Londonewcastle reviews “QPP is a slick modern development that stands out as a particularly unique place to live in the heart of Queens Park. All apartments are contemporary in design and finished to high spec throughout despite a few frustrating teething problems to begin with. The flats are flooded with natural light thanks to generous-size windows and benefit from spacious balconies or roof terraces that look onto the communal private gardens which are well maintained by the gardening team.” – Bella Dickie, verified resident of Queen’s Park Place Click the Londonewcastle properties below to read reviews from residents. In praise of Queens Park Place

Julius (Owner)

Queens Park Place, NW6

Apr 2023

The building was developed by Londonewcastle, well-known for avant-garde architecture, and Queens Park Place lives up to its reputation. The M&S Foodstore on the ground floor blends well into the design and is inconspicuous, it is a great convenience to the tenants of the building. Inside, there is a grand contemporary-designed entrance hall with a concierge desk to take care of deliveries and tenant queries. There is a convenient seating area with a library atmosphere. There is an outside garden connecting the main building to the two other smaller blocks for the convenience of tenants. The property is very well managed by James Andrew, professional property managers. The concierge service is a particular advantage and again, is well managed with several of the personnel having been there since the building opened.

Please tell us about the good and bad aspects of living in your local area:

Having bought off-plan about 2016 I have been very happy with our apartment, The building is well-designed and exceptionally well-managed. The concierge service is excellent and always willing and friendly. With Queens Park tube literally across the street (15 mins. to Baker St.), transport links are excellent. The local High St. has a village atmosphere with quaint cafeterias, restaurants and pubs. Queens Park is a short distance and provided nice outdoor facilities. The building has good parking but street parking is limited. Queens Park Place was affected by the cladding problems to a small extent. Although this has "slowed" sales things should be completely cleared up in 2024 and a faster pace of sales resumed. James Andrew, the managing agent, has managed this issue skilfully and diplomatically. While the development partially overlooks the main railway lines, as the building is sealed this is hardly an issue.

How has the building management responded to any problems or issues you have raised:

I have had very few but they have always responded quickly and efficiently. Concierge being on hand on a daily basis is a great help in this area.

Please share one thing (or more) which you wish you had known before you moved in:

If I'd known about the cladding issue but that's with the benefit of hindsight.

Beautiful complex in a beautiful location

Maria (Tenant)

Queens Park Place, NW6

Apr 2023

Beautiful, well-cared-for complex with super luxurious fittings. The reception is beautiful, with a very professional team of concierges. Bike storage in the car park and a secured complex for little children or pets. Good parcel service also; you’ll never miss a parcel again!

Please tell us about the good and bad aspects of living in your local area:

Everything you need is close by; bars, restaurants, shops. The tube is right opposite the development, so you’re in central London within minutes!

How has the building management responded to any problems or issues you have raised:

This isn’t applicable to me as I haven’t had any issues

Please share one thing (or more) which you wish you had known before you moved in:

Difficult getting a parking place. There are only a limited number available

Modern City living in a London Village

Happy Owner (Owner)

Verified Resident

Queens Park Place, NW6

Oct 2022

QPP is a very slick looking development, the first thing you appreciate is the architecture, useful of brick, wood and zinc on the facade and an amazing lobby entrance. The management team are amazing, Zoltan, Rohan and Cassandra from James Andrew are excellent. Having a 24/7 concierge is expensive but it makes the building totally unique in the locality and provides and level of service and security that is a complete luxury.

Please tell us about the good and bad aspects of living in your local area:

Queens park is like a little village. The park is the beating heart of thew community and brilliant to have on your door step, especially if you have kids or a dog. Super well connected by bus & rail, the only downside is it can get quite noisy at rush hour on the high street but thats London.

How has the building management responded to any problems or issues you have raised:

Brilliant, they are on it and super helpful and always go above and beyond

Please share one thing (or more) which you wish you had known before you moved in:

Nope, very happy living and owning here, it's a great spot

Wonderful development with great views and lovely community

Giorgio (Owner)

The Otto, E5

Aug 2022

A striking design, very high quality materials and finishes (thriple glazed shucho windows, comfort cooling and much more) with dreamy views over London and the Dawn. Plenty of communal space and a very unique sense of community make this a very special development. It's really a perfect combination.

Please tell us about the good and bad aspects of living in your local area:

Great range of local businesses, shops restaurants and bars, lovely park on the doorstep and a vibrant community. As with everywhere in London there are pros and cons with living in a diverse area but it's what makes it so great!

How has the building management responded to any problems or issues you have raised:

Yes they have in full all snagging rectified. No complaints

Please share one thing (or more) which you wish you had known before you moved in:

Nothing major to report. Just be aware of timeliness that can shift.

Acceptable not great

Sarah C (Owner)

The Makers, N1

Sept 2021

The design of the building is very modern but the quality is relatively sub-par (expect a few of issues when you move in) and the property management service is very poor (long lead time to get things fixed, poor communication between property management staff and low retention rate of reception staff). There are 3 lifts in a tower building and 1 lift keeps breaking down on a weekly basis.

Please tell us about the good and bad aspects of living in your local area:

A vibrant area with lots of restaurants and bars. The building is located 5-6mins walk away from Old Street Station, however the building is a car-free development (meaning you need to give up your parking permit if you live in this building).

How has the building management responded to any problems or issues you have raised:

Building management responded to problems but the response time is very long.

Please share one thing (or more) which you wish you had known before you moved in:

I wished i had know the quality of the property management was very sub-par before i moved in.
