Overall very good but small details could have been better

Overall great design and materials generally really good. However some details are not thought through (ex wood flooring very soft and marks super easily, some bathroom sinks are tiny, kitchen tap design is impractical and splashes everywhere, fob on main door on wrong side, no provision for cargo bikes locks etc). Last but not least there are some serious defects in major works: lift breaks down at least once every two months, and main hot water for building breaks every winter when temperature changes. Also fob not working when panel gets overheated in hot weather. Property management is absolutely horrendous

Please tell us about the good and bad aspects of living in your local area:

Neighborhood is fantastic. Proximity to open spaces is great, buses frequent, tube not too far away. However bin room insufficient for amount of flats, courtyard not secure enough and people have gotten in and stolen bikes

Please share one thing (or more) which you wish you had known before you moved in:

Lift breaks down way too often. Hackney who manages the property are absolutely incapable of doing a half decent job

What is the best feature of your home:

Big floor to ceiling windows, balcony and proximity to park

Great Location, Great Property, Would buy again!

The design is very modern and has been admired by a lot of people who have visited. The lifts in the building could be faster and the bike storage facilities could be more secure/more available. At the moment I'm having to keep my bike on the balcony as there isn't enough space. The bin stores could do with some work, the door intermittently works and feels like it gets filled up incredibly quickly. With that all said, issues do get dealt with eventually.

Please tell us about the good and bad aspects of living in your local area:

Really good access to Clissold Park and public transport. Whilst there aren't any restaurants in the close vicinity, there are some great restaurants on Church Street that are a short walk through the park - although in the Winter the park closes a bit earlier so you have to take the longer way round. There is no parking space available, however there is good parking on Lordship Park road on the weekends (when there isn't an Arsenal match on) or on the weekdays after 6:30pm. There is quite a bit of noise from the road and sirens, but that's to be expected.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the only bike storage available was in the courtyard and is used by other buildings.

What is the best feature of your home:

The fact we have a communal boiler is a great feature, as we don't have to worry about the boiler packing up in the winter and that that this is well maintained. Haven't tried the heating yet - but I think I will be soon with this weather.

Good but should be better

The design of the building is aesthetically pleasant and functional. The local supermarket and coffee store are useful as is the community space for residents. There are aspects of the property management which are problematic: lifts are frequently often if service (problem going on for five years) where residents don’t have a single point of reference for any maintainance work required.

Please tell us about the good and bad aspects of living in your local area:

Great location next to Clissold park and two vibrant neighbours (Stoke Newington and Highbury). There are still problems of anti social behaviour in the area.

Please share one thing (or more) which you wish you had known before you moved in:

The fact that the property failed the initial fire -safety assessment AFTER the Grenfell Tower disaster, was totally unacceptable.

What is the best feature of your home:

Location is great, good outdoors space. Overall happy with the construction and functionality of the apartment

Good development but lots of areas to improve

Good aspects: Kitchen and bathrooms are well designed and well fitted; great views from the development over the park with large windows, which give plenty of natural light; large balcony; well maintained communal areas; well decorated communal area and lobby; good amount of bike parking; noise doesn't travel through walls from neighbours on side and above and below; flat keeps warm in winter. Bad aspects: The property gets VERY hot in summer – almost insufferable at night without air conditioning and the rooms get very airless; the extractor fan installed in the flat is TERRIBLE – it makes so much noise and is not effective at getting moisture out; the balcony doors were badly design and are not strong enough to withstand the wind when opened – mine have broken and were not well repaired; the lifts keep breaking every summer - that's unacceptable in a development that is only a few years old!; I had cosmetic defects from when I bought the flat that took YEARS to repair – really bad property management; the service charge amount keeps creeping up year on year – it's becoming very expensive. I would think twice about buying a new build again

Good aspects: Good transport links; nearby green space; wide range of shops and restaurants; wide range of fitness and health services (gyms, swimming, climbing) Bad aspects: Loud traffic noise (cars and motorbikes) at all hours, undeveloped derelict property neighbouring my development, loud buses on street next to development.

Please share one thing (or more) which you wish you had known before you moved in:

To understand temperature of new builds in summer and whether air conditioning can easily be installed.

What is the best feature of your home:

The location and the views over the part next door.

The design overall is really well done and the courtyard is beautiful. The flat has large windows which let a lot of light in and the fact that it's open plans means you can adapt the Livin space to suit your personal needs. The flat has a dishwasher and the kitchen facilities are really well done too.

The area is great, near to lots of shops and good transport. We are at the back of the property by the courtyard and it's fairly quiet. Can slightly hear the road

Please share one thing (or more) which you wish you had known before you moved in:

The fact that the flats at the back are quite than those facing the road

What is the best feature of your home:

The big windows let in a lot of light and balcony also makes it feel like there is more space.
