I’ve been staying for nearly 12 months, and the experience has been great. I’ve made friends with tenants and of course the incredible team at FOLK. They make the experience all the more pleasant!

It’s a really nice building, which is maintained well and has good facilities. Theres not too many people, which is great for a social doormat like me. The piano can occasionally be a bit of a pain in the butt during working hours, however not a biggy!

A little dangerous at night (my car was broken into) otherwise a wicked area. Nice cafes and restaurants

How has the building management responded to any problems or issues you have raised:

Yes, within one day of contacting, my sink was fixed

The freezer space is understandably a little on the small side!

Very modern and sleak design, always a great reaction from guests coming into the lobby. Shared facilities always clean and up to date with problems fixed quickly. Great team who are super friendly especially Nicco and Lily-belle that have nice chats with all of the residents.

Large shopping areas nearby, Loads of charity shops too. Some anti-social behaviour from people on bikes.

How has the building management responded to any problems or issues you have raised:

They are always very quick to resolve any issues and always nice about it.

Transport routes are mostly good but being more aware of quickest ways to reach more central london.

Great staff and facilities, contract is a bit exploitative

Design and facilities are great. The staff are nice and easy to work with. The gym can improve in the variety of exercise you can with free weights (power rack, bench press, etc). I wish the bed isn't fixed in place since it would've been nice to move it under the TV to put my desk across the TV.

Please tell us about the good and bad aspects of living in your local area:

I like the grocery shops nearby as they are quite convenient. Restaurants can be better in my opinion, prices are good but the selection isn't great. One big drawback is the bin-collections next to us making a lot of noise on some mornings and waking me up if I have the window open.

How has the building management responded to any problems or issues you have raised:

Yeah, repairs and fixes were quite smooth. It usually was fixed within a few days if I had an issue.

Please share one thing (or more) which you wish you had known before you moved in:

I was really disappointed by how the contract was exploitative. For example, not being able to remove council tax from your contract mid-way (as I'm a student), no early move-outs even if you give 2 months notice, cleaning fee charged before moving out, etc. I understand some of this was already in the contract but not being able to make changes was too harsh.

Good place to live in a time of transition

Design , good design Good common spaces. The large kitchen and gym stand out in the building. Facilities, good and clean facilities, Building management , good Property management. good The only suggestion I have for the place to change is that they should implement more sustainable practices and be animal-friendly.

Pros :Good location near waterloo. The area is safe and there are supermarkets nearby and many cafes. many facilities. Everything including. Good and friendly staff Cons: There is not parking availability, not pet friendly

How has the building management responded to any problems or issues you have raised:

The building management has responded to problems or issues immediately by reporting them. Ethlin has solved my problems efficiently, even whenever I have had questions she has taken the time to explain to me.

I had all the information I needed before moving to this place.

Everything is amazing I couldn’t say a bad word about the place - to be improved, kitchen facilities, plates and other utensils are lacking - also we need another laundry space / 6/8 more machines. The design of the place and the music is great, wouldn’t change much

The area is really nice, the town is lovely and rail links are great - parking would be nice if possible

Great - the team are amazing and fix every problem very quickly
