In praise of Queens Park Place

Please tell us about the good and bad aspects of living in your local area:

Having bought off-plan about 2016 I have been very happy with our apartment, The building is well-designed and exceptionally well-managed. The concierge service is excellent and always willing and friendly. With Queens Park tube literally across the street (15 mins. to Baker St.), transport links are excellent. The local High St. has a village atmosphere with quaint cafeterias, restaurants and pubs. Queens Park is a short distance and provided nice outdoor facilities. The building has good parking but street parking is limited. Queens Park Place was affected by the cladding problems to a small extent. Although this has "slowed" sales things should be completely cleared up in 2024 and a faster pace of sales resumed. James Andrew, the managing agent, has managed this issue skilfully and diplomatically. While the development partially overlooks the main railway lines, as the building is sealed this is hardly an issue.

How has the building management responded to any problems or issues you have raised:

I have had very few but they have always responded quickly and efficiently. Concierge being on hand on a daily basis is a great help in this area.

Please share one thing (or more) which you wish you had known before you moved in:

If I'd known about the cladding issue but that's with the benefit of hindsight.

Everything you need is close by; bars, restaurants, shops. The tube is right opposite the development, so you’re in central London within minutes!

This isn’t applicable to me as I haven’t had any issues

Difficult getting a parking place. There are only a limited number available

Modern City living in a London Village

Queens park is like a little village. The park is the beating heart of thew community and brilliant to have on your door step, especially if you have kids or a dog. Super well connected by bus & rail, the only downside is it can get quite noisy at rush hour on the high street but thats London.

How has the building management responded to any problems or issues you have raised:

Brilliant, they are on it and super helpful and always go above and beyond

Nope, very happy living and owning here, it's a great spot

A really great place to live

The development is right on the high street which has lots of restaurants, local shops, choice of 3 local supermarkets and even a Planet Organic. Salusbury road is a great location to live

How has the building management responded to any problems or issues you have raised:

Very well, they actually helped source a replacement bath panel to keep the design ethic in keeping with the rest of the apartment.

The noise from the street and railway line can be a lot, especially in summer when you have to have the windows open because there’s no air con.

Queens Park is like a village with access to Oxford Circus in 20mins. It is one of the best connected locations in London with a real village and community feel. The park is such an asset particularly when you have a young family.

Please share one thing (or more) which you wish you had known before you moved in:

Phase 2 of QPP was due to start a while ago and we were looking forward to the shops and improvement to the local aesthetic it will provide but I understand it is still 2/3years away. Some of the mechanics in the building are in need of replacement just three years after occupancy. It appears this is potentially due to poor maintenance and original installation. This may have an impact on the service charge in the next few years, but is being well managed by the resident management group.
