Brilliant Place to Live in a Central Location

Design - great for winter (never turned the heating on), summer can be very hot and hard to cool flat down. Worth it to not pay heating bills. Facilities - gym and rooftop terrace are great. Also parcel collection service very useful when you are at work. Staff are wonderful, sorts everything out that we need very quickly. Couldn't fault them

Really close to Cabot circus which is great for a quick shopping trip on lunch break. 10 min walk to Train station with good links towards Bath and Cheltenham. Can be slightly noisy at night with Left handed giant but only with windows open

How has the building management responded to any problems or issues you have raised:

Yes any issues are sorted within a week. Handyman only comes on Thursdays so usually sorted that day of the week

Please share one thing (or more) which you wish you had known before you moved in:

Lack of kitchen storage can be an issue, at first glance looks a lot but one cupboard is the dishwasher and other is under the sink with not much room. The fridge/freezer is also disguised as a cupboard making it look like there is more storage than there is

Conveniently located but expensive

I think it is a great complex in terms of the design. However, building and property management are often disappointing. Some of the residential services team are great and go out of their way to help, however we feel management does not really care about us. I also don’t think management treet the resident services team very well.

Please tell us about the good and bad aspects of living in your local area:

I personally think that it is a great area as I like that it is 10 minutes away from the city centre via the tram or 10 minutes away from media city via the tram. Perfect for me. The complex is on Trafford Road however, which is a very busy road with vehicles including lorries and buses. Therefore, it’s very loud even with the windows open as there is a constant sound of engines plus regularly sirens from emergency vehicles.

How has the building management responded to any problems or issues you have raised:

We have complained many times, but they always send back a diplomatic carefully worded response suggesting we discuss our concerns further in person. It feels like they do not listen and try to suggest talking in person as they think we are scared to. I am not scared to I just can’t be bothered to waste my time talking to someone who will not listen

Please share one thing (or more) which you wish you had known before you moved in:

Be careful of the annual rental increases. Yearly, ours has gone up by £250 since moving in. Plus £125 pcm for parking. It’s also hard to get a parking space as there’s a wait for spots.

Lovely area, would recommend newer buildings at better prices

The design of the flat isn't great. You'll need the windows open during warmer months but because of the engineering and design of the building, you'll always hear the doors shaking. And when anyone closes the door on your hall, you'll hear it VERY loudly. The price isn't really competitive anymore with the area, given there are many new builds at the same price.

Please tell us about the good and bad aspects of living in your local area:

Depends on which side of the building you live on. If its facing London Road, you'll hear noise from the late-night club on the weekends and of course the cars. If it's facing the market, you'll hear buskers and the sound of the market almost every day, but most days it's manageable. Events in the local park can also be heard. If you're looking for a lively area though this is it. Right above a supermarket and access to great transport links in less than a 10 minute walk to the station.

How has the building management responded to any problems or issues you have raised:

Respond to maintenance requests well but have recently changed companies to outsource repairs, somewhat complicated process now with the app and having to deal with the third-party company directly as a resident.

That the apartments wouldn't really be upgraded often.

The apartments and facilities are on the whole great. However there are some issues. The dining room could be great but no one knows how to use some of the TV functionality (eg zoom) that would make it really good. The dishwasher is often broken. The terrace is lovely but could do with more tlc.

The apartments are so close to the city centre, its one of the closest apartment blocks. Train station is a 15 minute walk and bus stops everywhere. Of course with city centre living comes some down sides - it can get a bit noisy especially on match days or friday/Saturday nights. Theft is an issue - our bike sheds have been broken into multiple times.

How has the building management responded to any problems or issues you have raised:

Yes but not always instantly. We've been esiting on a new freezer for6 months.

Please share one thing (or more) which you wish you had known before you moved in:

No break clauses are offered in the contract and th company do not seem open to negotiation! This makes it hard to move from the apartments on to the property ladder /move elsewhere because you're tied in for 12 months.

Gatehouse Apartments is Brilliant

The building is well designed and facilties are accessible and well maintained. The management team are helpful and friendly and make us feel very comfortable here. We've had no issues thus far and are very happy with pur experience living here. Overall would give Gatehouse Apartments a perfect score.

Brilliant location right next to high street and easy access out of the city. Great for proffesional workers and families alike.

Any issues gave been dealt with almost immediately and in satisfactory timing.
