Hayes

Once an industrial hub for factory workers, it’s fair to say that the Hayes area hasn’t historically been considered prime real estate territory. But with Crossrail on its way, and an emerging reputation as the ‘Shoreditch of the West’, all that looks set to change. But where are the best places to live in Hayes? Where is Hayes?

Hayes is a suburb of Outer London, with Iver to the west, Uxbridge to the north, Southall to the east and West Drayton to the south. It’s in the borough of Hillingdon, 13 miles from Central London, and comes under the UB3 postcode.

What is it like living in Hayes?

Hayes has a large Indian population, and boasts some of the best curry houses in London. There’s also a good sprinkling of quality traditional pubs, the 600-seat Beck Theatre, and a café scene that could rival East London. There is coffee and brunch on offer by day, and live music and poetry readings by night.

In terms of outdoor space, Minet Country Park spreads over 36 hectares, and has a playground, educational visitor centre and picnic areas, along with meadows, ponds and nature trails teeming with wildlife. Alternatively, there’s Barra Hall Park, which has an open-air theatre and hosts regular performances.

Hayes transport

Hayes is well connected. Trains from Hayes & Harlington station whisk commuters to London’s Paddington in less than 20 minutes, and when Crossrail arrives, journey times to the likes of Stratford will be dramatically improved. For business travel or holidays, Heathrow Airport is on the doorstep – just a 10-minute drive from Hayes’ centre. The M4, M40 and M25 are all close by, too.

The property is great with cozy and modern apartments. The building is kept immaculately clean. There are large bin rooms right underneath. The train and bus stations are about 5 minutes away from here. They have 3 different common areas with 2 of them being pet friendly. They have a nice little space with access to free wifi which can be used for work and study purposes which is nice if one needs a break from home and just for change. There’s barely any traffic noise except the occasional trains. Special thanks to the Fizzy Management team. Inga, Ha, Sajid and Kiran; I cannot fault them as they are simply amazing and the reason why I am here year after year is because of them!

Please review your development:

There are a lot of communal events hosted by the team and there are many events celebrated including Christmas, Easter, Diwali, etc. They also call in an ice cream truck during summer for the residents. The building is kept clean and all pet owners are responsible and look after them.

Please share one thing (or more) which you wish you had known before you moved in:

You get special treats from the office on Christmas and Halloween, not forgetting a special one on your birthday

How has the building management responded to any problems or issues you have raised:

The building management responds on time and generally all problems get resolved quickly without much fuss.
