Well designed for a small flat

Pocket apartments are very well designed. It’s ideal a space for one single individual, as they are normally 1 bedroom flats. It feels bigger than other flats I visited because of the large windows. The rooftop was a saviour during lockdown. And with increasing living costs, being well insulated helps to keep costs down

Please tell us about the good and bad aspects of living in your local area:

West Green is slowly getting gentrified. Some pubs and coffee shops started to open on the past few years. It does feel more lively than when I first moved in to the area, 5 years ago. There is a sense of community and neighbours tend to take care of each other, taking part on the neighbourhood watch or organizing petitions to improve structural points, i.e. to have better lightning at the local park.

Please share one thing (or more) which you wish you had known before you moved in:

The rising costs of service charge. Having a 3rd party company to admin the maintenance of the building is a hit & miss. I.e. The team that cleans weekly is great. The ones that perform exterior maintenance and cleaning have a lot to improve.

What is the best feature of your home:

Large windows and very well insulated. I barely use heating.

Nice home with property management issues

The property itself is well designed and comfortable. Could have better heating system. Larger bedroom would have been nice. Very unhappy with our property management agent. They are not ARMA accredited and are currently suggesting an worrying increase in service charge with no justification.

Great location and availability to facilities. The park is a huge bonus. Friendly neighbours, good community vibe.

I wish we had a better overview of the property management company or a choice of who that would be

The development is a quiet street with four apartment buildings and several town houses. The design is nice and the street looks good. There is access to the park at one and of the development and a road leading in and out at the other end of the development.

Please tell us about the good and bad aspects of living in your local area:

The development backs onto a park which is great to have so much green space close by. It's also really close to the Tottenham marshes/Walthamstow wetlands which is nice and flat for running. There are some nice bars within walking distance. Restaurants are a bit limited if you want something other than fried chicken, pizza or kebab. The development is quiet although some vigilance is required, bikes and post have been regularly stolen.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the rise in gas prices, having our hot water and heating supplied by gas is a major cause of stress in the current climate.

What is the best feature of your home:

It's great having my own space in an area of London that I know rather than having to move somewhere else to find affordable housing.

Amazing, but with some downsides as is inevitable in London

- Great development, built with community in mind. - On the small side but that’s what you get for having an “affordable living” flat. - Building management is slow and looking to be replaced. - Rooftop is lovely to have, with fantastic views. - Great that it’s right next to a park - Secure bike shed behind flat

Please tell us about the good and bad aspects of living in your local area:

- Small hipster bars popping up, Perkins and TenToOne are quite new - Amazing brunch place by the park entrance (Forks and Green) - No parking aside from those who had them from getting a disabled flat - Bin collection is fine - Anti social behaviour: at the end of the day; this is still London and there’s a lot of crime (parcels being stollen - although the building came up with a solution to this, and more worryingly, stabbings and theft near Downshill park)

Please share one thing (or more) which you wish you had known before you moved in:

- Lack of lighting in the park as you get to the entrance, and generally the crime in the park (it’s literally behind the flat and it’s 1 of 2 entrances into the estate) so worth stressing.

What is the best feature of your home:

That is retains heat very well, which has been useful during the energy crisis. Or the roof Or the legit sense of community

Well designed flat in a leafy setting

West Green is a beautiful street to live on, the buildings are of a nice scale and landscaping unusually well designed for the UK. The shared roof tops offer a great place to have a coffee or sunset drinks in the spring and summer. The flats are perfectly designed 1 beds, providing everything needed in a modern building. The buildings are well maintained, although communications from property management could be improved.

Please tell us about the good and bad aspects of living in your local area:

Living off the park is incredible, it’s fairly unique to have park views and access to soo much green space. It’s a friendly street as well. There’s a number of super convenient local shops and A Tesco and Sainsburys. There’s also a couple of great local pubs and cafes. The transport links are great, on a number of different bus routes and different tube/train links close by.

Please share one thing (or more) which you wish you had known before you moved in:

Solidly built for a new build, which means there’s not a lot of noise.

What is the best feature of your home:

Can’t decide between shared roof tops and the park views.
