The apartment layout is in decent size with a large bathroom. Furnished with quality furniture and the matteress are very good. There is lobby, gym and working areas in two buildings serve with free coffee, tea, chocolate drink. The entire property is clean and tidy with good maintenance. Once you live in, you really don't want to move out Slateyard, probably is the best apartment in UK

Please tell us about the good and bad aspects of living in your local area:

The apartment is in a perfect location. You could walk to the retail park, city centre and China town. There plenty good restaurants nearby from KFC to high street Italian, Indian restaurant. It is closed to deansgate Rail Station and there is free bus will take you to Piccadilly. Tram is also within walking distance. If you are players at night, there are many clubs and bars. You will never bored.

How has the building management responded to any problems or issues you have raised:

Whenever I experienced any issue on the household or mechanical, they always there in fixing the issues at my apartment.

I wish I do know this property earlier. I might came to stay a few months when its started operationm

Good building and concept ruined by poor management

Overall assessment: meh; look elsewhere, as you likely have a better experience in another development. This is a good development concept, which is really poorly managed. There isn't as much of a community feeling as the management team would have you believe. Management seem to stall on maintenance issues for no apparent reason. Currently, there are weights from the residents' gym weighing down warping wooden floorboards at the reception. Also potentially some residents getting preferential treatment when it comes to repairs with some in the residents' chat reporting that issues were handled immediately while others have waited weeks.

Good area. Close to Deansgate, Spinningfields and Salford Quays. Very close to Tesco and Sainsbury's. Some noise coming from nearby developments.

How has the building management responded to any problems or issues you have raised:

I'd tell you, but the management team haven't responded...

Please share one thing (or more) which you wish you had known before you moved in:

The terrible property management. For the price you'll be paying, shop around and speak to existing tenants in other BTR offerings, as the experience isn't what they make out to be in the sales pitch.

The design is modern but nothing too fancy. I hope there’s more storage space in the kitchen area. Facilities are good and well-maintained. I appreciate the help of staff at reception downstairs. Nothing major to flag. This is my best apartment I’ve lived in

Please tell us about the good and bad aspects of living in your local area:

I like the peace and quiet environment of my building as it locates next to the river so not a lot of traffic noise at all. The transport link isn’t the best though. I have to walk at least 12 mins to get to the closest train station or tram stop. Overall, I still enjoy my peaceful area a bit away from bustling city centre

How has the building management responded to any problems or issues you have raised:

The maintenance is resolved quickly whenever anything broken in my room

The carpet in bedroom is so hard to clean. Lack of residents’ social activity

Modern, clean, safe and central! ✨

The design is exceptionally modern and sleek in every single building - practically like living in a hotel! You cannot fault the cleaning staff who maintain this building, even the communal toilet next to the gym in the Flint Building smells and is always sparkling clean! The gym is big with lots of options to choose from in comparison to other flat buildings who offer gyms, the only downside is that there are only 3 treadmills so if you want one you have schedule going to the gym at the right time! Events are becoming more regular of recent which is lovely to see. There is a residents common room area for which I haven’t used much but it’s great to have the option to co-work in a new environment with even some single working spaces available in the reception building. I’ve used the private dining room once for a friends engagement party and it worked a treat - only downside is the big glass doors make it slightly less private than you’d hope - but I’m guilty for looking in at what other people are up to when I walk by so hey ho! I would also recommend booking far in advance for any weekend parties as they are booked out most weekends. The property management is good, maintenance is very quick, the post room is more secure and the reception staff are very friendly in comparison to other flat buildings I’ve lived in before. Only downside is the lifts not working from time to time and the security doors every now and then do not lock. Finally, I live in a 1-bedroom apartment in the Flint Building and it is on the pricier side. But this is a great chance to spend a year or so near the city centre and getting loads of experiences before moving further away to save up for life’s next big chapter. I would definitely recommend this building.

Please tell us about the good and bad aspects of living in your local area:

This is a fantastic location. You get all the benefits of the city centre without being in the thick of it with key areas, bars, transport and restaurants only a 15 mins walk away! There is a distinct lack of parking availability (fine for me as I don’t drive!). There are areas for shops to park and bring shopping up to your flat through various buzzers. Bin room is out of the way and regularly emptied (unlike other buildings where there’s a build up of rubbish on the floor and swarms of flies). Only downside is the consistent amount of building work going on - not a fault of the flat though - we were here for 6 months with an absolutely gorgeous view of Manchester and then building started beneath us for a flat which fingers crossed won’t block the view too much! The building is very noisy but can only be heard minimally when the balcony and bedroom windows are closed.

Setting up a direct debit was the only real hassle we had!

Only about the amount of building work that takes place in this area - but that’s Manchester for you!

The problem with the slate yard is the casual attitude that has been adopted for maintenance issues that affect the wider community. When I first moved in on of the 2 lifts in my building was broken and it was broken for the first 2-3 months of my tenancy. I renewed my lease in March shortly after the lift broke down again shortly after. As I write this in July only one lift is functional in the building and the date it was meant to be fixed has long passed with no further update from Management. The Leg machine in the gym was broken for at least 3-4 months before it was fixed. Not to mention the door to one of the other buildings was broken and this led to a rough sleeper roaming the halls of the building and banging on doors for nights on end. Its neglect and just a general disregard for the quality of life these inconveniences cause. For the price you would be paying is not acceptable. The staff are great, shout out to Jordan, Andrea, Steve and Oskar, they keep the place functioning and the residents happy.

The area and location are great, the buildings also look nice and the furnishings of the flats and the actual flats are decent.

How has the building management responded to any problems or issues you have raised:

The lifts still awaiting an update. The maintenance portal also did not work when I first moved in. Waited 2 weeks for a repair only to find out its better to tell the concierge on duty

The communal area is nice and they make an effort to build a community by having resident events and mixers
