Everything is handled; you just need to enjoy your time in London.

The space is adorable, comfortable, and cosy. All of the amenities are there, and the decor is excellent. The building has a washing facility, which adds to its comfort. The bed is extremely comfortable, and the bathroom has ample space. The building and all of the properties are well handled.

Please tell us about the good and bad aspects of living in your local area:

The area is quite handy, with an underground station and all stores within a 2- to 5-minute walk. Right in front of the building is the bus stop. Numerous cafés, restaurants, and sports clubs may be found nearby.

How has the building management responded to any problems or issues you have raised:

Immediately and managed to solve all my problems and requests!

Please share one thing (or more) which you wish you had known before you moved in:

None, there are nothing that surprised me and I did not know before moving.

Great location BUT missing good property management

Building and property management is also poor, low quality, many promises, no value for money. Service charge keeps increasing with no supporting accounts … Otherwise great location, the development has great potential if it had good property management. Unfortunately this is not the case. Neighbours are great and helpful, gives a nice community feeling. Network Homes is terrible.

Terrible and expensive management by Network Homes. Non-transparent costs, original design related issues unresolved and costs passed on to owners. Good location, improving neighbourhood but missing safety and security elements.

How has the building management responded to any problems or issues you have raised:

Many outstanding issues with increasing service charge.

Service charge has tripled !!! How unreliable and mismanaged Network Homes is.

The development has one of the best apartment layouts

The development has one of the best apartment layouts and overall planning of the interiors is very good. Everything is very logical, there is a lot of smart storage, etc. in addition to high-speed internet and smart heating. The quality of property management has historically been poor (long delays in repair, poor cleaning of premises and landscaping in addition to non-transparent service charges), however there has been some improvement in the last 12 months

Please tell us about the good and bad aspects of living in your local area:

The area is very nice and is definitely benefitting from gentrificiation over the last 5 years. The nearby park is a clear highlight with a playground and high quality sports facilities. Within a 15min walk radius there is generally very good selection of local shops, cafes, though there are no major brand supermarkets (requires about 20min+ to get to the closest one) other than convenience stores

How has the building management responded to any problems or issues you have raised:

Initial responsiveness is good, but requires chasing people multiple times in order to have to works booked and caried out

The development is at a good location and sees further development in the area. Layout of flats are well designed but not very well planned when it comes to energy efficiency or access points for internet providers. Constant issues with multiple of subcontractors missing holistic oversight.

Network Homes continue to underperform. Wasting energy, inadequate maintenance, open doors and windows. Actually there’s no proper management. Everything is outsources where Network Homes cares the least about value for money and unable to manage the zillions of subcontractors who make good money out of it. There should be a more holistic approach for maintenance especially when you work with so many subcontractors

How has the building management responded to any problems or issues you have raised:

Often not, if yes with long delays and no follow ups. Many open, outstanding issues.

Please share one thing (or more) which you wish you had known before you moved in:

Development was mis-sold with regard to service charge. It’s more than doubled in no time. No proper account management. Still unconfirmed account statement, all based on estimates and no proper management. Also distribution of costs should be more based on floor size or number of people as some expenses are disproportionately high for smaller flats.

Great building with potential but awful management and maintenance!

The management company is atrocious garbage has been cumulating for weeks, the elevator has not been repaired in spite multiple calls, repair people show up and leave without informing anyone of the problems and when they will be back. The garden is in disrepair and seemingly little is done to maintain it…. Kind of worried that this may slip back if there is no change in management. Well for next few years I am okay but no way would I want to buy anything here with this management.

Please tell us about the good and bad aspects of living in your local area:

The property is great and location is very good just bordering some of the more upmarket areas of Maida Vale, St John’s wood, right next to Paddington Recreation Grounds. The apartments themselves are of good (not great spec) - but perfect for a private rental.

How has the building management responded to any problems or issues you have raised:

Keep promising to send out someone sends them out and they do nothing and they let waste pile up…. Clearly they are not managing the property.

The management company - I would not have picked this place had I known.
