A good place to live

The development is decent. The flats are spacious and modern and the location is fantastic. The layout of the building is really annoying, numbers of flats you’d expect to be next to each other are on opposite sides, and delivery drivers are constantly confused about where to go. They’ve put some signs up to make this a bit clearer but it’s still really odd. It has taken a while to get some issues resolved but other things have been fixed very quickly.

Please tell us about the good and bad aspects of living in your local area:

Haggerston is a great area. Tesco Express and a few other shops are super close, and there’s lots of nice bars and cafes. The street is a high street in London so is quite busy with cars and sirens at night, but not too bad.

How has the building management responded to any problems or issues you have raised:

Generally they’ve been pretty responsive and get people sent out quickly. However, the quality of repairs and maintenance visits seems to have reduced since the switch to the new supplier. For both plumbing and kitchen issues we’ve had to call contractors out multiple times because the issue wasn’t fixed (or was botched) the first time around. I hope to see this improve.

Please share one thing (or more) which you wish you had known before you moved in:

How bad the layout of the building is and that you NEED to be in when parcels are delivered, otherwise they WILL be left in a communal area and you might not see them again. Give clear instructions to delivery drivers about how to get to your front door, and be ready to receive deliveries.

The building itself is a nice development, with gates and security patrolling. I’ve been told it can feel like a maze trying to get inside and find the house your looking for due to its design and lack of signs. There’s multiple stairways which can be good in case of a fire.

Being practically next door to the overground station is very convenient, with off licenses, bars and a supermarket close by.

How has the building management responded to any problems or issues you have raised:

The building management has responded to issues however it can take some time and constant nagging to even get someone’s attention.

Please share one thing (or more) which you wish you had known before you moved in:

I’d wish I’d known that property management take long to sort issues.

My actual flat is very nice, modern, lots of space with high ceilings and well kitted out, even if there is quite little storage space. The building itself is just fine. It is actually 2 separate buildings, but they’re not connected, which is really confusing for delivery drivers because the flat numbers in each building don’t make any sense. For example (I’m not using real numbers here) but flat 66 could be in one building, but flat 67 could be in the other one - it makes no sense. The stairwell areas are pretty grim - they often smell and especially one side has constant bird poo all inside and on the walls/windows as the stairwell is open to the air and birds can get in (sometimes the birds get stuck and I am greeted by one in the hallway. Property management is okay - if I raise an issue it is generally fixed pretty quickly in my flat, and the communal areas get treated/cleaned every now and again but they quickly deteriorate. The car park often has a strong smell of urine which is very unpleasant - I think dogs are often allowed to wee in the car park which is pretty grim - especially after a long dry summer, when it rains it all comes back and is disgusting. There is a nice roof terrace which people very rarely use which is nice to go up to - there is nothing up there just concrete, but nice to take my dinner or a drink up there in the evening when the weather is nice - it has a good view.

Lots of great cafes and bars nearby, Tesco round the corner and a little park nearby too. Overground station is a 2 min walk which is very convenient and there are bus stops right outside too, great location to get into central London or across to Angel / London Fields. The canal is also really close which is a nice walk. There is a bit of on street parking on the side road but not much. Bins are communal for the whole building and can get really full and messy up to when they are collected which isn’t great but also pretty normal. It can be a bit noisy with night life around but it’s a great area to live in.

How has the building management responded to any problems or issues you have raised:

Building management have been good, if I raise an issue it generally gets sorted. There have been a number of issues with fire alarms since they installed smoke and temperature detectors everywhere - obviously a good thing, but there have been issues with them going off for no reason. This seems to have been sorted now, and there is now a test each week.

Please share one thing (or more) which you wish you had known before you moved in:

See my point about the communal areas, and mainly about how the building layout makes absolutely no sense. Expect deliveries / food couriers to go to the wrong place or leave things in random places - if you’re expecting a delivery it’s best to go and meet them / find the parcel immediately as they have a habit of going missing.

Ideally located development that is also tucked away from the main road. Safety with gated access and security staff on around during the day and into the evening. Nice access to roof terrace and dog friendly development. Property management on hand to help out when necessary.

Perfect location next to a tube station, bus links to the city centre. Close by parks and short canal access to London Fields/ Victoria Park. Bustling with shops, bars and pubs.

How has the building management responded to any problems or issues you have raised:

Responded promptly and information given when required

Please share one thing (or more) which you wish you had known before you moved in:

The noise levels that come from the tube station, particularly for residents that are parallel to the station. Usually early mornings that cause slight disruptions.
