Small good quality apartments. Extremely high service charges, management company is horrible.

Facilities are good, gym and concierge are a nice perk to the building. The design of the buildings could be better. The balconies rails are an atrocity. In some flats the bedrooms can be very small. Managing team is appalling. The people working as consierge etc are very attentive, but the upper management is horrible. Service charges increase exponentially, without much consideration.

Please tell us about the good and bad aspects of living in your local area:

Tube is close by, Lots of shops and a wide variety of supermarkets around. There's a market close by where you can buy fresh fruit and vegetables. Alexandra park is right next door. Very low parking availability, and car theft happening. Some youngsters come over on ocasion, most times all ok, on ocasion not with the best intentions.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have paid more attention to the details on the balcony, it's extremely windy and the guard rails are dangerous and they don't allow us to change them or set up something to guard them. The Bathrooms have minimum storage, and the closets are naked inside. You'll need to find appropriate furniture to fit them.

What is the best feature of your home:

It's sound proof, very well isolation. Can barely listen anything from the neighbours. On the other hand the walls in the apartment are paper thin, you can hear anything within the apartment.

Amazing place but room for improvement

Ann (Tenant)

Jan 2023

The design of the flat is quite spacious and comfortable and so is the bike storage unit and bin unit;the bin units smell is terrible and is always dirty. The car park has a lot of parking and space.I find the building quite secure as the keys limit access to other floors and areas in the building

Please tell us about the good and bad aspects of living in your local area:

I have lived here for over a month now the community, flat, views are great but we have been made aware that the cleaners are supposed to be working weekly but there’s yet to br one and the door on the ground floor of Avalon mansion is still broken

How has the building management responded to any problems or issues you have raised:

we Have raised a few issues as a community but I’m yet to see acknowledgment

Please share one thing (or more) which you wish you had known before you moved in:

How to work a lot of things like the heating and intercom

the flooring of the kitchen in my development is cut to short making the kitchen look smaller than it could be there also isn't much counter space could of added a place for cloak and shoes the corridor is nice and wide easy for use the walls are a little too thin as they can transport noise easily

Please tell us about the good and bad aspects of living in your local area:

tpl, wg and hornsey are all in close proximity making it easy to travel round and close to transport ally pally is also near by about a 20 minute walk distance a nice area to walk around and do exercise there isn't any parking facilities for most residents and guests the elevator function of only going up to your floor is slighting irritating as most guests are aware of the function there fore we have to manually go down to pick them up as well as delivery drivers

How has the building management responded to any problems or issues you have raised:

they have provided needed information where asked.

Please share one thing (or more) which you wish you had known before you moved in:

how cold it may be in the mornings, and the comforting of other neighbours

High quality development on the edge of the north London niceness

Communal grounds are very well maintained and very lush, I imagine the more buildings complete, the warmer and less sterile those areas shall become. Everything is built and maintained to a very high standard. The common area in the building are adorned with very tasteful carpets and finishes and have very appropriate artwork strewn about all floors so it feels more like a nice hotel than a utilitarian apartment building. I absolutely love the fittings and finishings in my apartment and its layout. Interior choices ooze high class and dedication to quality and good taste. However it's a bit of a cringe move to have all of the "hidden" white goods be Beko (like the fridge and the dishwasher), whereas anything that you can see is Bosch (like the oven and the induction stove) The treatment I have been given by St William is above and beyond nice. I feel very safe in my building with three layers of security. However it backfires whenever you have a delivery or a guest come in - the system for getting people up to your floor is seriously flawed and not fool-proof. A lot of problems arise though from the fact that some buildings are mixed management buildings - some apartments being serviced by POD management (tenants bought from St William) and some apartments being serviced by L&Q (shared ownership tenants) - there needs to be better communication between the two entities.

Please tell us about the good and bad aspects of living in your local area:

Let's start with the bad - Wood Green and Turnpike Lane are not the most attractive areas; but they offer fair commute options. Still, the 10 minute walk from the development to the station is frankly exhausting. I also wish there were nicer shops around and a good coffee place on the way to Turnpike Lane station. But hopefully the amount of new type tenants the area is seeing will usher in gentrification akin to what Stoke Newington has enjoyed. Bin collections are not frequent enough but I suspect it's the council's fault and building management is putting pressure on them to remedy that. The area in immediate vicinity of the development is also looking rough and very industrial, but you can't have it all in London and with time it might polish it up a bit.

How has the building management responded to any problems or issues you have raised:

POD management is a really good bunch of people. Parcel collection is a very pleasant experience and their concierge and staff assistance is unwavering. They are really helpful. There are some very nice initiatives coming from them such as resident library in the lobby. I have been raising refuse area issues for many months and they have finally come through with amazing arrangement to combat odour and potential pests and bin deficit.

Please share one thing (or more) which you wish you had known before you moved in:

I did not realize that there would be majority of apartment managed by L&Q in my building. I guess I still would have bought the place, but it would be nice to know up front and ask more of the difficult questions.

Concierge service (outsourced) is excellent with attentive and helpful staff

Concierge service (outsourced) is excellent with attentive and helpful staff. Development appears well designed although the pool and gym have still not opened. Temporary gym was due to open months ago but the opening date keeps getting pushed back (for various reasons). I hear the service charge is quite high but this is included in the price of our rent. Great secure bike storage. Flats are well designed with good storage, well insulated (spending minimum on heating).

Please tell us about the good and bad aspects of living in your local area:

Good location in terms of local tube (Wood Green) and train station (Alexandra Palace) - well connected. Plenty of shops, eateries and amenities locally. Beautiful open space with Alexandra Park nearby. There could be a corner shop in closer proximity to the development. Minimum parking available.

How has the building management responded to any problems or issues you have raised:

No issues raised or responded to. Others have been in contact with them however.

Please share one thing (or more) which you wish you had known before you moved in:

You need to pay a monthly bill for the heating of communal areas, although our personal heating bill is very small as we have not needed to use this due to good insulation/communal heating. Our flat has rarely been under 20 degrees on the thermostat.
