It’s only 15 minutes away from Central London, but thanks to sprawling Epping Forest (which sits just to the east), Lloyds Park and the Walthamstow Wetlands nature reserve. This place can feel a world away from the city. It’s a Zone 3 suburb with Chingford to the north, Leyton to the south and Tottenham to the west. An easy commute into town is just one of its selling points.

Blackhorse Road and Walthamstow Central offer Underground and Overground trains to the likes of Euston, King’s Cross St. Pancras and the West End. And, because they’re right at the end of the Victoria line, you’re pretty much guaranteed a seat in the mornings.

Fizzy Walthamstow is close to Blackhorse Road station and the leafy Walthamstow Reservoirs, so it’s a fine choice if you want to combine convenience with scenery. With its period architecture, age-old church and quaint boutiques, Walthamstow Village has charm by the bucketload. It’s one of the most popular – and pricey – pockets in the area. Orford Road, in particular, has some lovely independent stores and restaurants that have stood for years.

Walthamstow Market is said to be the longest in Europe, and its traders line up along Walthamstow High Street for nearly a kilometre. For market wares with a roof, head to Wood Road, where there’s a duo of indoor varieties. And we can’t mention Walthamstow without nodding to one of its most well-known establishments – God’s Own Junkyard, a celebration of all things neon.

Although 2min from Black Horse Road station living here is really nice and quite especially in the apartments that face the little courtyard which is a lovely feature. There are two coffee shops close by, a Coop and Tesco, so you’ve got most things you need on your doorstep. Walthamstow Wetlands are around the corner which is great. There is an issue with parcels being stolen regularly as delivery companies mostly drop them in areas of the development that aren’t safe from the public.

The development is fine, relatively high quality of facilities, neutral design which is nice. Property management are putting in quite a bit of effort and are always available. I wish we had a concierge service which would help with the parcel theft. Property management accept parcels if being delivered to them but as it’s a different address to the actual flats that doesn’t happen often.

Next door is student housing which can be loud especially in the summer.

There is a range of shops, restaurants and entertainment venues within walking distance. Great transport links!

The building is maintained well and is kept clean. The design is reasonable, could provide more facilities like a gym etc. The building management is wonderful, Jason Anu and Richard are very approachable and always help to sort out any problems very quickly.

Friendly people, Spacious Flats, Greenery & Breweries Nearby, KX in 15 min = Great Value

There are a bunch of coffee shops, breweries, and restaurants nearby, and with good bus and tube & overground connectivity it’s easy to get to a lot of top rated places within 15 minutes. The streets look relatively safe even at night. The area is much more safer compared to Tottenham Hale! If you’re a nature lover, you’d enjoy Walthamstow wetlands which is 10 minutes walk away, and a great trail. The property is on a road however the noise insulation is quite good, and if windows are closed you don’t hear anything. Trust me, my wife’s a light sleeper.

The development is great. We live in a 2b2b. I don’t hear any noise from neighbours or road. The kitchen has a lot of space. It’s all wooden flooring which we like as it’s easy to hoover. The co-working space has better vibe than most cafe’s around as well as coffee and some snacks available always. There is a co-op literally next to the building so anytime you’re missing anything it’s a 5min go and get. Anu & Jason (property managers) are lovely and welcoming people who become your friends as soon as you move in. The connectivity through Victoria line tube (24h on weekends) is amazing (3 mins walk from property). It gets to King’s Cross in 15 minutes, direct bus to Stratford in < 30mins.

One thing I miss is having a gym in the development, or some tie-up with a nearby gym, as the gyms nearby have steeper costs. Also because of wetlands being nearby and in general the area filled with greenery, you may see occasional small spiders crawling into your balcony. Also wish there was a way to extend the lease beyond 12 months (but Fizzy does not do more than 12 months lease).

We're recent tenants, but would love to stay for a long long time in this development. We will update review based on how we feel after a year along with how costs rise here. But among the very expensive equipment works, blackhorse mills, this property gives you almost all the same things for much cheaper with less spiders and closer to tube and bus station.

No inexpensive gyms within < 10mins walking distance. Walthamstow Wetlands actually closes by 5pm.

Too early to comment since we’ve moved in recently and haven’t faced any major issues.

Great access to Victoria Line. Supermarkets and breweries nearby with Walthamstow High Street and Village walkable too. It’s quite densely populated so there’s lots of people around walking dogs, children using playgrounds etc but no through traffic on the road.

This is a well-designed modern development with a good quality finish. The flats are very well insulated for sound and for energy efficiency. The buildings are well run and the staff are friendly and usually very quick to deal with any issues that might come up.

Because of the high rise buildings, sounds from the street echo.

They generally respond very quickly and get issues dealt with efficiently.
