Hammersmith & Fulham treads the line between peaceful riverside community and thriving commercial hub. And it does so with style. Down by the Thames, it’s all about leafy walks and cosy roasts in authentic boozers. Away from the water, though, the pace picks up. Hammersmith central is the HQ of major companies like Disney and L’Oréal, so on weekdays, expect hordes of commuting professionals dashing in and out of the high streets’ coffee shops.

The area brags one of West London’s most exciting after-dark scenes. Hammersmith, in particular, has great live music venues, which welcome a mix of well-known and up-and-coming artists. The most iconic is undoubtedly the Apollo, an entertainment institution that welcomes everyone from Paul Weller to Russell Brand to the stage. Meanwhile, in Fulham, there are immaculate, bloom-cloaked gastropubs and chic wine bars at every turn.

Residents have lots of retail choice here. Hammersmith & Fulham has a handful of shopping centres, including Fulham Broadway and Kings Mall. There’s no competing with nearby Westfields, though – this colossal Shepherds Bush mall has around 250 classic department stores, high street brands and designer boutiques. Alternatively, there’s pretty Brackenbury Village for established independents with character.

Schools and parks

Elsewhere, Hammersmith & Fulham boasts top private schools and plentiful parkland. Great area with Westfields within a 10 minute walk away. Transport links can be limited at times but there is the central line.

Apartment itself well furnished, common areas are kept clean. Helpful to have a concierge service who can help with delivery collection and storeage but no other facilities (e.g. gym, car parking). Due to the nature of the building, energy bills tend to be low.

Please share one thing (or more) which you wish you had known before you moved in:

Although located in a busy area, the building has good noise insulation. Aircon available although not very strong.

How has the building management responded to any problems or issues you have raised:

At times slow to respond or clarify issues raised although they do eventually get back.

Need commercial spaces filled!

No commercial spaces have been used yet, so no gyms, doctors or shops close by. 1 bus route close by, 10 min walk to Willesden Junction and 15 min walk to North Acton.

Please review your development:

The building has one concierge for all of the development and we have a very high service charge (that pays for all residents on the development to use). We need an on site gym and the commercial spaces to be filled as they have nor been since the development opened.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we knew that the rental and service charge would increase dramatically in a short amount of time

What is the best feature of your home:

We have a large sun terrace that is south facing and have a large open space living/dining area

Highly recommended, great location,loads of things to do around, great connection, brand new building and of very high quality.

Management is top level, reactive, swift and polite. Building is brand new, great heating insulation. Sound insulation, especially between flats could be better but not a big deal. High quality furniture and appliances. Cycle garage is very convenient with separate entrance.

How convinient is the location and how much nicer the area has became the past few years

Whatever was raised was dealt efficiently and swiftly.

Living in Oakland Rise is a nightmare come true.

We chose this location due to its pet-friendly environment and the promised opening of premises downstairs. However, over time, the pet-friendly atmosphere diminished, and the promised shops never materialized, leaving the area without any good stores.

Compounding the issue, a significant number of residents seem to harbor animosity towards dogs, leading to conflicts. The situation worsens as these individuals, often with unsupervised children, contribute to vandalism in the area.

Safety concerns escalate with drug dealing and use in the vicinity. The presence of a halfway house in the street below led to personal conflicts. Regrettably, the area has witnessed violent incidents further highlighting its unsafe nature.

Please review your development:

Structural problems within the buildings, characterized by seemingly cheap construction, exacerbate our dissatisfaction. Frequent flooding in the flats and pervasive black mold on the walls pose health risks. The building manager, consistently fails to provide assistance, as evidenced during a recent water leak where our water was cut off for three days. In desperation, I had to resort to asking neighbors for water, and the compensation offered was minimal.

Adding to the distress, the managerial approach has been consistently unacceptable. Collectively, the diminishing pet-friendly environment, safety concerns, structural issues, unhelpful management, and abusive behavior create what I feel to be an untenable living situation.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to know that the management is useless, that the building would not be as pet friendly as we were initially told, that no shops would open near the area, that there is a lot of crime in the area and that public transport is not that close.

What is the best feature of your home:

The best thing about buildings is that you can have good neighbours if you are lucky.
