St George developments listed on the site include sought-after riverfront properties like Imperial Wharf and St George Wharf – The Tower, and centrally located units in up-and-coming areas such as Coindale’s Beaufort Park. “The site is mostly pedestrianised, so it’s great for children. It’s a short walk to the river, past a supermarket, a couple of restaurants and a great pub. I love living here as the flats are high spec and come with high speed internet and airconditioning.” – Laura, verified resident at Imperial Wharf St George reviews Click on the St George developments below to read reviews from residents. Worse place to live, Don’t Buy

Li yong (Owner)

Chelsea Creek, SW6

Jun 2024

Their management are completely incompetent to run the place, despite high cost of service charge the place has become a dump. Rubbish everywhere, dog poo, urine, drunks, drug users and drug dealing. Council estate neighbours within the development doing drugs and fighting.

Please tell us about the good and bad aspects of living in your local area:

Chelsea Creek use to be good, the entire estate has become a nightmare. Regular drug dealings, dog poo everywhere, people urinating on the grounds of the estate. Cleaners do properly clean. They have now build housing estate flats inside Chelsea Creek bringing drug dealers and drug users to the properties. Regular fightings, dangerous dogs being allowed into the property from the neighbouring council/housing estates. People smoking weed, food smell coming into the flats. Leaks and so on.

Please share one thing (or more) which you wish you had known before you moved in:

Yes, no one told us that there would be a shared council estate flats within the development

What is the best feature of your home:

Nothing, standard compared to many other developments

The staff are very friendly and helpful, and the Management Company which has been in place for about a year is efficient and in control

The overall design of the buildings must appeal to people as very many people have lived here for some years. The design of the individual flats is very varied. Some have too much glass for my taste and bedroom sizes can be disappointing, probably due to the fact that prior to 1997 the buildings were offices. I love the swimming pool which is a good size and extremely clean. The staff are very friendly and helpful, and the Management Company which has been in place for about a year is efficient and in control. Also since they have been in charge the litter collection is vey orderly and the site kept swept and clean.

Please tell us about the good and bad aspects of living in your local area:

I have owned a flat here since the year 2000. I now live here full time myself. I have never experienced mould and builders and plumbers have said that in their experience mould is very often due to the lifestyle of the occupants. I am extremely happy here and enjoy all the facilities, including the swimming pool, gardens, gated community and ample parking. The neighbours in my experience have always been extremely courteous and helpful. I have never experienced anti-social behaviour here. Although my flat overlooks the railway I certainly do not have a problem with noise.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known it was going to take twenty years for all this to happen, back in the year 2000.

What is the best feature of your home:

The fantastic transport connections, being able to walk to the South Bank of the river, the little parks dotted around, the facilities on site, the security of the building, the 24 hour concierge, plenty of shops and eating places, and the feeling that the area is all the time improving for the better.

Do Not Move Here!

Tim S (Tenant)

Battersea Reach, SW18

Feb 2024

The toilets do not properly flush due to poorly designed plumbing features. One must flush 6-8 times on average to empty waste. This is an abhorrent condition to have to live with as a resident, on a day to day basis. Basically, you are stuck with wasting your time flushing and flushing continually and/or living with an open sewer in your home. The landlord and the agent have ignored our multiple complaints about this and other problems. It is difficult to conceive that they did not know about this, and we feel deceived and abused.

Please tell us about the good and bad aspects of living in your local area:

Far from shops, bars and restaurants. Transportation choices are bus or Wandsworth Town overground. Cellular network coverage is extremely bad.

Please share one thing (or more) which you wish you had known before you moved in:

Abysmal. Wish we had known about the dysfunctional toilets, or we would never have moved here.

What is the best feature of your home:

Cannot think of any positive characteristics other than that the concierge people are nice.

Great neighbourhood but badly managed and high service charge

wong (Owner)

London Dock, E1

Sept 2023

The development is badly managed - lift always full of rubbish left by tenants - many issues inside the apartment even though it is new - service went almost double after 1 year - London Dock is another great location and development with good concepts but failed to complete. The development has very high service charge for buyers (After 1st year will increase like crazy), the lifts are always filled with rubbish by other residents, the Hallway of the homes are not what you see in showroom too, home itself is great material and appliances but poor craftsmanship.

Please tell us about the good and bad aspects of living in your local area:

The area itself is very calm and peaceful and just a few mins walk to the dock and tower bridge, waitrose. However inside the neighbourhood of London Dock is badly managed with many people and kids playing around the building entrance, dumping rubbish there.

Please share one thing (or more) which you wish you had known before you moved in:

Be aware of the service charge and the building management

What is the best feature of your home:

Design is good with good quality appliances and material

DO NOT WORK WITH LIONSGATE PROPERTY MANAGEMENT!!!

Octavia House Resident (Tenant)

Imperial Wharf, SW6

Aug 2023

Let me start by saying that we paid 6 months worth of rent in advance. On the day we moved in, most things in the apartment we moved into were broken. The bed, sofa bed, taps, kitchen tiles, cupboard doors, sliders, curtains, microwave, etc. the walls were filthy (we painted them ourselves) and we had to stay in a hotel for the first night we moved because the apartment hadn’t even been cleaned (it was FILTHY. Absolutely FILTHY) and they sent cleaners over which left the bed and sofa bed soaking wet and smelling of strong chemicals. The property management said they would reimburse the cost of the hotel (they still have not, 4 months in). We had viewed the apartment before the day of moving in and had pointed out all of these issues beforehand. We were told that this was all fixed before our moving date. It was not. After that, the only thing that they changed (after MONTHS of chasing them) was the bed and mattress. Everything else is left broken and we have to live like this. They will not answer any of our calls/texts/emails. What a horrible and unprofessional team.

Please tell us about the good and bad aspects of living in your local area:

We moved to Octavia house in April (these reviews were a big reason why) and I want to say that even though the location is great, accessibility is great with bus stops and overground, there’s a Tesco right downstairs and a Sainsbury’s close by, and It’s also very quiet and peaceful, this is all completely ruined by the HORRIBLE property management by Lionsgate!! WORST experience working with this AWFUL team. I do recommend the area, it’s lovely, but MAKE SURE not to work with Lionsgate property management, they’re the absolute WORST.

Please share one thing (or more) which you wish you had known before you moved in:

That the property management is nonexistent and AWFUL. They couldn’t care less about the issues you have from the DAY of moving in.

What is the best feature of your home:

The location. It’s peaceful, clean, and it’s very easy to get around with the bus stop and overground right there.
