Maintenance problems

The maintenance team that comes out are not employees of placefirst and you can tell as they go above and beyond when at your home. But you have to wait a long time for placefirst to sort out any issues. No local maintenance team so you can only have an issue really 9-5 mon to Fri to log or you are screwed. Should have a local team for all maintenance in all areas

Good location to shops and our beautiful prom. Petrol station close by. Can be noisy and a bit rough

How has the building management responded to any problems or issues you have raised:

H&S issues and not taken seriously. They do not clean the carpark from dog fouling. We also have no lights working one end of the carpark which is so dangerous. With bad weather on its way there is no apparent concern to avoid slips, trips and falls and injury. No urgency on repairs. Always seems to be an issue when spending money in Morecambe when comes to repairs even though they increase your rent to the maximum they can. Don’t follow their own processes in place. Glossy website but don’t seem to follow through on what they advertise

Design for my flat is really bad, front door is around the back of the property which makes getting parcels delivered or takeaways a nightmare as I then have to walk round the whole property. Inside the property is lovely, spacious and up to date. New boiler ect and everything works, any problems maintenance are usually here within a few days to get the job done. Staff are all friendly and approachable.

Please tell us about the good and bad aspects of living in your local area:

Parking is an absolute nightmare, never any spaces within a few streets of the development (especially evening time) everything else is great, local transport, shop, pub, close to the promenade and local town centre.

How has the building management responded to any problems or issues you have raised:

Excellent, quickly solved any problems that have arisen.

Please share one thing (or more) which you wish you had known before you moved in:

Parking spaces available would be the main factor, I work early until late and find it extremely difficult to park within about 3 streets of the flat.

Considering the upper floors do not have access to a garden, there is nowhere to store a bike out front without risking it getting stolen. Spacious and light, warm up quickly and good on gas and electric. Building manager is very understanding and attentive.

Please tell us about the good and bad aspects of living in your local area:

Trees that have poisinous berries in the front garden but dog friendly homes, doesnt make sense. Parking availability is a nightmare, other tenants from the next block over (placefirst) do not use their parking spot and park on the street instead causing lots of issues such as parking fines. The road has lots of potholes and a big dip at the edges, scratched my car door on the floor getting out. Neighbours are much better than in previous months, although the police are about on the road at least once a week. Despite this the flats are lovely and spacious, amenities are close by, pub, butcher, hairdresser, pharmacy and the promenade. Pet friendly which you won't find much in Lancaster/Morecambe area. Property manager is great.

Property manager was on the ball when lots of residents had a complaint about 1 non place first tenant. Dealt with swiftly and listened to everyone's concerns.

Please share one thing (or more) which you wish you had known before you moved in:

Parking! I have get home late because of work with nowhere to park. I have to park on double yellows to find a space within 4 blocks of the flat. Wake up extra early to move the car so I don't get a fine. It's the main disappointing aspect

Transforming a rundown area

The building is nice, very modern. The rental rates are fairly high and by the looks of it will start to increase yearly (definitely worth considering if you’re looking for long-term). Sheryl has always been fantastic but their maintenance team is much to be desired. When we first moved into the development they had their own dedicated maintenance team which was great. They have since outsourced this, definitely another thing worth considering should you have any issues, they aren’t the fastest and the portal to report issues is poor.

The West End has historically been a rough place to live, Placefirst have transformed this part of the area, a positive impact on the area for sure.

How has the building management responded to any problems or issues you have raised:

I’d like to say they have but there’s been ongoing damp for the past 2-3 years. At this point it’s worth just living with.

Rent increase and ability of maintenance work would be the top markers.
