilet installed up there. The bike storage is terrible and i've had two bikes stolen from their - the door doesn't lock properly and needs to have much stronger springs attached to make sure the door properly closes. Property management fine and concierge do their best. Cost control is my biggest gripe.

Please tell us about the good and bad aspects of living in your local area:

I like that it is clean and relatively close to the Tube. I like that there is a park and the river nearby. There is a lack of shops other than near the O2. I would like more control over services charges - if you allow management to increase budgets by 5% every year, you are going to run into serious trouble eventually. Cost increases should be linked to/capped at inflation. Lots of people in surrounding buildings are accessing the gym without contributing to the service charge payments - this is easy to do by authorised users just claiming they have lost their fob and ordering new ones and passing these on to friends - I would suggest a requirement to sign in at reception as an added deterrent - then check the records quarterly. And finally, obviously parking is a nightmare - guests of residents shouldn't have to pay so much to have someone park overnight, especially on the weekends. Suggest providing residents with a limited number of free passes per year to use for guests.

Parking nightmare

We have access to a 3-storey gym access and childcare facilities, 24/7 concierge, bike locker and roof entertaining area. Our building is cleaned professionally reguralry. Building management is continually in touch regarding any updates, changes or promotions, so we know what is going on in the area. Security does regular checkups around the area.

Please tell us about the good and bad aspects of living in your local area:

A 10 min walk to the underground station and the O2. Co-op on our doorstep for all essentials. Dentist on the ground floor. Direct access to the river Thamse walk / cycle path. A 5 min walk to the Emirates Air Line. Ikea and Odeon cinemas around the corner. London City Airport is on the other side of the river for quick access. GP and chools are a 5min walk.

Please share one thing (or more) which you wish you had known before you moved in:

maybe the society / cultural variety - I prefer a more homogenous society with cultural and social values similar to mine, I find the culture here is a lot more varied, which reflects in the lack of "community sense".

Please share one thing (or more) which you would change about your development:

possibly ceiling fans and better blinds to block the sun out

Good but no parking

Dan (Tenant)

Very good design, convenient shops (select and save). Everything is here. Very good public transport, easily accessible and very convenient to get to work. Some issues with leakage in the bathroom, very inconvenient.

Please tell us about the good and bad aspects of living in your local area:

Nice area, do not like the parking, none available unless rented.

Please share one thing (or more) which you wish you had known before you moved in:

About the parking issues. Pluming issues, no window in toilet.
