Please tell us about the good and bad aspects of living in your local area:

The local area offers a great mix of shops, restaurants, and bars, with a variety of options to suit different tastes. You’ll find everything from casual cafes to more upscale dining experiences. The selection of local shops is well-rounded, covering essentials, boutiques, and some independent stores. The open spaces are plentiful, with parks and green areas providing a nice escape from the urban buzz. Transport links are generally good, with bus and train stations nearby, making it easy to get around. However, during rush hours, there can be delays, and parking near public transport hubs can be competitive. Living on the street is generally quiet, but there are occasional issues with parking availability, especially on weekends. Bin collections are timely, and local authorities seem to keep the area well-maintained. Traffic noise can be noticeable at certain times of day, and there have been some reports of minor anti-social behaviour, though it’s not a major issue. Overall, it’s a convenient and pleasant place to live, with a few typical urban challenges.

How has the building management responded to any problems or issues you have raised:

Fortunately I have not had many issue but when I did, the management team has responded very quickly! Beni, kitti and Imran are brilliant

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the inflation of the rent after each term, but otherwise I wish there was more events in the building.

Please tell us about the good and bad aspects of living in your local area:

Great location, new pub next door, Tottenham station next door with links to Liverpool street, Oxford Circus, Kings Cross and Stanstead Airport—plenty of shops like Lidl, Curry, Iceland Warehouse, Asda, and Tesco. We mostly order take-out so, we don't use restaurant around to dine.

How has the building management responded to any problems or issues you have raised:

Yes we had small problems with Dishwasher which was fixed and HVACV filters (which they gave us).

Please share one thing (or more) which you wish you had known before you moved in:

I am not sure there is any as we did quite a good research and negotiated to live there 2 years so we didn't have to renegociate the contract. Maybe some confusion with the opening hours of orangerie which initially was meant to be 24 hours.

The local area has everything we need (transport links, shops..etc) so it is very convenient to have everything so close to where we live. The downside is that there is very limited parking available for tenants and also guests who might come over to visit residents. There is limited parking within the complex and also limited parking on the roads.

How has the building management responded to any problems or issues you have raised:

Yes whenever we raise issues regarding any flat maintenance, the management team always responds in a timely manner.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I would have liked to know is more information about the parking and also what gas tariff we were on. We were given the information that we would be with Evinox however we did not know that the gas tariff would be on a communal heat network which is different to the standard gas tariffs available to a tenant.

Please tell us about the good and bad aspects of living in your local area:

The location is great for transport into central London. 10 minutes in the underground and you’re at King’s Cross! The only slightly negative aspect of the location is that it would have been nicer being closer to the river Lea.

How has the building management responded to any problems or issues you have raised:

Takes care of issues I raise very quickly and without fuss.

Please tell us about the good and bad aspects of living in your local area:

Excellent location of the house in relation to the transport hub. The convenient location of the house near the park is a definite plus. There is a need for restaurants and cafes within a radius of our location.

How has the building management responded to any problems or issues you have raised:

The management respond to any problem very fast. all management are professionals.

Please share one thing (or more) which you wish you had known before you moved in:

I would like to know the cost of utilities before I moved in.
