DO NOT WORK WITH LIONSGATE PROPERTY MANAGEMENT!!!

Let me start by saying that we paid 6 months worth of rent in advance. On the day we moved in, most things in the apartment we moved into were broken. The bed, sofa bed, taps, kitchen tiles, cupboard doors, sliders, curtains, microwave, etc. the walls were filthy (we painted them ourselves) and we had to stay in a hotel for the first night we moved because the apartment hadn’t even been cleaned (it was FILTHY. Absolutely FILTHY) and they sent cleaners over which left the bed and sofa bed soaking wet and smelling of strong chemicals. The property management said they would reimburse the cost of the hotel (they still have not, 4 months in). We had viewed the apartment before the day of moving in and had pointed out all of these issues beforehand. We were told that this was all fixed before our moving date. It was not. After that, the only thing that they changed (after MONTHS of chasing them) was the bed and mattress. Everything else is left broken and we have to live like this. They will not answer any of our calls/texts/emails. What a horrible and unprofessional team.

Please tell us about the good and bad aspects of living in your local area:

We moved to Octavia house in April (these reviews were a big reason why) and I want to say that even though the location is great, accessibility is great with bus stops and overground, there’s a Tesco right downstairs and a Sainsbury’s close by, and It’s also very quiet and peaceful, this is all completely ruined by the HORRIBLE property management by Lionsgate!! WORST experience working with this AWFUL team. I do recommend the area, it’s lovely, but MAKE SURE not to work with Lionsgate property management, they’re the absolute WORST.

Please share one thing (or more) which you wish you had known before you moved in:

That the property management is nonexistent and AWFUL. They couldn’t care less about the issues you have from the DAY of moving in.

What is the best feature of your home:

The location. It’s peaceful, clean, and it’s very easy to get around with the bus stop and overground right there.

I have lived here for 4.5 years and I can highly recommend it. It is easy living as it is like hotel service. It is on the river which is great. It also has great security, very friendly people and a good cultural mix. There is absolutely no noise from neighbours down and up which is unbelievable really. The restaurants and cafes are fabulous and gives a community spirit. The syrian restaurant is amazing. There is underground parking and good links to London with Imperial wharf station so close. You can get to Gatwick in less than am hour. Also, every floor has a rubbish shoot so no dealing with rubbish and there is recycling in the carpark. The concierges great - John is amazing and deal with issues so quickly. Rendall and rittner are great at managing, there are various events all the time, like yoga etc. There are good river taxi that take you straight Westminster and embankment. Therea are great gardeners, a super team constantly working. Window cleaners absailing the building frequently. It sums up London property market really.

Helicopters flying because of heliport across the river which is very loud.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew how loud the heliport would be. Can't hear a phone call with the doors/windows open while a helicopter is landing.

Looks from outside are very nice buildings are very secure, the buildings have private roof terraces there are local Tesco and Sainsbury's, good family area / local train station (overground) could do with more family places

Like; looks local shops and parks overground station local too Dislikes; not enough activities for kids and teenagers more corner shops , off-licences etc more control on security for the flats and more fire exits / instructions

The area as a whole is really nice especially the riverside as there are amazing views to catch, Really good for spending time with friends and family. Houses are incredible to live in as of the fact that they are spacious and most are open plan. The neighbours are extremely friendly and welcoming to all new guests

There could be more food shops and places to hang out such as a football pitch or basketball court for the youth.

Beautiful location, quiet and fresh air for central London

Beautiful green spaces, well kept by the management team. Quiet and fresh air for central London. Great transport links. Newly refurbished residents gym, although small has everything you need. Really friendly and helpful concierge. Buildings are quiet indoors.

Please tell us about the good and bad aspects of living in your local area:

Love the transport links, tube station with lift only 3 minutes away, and good bus links. Beautiful and quiet parks, with benches and a nice kids playground. Dislike local Tesco Express due to bad selection and higher than average prices but a large Sainsbury's a short walk away is better priced and huge selection. Would be nice to have some more cafes nearby but there are some good places a short walk away on Lots Road.
