Please tell us about the good and bad aspects of living in your local area:

The good: The transportation links here are phenomenal. Even though you're a bit further out from Central London, to travel in is about 20 minutes and all the main stations are on the Victoria line (King's Cross, Euston, Victoria, etc). Additionally, in the area there are the beautiful wetlands to walk around in, great little independent shops (make sure to visit Nourished Communities), and more. The bad: There really isn't anything bad except that it is important to keep in mind that the area is still up and coming and therefore, there are maybe not as many restaurants/cafes/bars in the local area as you would get in Central for example. However, don't let this stop you from moving here as things are opening all the time!

How has the building management responded to any problems or issues you have raised:

The amount or problems/issues we've encountered here are slim as they really keep the flats in top-notch shape as well as are relatively new as is. However, whenever we have had even minor issues, the building management staff have handled it right away and to an exceptionally high standard. It feels like they care just as much about the quality and longevity of the flat as we do!

Please share one thing (or more) which you wish you had known before you moved in:

How amazing the staff would be and how hard it is to imagine leaving here! If it wasn't for external circumstances forcing us to relocate, I think we could imagine ourselves living here for years to come.

Not much to do in the area but safe and clean area where it’s built. With a nice view. Transport links are excellent. Train station across the road

How has the building management responded to any problems or issues you have raised:

24hr response. Always quick to repair anything broken or answer any complaints

Please share one thing (or more) which you wish you had known before you moved in:

The area which the apartment is located is quite far from main attractions in London. So at night is very quiet. There’s not much to do you’d have to travel a bit if you wanted to do an activity or go to a nice restaurant.

Used to be really good and safe but huge increase in anti social behaviour as of late - namely phone thefts.

How has the building management responded to any problems or issues you have raised:

Used to be really good at the beginning - now just ignore emails and calls.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you are incredibly fit because the lifts are constantly broken.

Very conveniently located near the Victoria line. Some great local cafes and breweries too. It would be useful if there was a large supermarket nearby rather than small express ones. The wetlands are great for green space. Tennis court on site, pool and gym for convenience too. Being a new build it’s very well insulated. Fellow residents are really lovely and have organised things like book club and games nights. It would be easy living but … see issues noted regarding Fairleads House.

How has the building management responded to any problems or issues you have raised:

Brush off issues with no commitment to resolving them. Also take extreme action when they do act like removing all outdoor table and chairs when there was issues with members of the public drinking at night so that residents can no longer enjoy these areas which are important when you don’t have a balcony or nearby outdoor space

Please share one thing (or more) which you wish you had known before you moved in:

How bad the lift is. Street Food trucks often visit on a Thursday, Friday or Saturday. When I first moved in posters went up at the start of every week telling you what was visiting but now they often go up the same day so are out of date pretty quick.

Don't Bother - Too Expensive For What You Get

This is improving with time, new coffee shops and chains are appearing now that the developments are established. Very close to the tube and overground which is handy for commuting to London. There's quite a bit of traffic noise as it's by a main road that leads to Tottenham Hale, so fire engines and police are always whizzing through, not to mention motorbikes and BMWs that see a straight bit of road and think it's a runway!

How has the building management responded to any problems or issues you have raised:

When concerns are raised, management will respond with a generic 'it's not our fault, it's out of our control' style email that takes no responsibility, just apologises for the inconvenience but then continues to happily take your rent each month!

Please share one thing (or more) which you wish you had known before you moved in:

How high the rent was going to increase to from what it started at. The noise level from traffic on properties facing the water.
