The design isn’t really my style but it’s neat and decent. The bike storage and gym facilities are really amazing. The building management could be better at times. E.g. when the water heating was malfunctioning for a couple of days the service wasn’t up to scratch

Very convenient, everything you could wish for is within a radius of 100 meters. Bars and London fields is very close by.

How has the building management responded to any problems or issues you have raised:

Most of the time they help out pretty quickly but we pay a very steep price so such a service is expect

I wish I would have known where to pick up the parcels

Great neighbourhood, new building, lots of action around (for better/worse)

The building is new and clean and generally well maintained. The common areas are stylish and give a great vibe to the building. In the summer months, many of the renters have large parties on the (amazing) roofdeck and have caused damage and left heaps of litter. However, most of the time the roofdeck is nearly empty and you can always have it to yourself or only 1-2 others. The bldg management previously was often derelict of duty but this has since been changed and is much improved. Living across from Dalston Junction is a huge advantage and enables you to travel very quickly.

Please tell us about the good and bad aspects of living in your local area:

Good - transport links, close to very nice neighbourhoods (De Beauvoir, London Fields). In terms of nearby shops and restaurants, there's everything you could hope for! I never have to walk for to get something I need. Bad - 1) constant motor scooter traffic on Roseberry Pl in the evening (i.e. Deliveroo/Uber Eats deliveries), the loud noise resonates between the buildings. These motor scooters as well dozens of cars a day ignore/violate the Low Traffic Neighborhood traffic filter because there is zero enforcement. 2) This has no doubt been raised by others, but there have been issues with antisocial behaviour outside Youth Centre opposite our building.

How has the building management responded to any problems or issues you have raised:

They have responded promptly, although tricky issues (our intercom broke) took months to resolve.

Please share one thing (or more) which you wish you had known before you moved in:

Motor scooter traffic (i.e. Deliveroo/Uber Eats) combined with how thin the windows/doors are. The flat is far louder than I had expected.

Well designed and spacious buildings. Balconies and rooftop are unmatched. Great light from floor to ceiling windows, although they are not quite as insulated as they appear. The cleaners are lovely and keep common space relatively neat, and the concierge service is helpful. There is a lot of coming and going from package deliveries and Deliveroo which can get hectic and makes the entry quite busy.

Please tell us about the good and bad aspects of living in your local area:

Endless selection of creative and independent cafes, bars, restaurants. Great overground and bus connections to get anywhere relatively quickly. A bit noisy with traffic and passersby but not bad for central London!

How has the building management responded to any problems or issues you have raised:

The management is sometimes helpful and sometimes disappears

Please share one thing (or more) which you wish you had known before you moved in:

Location is even better than I anticipated with proximity to shops, restaurants, and transport

Generally the development is very good. The original design and build quality was good, and so the property is holding up well, at 6-7 years old (save for issues with breaking glazing panels). The facilities management has been up and down, with an expensive and not very effective concierge service, which serves primarily one half of the development and not the other.

Please tell us about the good and bad aspects of living in your local area:

Very diverse. Lots of shopping and socialising options. Transport connections excellent, both east/west (Dalston Kingsland) and north/south (Dalston Junction) by train, and by bus. Reliability seems equivalent, or better, than rest of the underground network. Traffic is generally quiet. Only minor and occasional noise issues with the youth centre over the road, but nothing serious.

How has the building management responded to any problems or issues you have raised:

It's been up and down, but generally yes, the current management company have been responsive to issues raised by the residents/owners, and proactive in sorting out other issues (for example, with bin stores, concierge, etc).

Please share one thing (or more) which you wish you had known before you moved in:

Understand how the concierge works, what they do and don't do, and whether you get good value from the significant amount they add to the service charge bill. Understand how everything works (all the controls for heating, intercom, etc). Video any explanations you are given, and make sure you are provided with comprehensive documents setting it all out (we were by Telford), that you can easily refer to later (once you've forgotten everything you were told when you moved in!).

Building is generally kept in good condition, the building management e.g packages are often just delivered at the ground floor with no storage space or room for storage… The amenities in the gym could be better also, currently it is very basic for example just treadmills

Great location for shops and restaurants, good transport links, Unfortunately a lot of antisocial behaviour and quite noisy from the school downstairs

Yes although took a few weeks e.g. ceiling leaks..

bike racks are not v secure, often bikes have been taken
