The property managers are always so friendly and there to help - they always sorted out my problems as quickly as possible. The onsite gym is really great and very useful to go to on short notice. The community is lovely and encouraged by building events, making it easy to make friends in the building

Walking distance for a great cafe, into the city, near the train station, very close to the Costco as well

The front desk is very handy for you to be able to run down for quick problems

Which flat windows face the Jet2 offices as sometimes you can see the people working opposite (and they can see you too)

There could be more done with thefts in the building, the management could reduce the time it takes for repairs to be made - I know the courtyard was closed for a number of weeks and living on the north side of the building it was inconvenient to walk around the building. The management are friendly, the building is quiet and in a good location - haven’t needed any repairs in the year that I have lived here as everything is of good quality.

The building is in a very convenient location, it only takes 10 minutes to walk into town but there is a lot of theft and drugs in the area

I haven’t raised any problems with management as I haven’t had any issues since living here

I wish I knew about the high levels of theft and drugs in the area

Fear and Loathing in Holbeck Urban Village

A decent, modern fit out you would expect from a 2020s new build. Nothing special. Very well insulated. We never has to put the heating on. Gym is a bit small but was good enough. Parcel collection lockers are helpful. Parking was secure and handy but the ramp was often dangerously crowded. It felt like this situation was not well managed and the rules were unclear. We rarely heard any noise from apartments either side of ours but noise from apartments above and below is terrible - likely at the upper limits for passing regulations. Every footstep sounds like a loud stomp - our upstairs neighbours experienced similar. If doors are shut hard the whole apartment shakes and can become very annoying if your neighbours are in and out a lot or are habitual door slammers (which our downstairs neighbours were). This is more apparent in the living / kitchen areas where there are no carpets to dampen sound. Pin Yard staff are aware of this but there is nothing they can really do about it. Some other odd things worth noting such as USB ports in plug sockets next to bed ringing loudly. The site is surrounded by building sites and will be for the foreseeable future. These create a lot of noise and working from home became unbearable at times. We were regularly woken up by bin collections from the Jet2 offices at 2-3am. Leeds Council has little sympathy - the building is not in a residential area in their view. Grainger would not help at all on this. Having worked on branding for some Renaker developments in Manchester the amenities and service are very basic in comparison. Experienced a "do as we say or not was we do" attitude from some members of staff. For example, receive email about not smoking/vaping at the front of the premises then see the building manager vaping at the entrance. Receive dramatic email about not parking on car park ramp then literally see her parking on it a few days later. This affects trust and reflects an "us against them" power trip approach. Martin, however, was genuinely nice and helpful and displayed a lot more empathy than his colleagues. Checkout experience was very unclear and stressful. We cleaned the apartment to their exacting specs - inc. filling walls and repainting to a pro standard. We still had a negative time getting out deposit back despite all rent being paid and damage being accounted for. Our deposit is still to be returned. We felt it was a bit petty to deduct money for cleaning an exterior window we were told wasn't our responsibility. Watch out for this.

Please tell us about the good and bad aspects of living in your local area:

10-15 walk to centre of Leeds. Decent pubs and Tesco in short walking distance. However, I experienced constant noise from building sites (set to continue for the next few years) and was regularly woken up in the middle of the night by Jet2's bin trucks.

How has the building management responded to any problems or issues you have raised:

Things were solved but we would often have to wait longer than you would hope.

Noise from apartments upstairs and downstairs is really bad.

Amazing new building but noises can be a lot in certain areas of the building. Great amenities but small for the amount of residents in the building. I And resident team cannot always assist with this. In certain aspects they cannot assist but in others the response is their hands are tied or budget is an issue

Amazing new building but noises can be a lot. And resident team cannot always assist with this. Certain issues regarding the building cannot be fixed.

How has the building management responded to any problems or issues you have raised:

Some things are very quick to fix. But a few issues took months to resolve and even ongoing. All depends on what the problem is.

Certain apartment locations have different noise levels. They sell a community vibe but that’s no longer present.

The Pin Yard team have been absolutely amazing and so helpful when dealing with any teething issues with the building - so friendly and chatty every time you walk past or they organise a social! I love the convenience of having the gym in the building - and it's just big enough that you rarely can't get on the machine you want to use. It would be good to have printed instructions on how to connect to the sound system in the gym / turn it off when the radio is on too loud, and also how to work the a/c as sometimes it isn't turned on. The car park is also super handy! As a green initiative I feel like it would be good to have bikes that are usable by residents through a booking system.

Please tell us about the good and bad aspects of living in your local area:

With the train station just a 10-15 minute walk away the public transport links are fantastic - so close to the city centre, everything is within walking distance from here. The only issues I really see with the location is that with the Jet2 offices opposite, they can see directly into our flats on one side, which is a bit uncomfortable during day, and often means that there is light shining in during the evening when the cleaners come into the office and / or the automatic sensors set the lights off. Additionally, on the road between the building and Jet2 there can be a bit of a wind tunnel any time there is a bit of a breeze, so when it's very stormy in the winter it can get very gusty and quite loud - it also makes the balcony slightly less usable when it's always windy outside. I feel like these factors should be taken into account for the pricings of the flats on this side of the building.

How has the building management responded to any problems or issues you have raised:

For most of the issues they have been very swift at resolving them, but there were a few issues with external contractors that took a long time to resolve - this wasn't the team's fault and they did their best to expedite everything, but worth noting that the external contractors on file don't seem to prioritise this building.

Please share one thing (or more) which you wish you had known before you moved in:

The building is very well insulated, so it does get quite warm during the summer - it's worth keeping the blinds closed on particularly warm and sunny days, and then opening all the windows at night time.
