Since moving to the Palm House I've felt so at home, meeting new residents and building some many connections that I would of never have met if I lived in a normal private flat. The Building is always clean and the staff are always so friendly it really puts me in the right mood before I head off into the city.

Please tell us about the good and bad aspects of living in your local area:

The area il be honest on first impressions isn't the prettiest however I was pleasantly surprised as after you get to know the area in a short walk you have some amazing parks, loads of shops and restaurants and having a direct link to London in under 13 minutes means you never too far away from the city.

How has the building management responded to any problems or issues you have raised:

Every time I have had a issue I've raised this on the app they have and the next day normally I am contacted to book a date to get it repaired/actioned.

Please share one thing (or more) which you wish you had known before you moved in:

Parking is a nightmare, lucky for me I don't drive but when having friends/family visit there is only disabled parking onsite so something to be aware of.

Great staff and facilities, contract is a bit exploitative

Design and facilities are great. The staff are nice and easy to work with. The gym can improve in the variety of exercise you can with free weights (power rack, bench press, etc). I wish the bed isn't fixed in place since it would've been nice to move it under the TV to put my desk across the TV.

Please tell us about the good and bad aspects of living in your local area:

I like the grocery shops nearby as they are quite convenient. Restaurants can be better in my opinion, prices are good but the selection isn't great. One big drawback is the bin-collections next to us making a lot of noise on some mornings and waking me up if I have the window open.

How has the building management responded to any problems or issues you have raised:

Yeah, repairs and fixes were quite smooth. It usually was fixed within a few days if I had an issue.

Please share one thing (or more) which you wish you had known before you moved in:

I was really disappointed by how the contract was exploitative. For example, not being able to remove council tax from your contract mid-way (as I'm a student), no early move-outs even if you give 2 months notice, cleaning fee charged before moving out, etc. I understand some of this was already in the contract but not being able to make changes was too harsh.

Great base to live in and work from

The design of the building is with its residents in mind. I like how the spaces are designed for purposely designed for living. There are a range of public spaces and annenities for you to use. The facilities are good and allow you to socialise with others.

Please tell us about the good and bad aspects of living in your local area:

There’s a small Asda and a large Tesco within walking distance. There are also a range of convenience stores that are open til late. There are also a lot of restaurants in the area. There is a large park nearby that is clean and quiet. The area is great for transport links- there is Harrow and Wealdstone station where the Bakerloo, Overground, and Mainline train run through. The mainline train can get you to Euston in 15 mins. You can also get switch at Kenton for the met line or go to Harrow town centres and get the met line from there.

How has the building management responded to any problems or issues you have raised:

Yes- they usually respond quickly to any maintenance issues

Please share one thing (or more) which you wish you had known before you moved in:

The building has been likened to a uni hall by many people and guests. There are a lot of young professionals aged between 22-30 who treat the building like their personal playground or home. It can be off-putting at times, especially if you want to enjoy the public spaces. The rooms can get very cramped if you have more than a few things with you. If you’re moving from a fully-furnished apartment to a studio, it can be a bit claustrophobic. The rooms can also get very hot in summer. Averaging a constant 30c in the summer months and the windows don’t open very wide to let air in. There aren’t enough washing machines and dryers for the amount of residents. There are only five washing machines and five dryers for the entire building. Most of the time 1-2 machines are out of service and the others are filled with other people’s finished laundry which they don’t bother to collect on time. Consequently, doing laundry often ends up taking an entire evening

Since moving to the palm House I have made some great friends and connections which is what I wanted. Having rented privately before I wanted a change and I'm very happy to say the team here are fantastic and really add to the living experience here at Harrow.

The location and links to London are good, il be honest the immediate area isn't the most picturesque but the shops and restaurants around you do a good job for what you need.

How has the building management responded to any problems or issues you have raised:

Had no issues so far. The team communicates any maintenance works via email and the app when necessary.

The events are amazing and way better than what I could of expected.

The work area is large with a sprinkling of terminals that you could connect your laptop into. These terminals were provided at the request of residence. The communal kitchen has great views and is very large. As well as the 8th floor terrace there is a second the fifth floor.

There are good connections into London from Harrow Weal Station and Harrow on the Hill is a short walk away. There is a large Sainsburys (Kenton) and Teco's within walking distance

How has the building management responded to any problems or issues you have raised:

I've only had a few minor issues and they were dealt with on a timely manner

Please share one thing (or more) which you wish you had known before you moved in:

The original mattresses were too soft and the alternative Hypnos mattress, in an ideal world, could be harder.
