A good place to live.

I have lived here two years now and overall I am very satisfied with the build, the design of my house is very good with no wasted space. Customer service staff are polite and helpful. The only thing I would say is not of a great standard is the management of the green spaces, some of the work leaves a lot to be desired, trees have recently been planted and I noted that some are suffering from lack of water, a real pity .

Please tell us about the good and bad aspects of living in your local area:

I am very happy with Louth, there is a good selection of shops and restaurants. There is a market three days a week with a varied selection of stalls. I cannot speak for all areas of Louth but the area I live in is very quiet with no anti-social behaviour. I do expect a little more passing traffic when the new phase is sold but at the moment the roads are very quiet.

Please share one thing (or more) which you wish you had known before you moved in:

Phase two plan was changed after we purchased and now the garden is very overlooked. If I had known the houses behind my garden were going to be built at a much higher level than mine I would have bought another plot.

What is the best feature of your home:

Modern space with lots of light. Plenty of built in cupboard space.

The design of house is lovely but it's cheaply done we have had floods and cracks and paint issues. The area is okay the green area has taken a lot of work to make it nice but street signs are doest wring and some signage is incorrect around the site

Far from town and the development owners aren't very helpful when there's issues with our estate ...

The thing i wished we known is how unhelpful lovell were as developers

Things still unfinished like the Swales which makes it look scruffy. Designs of houses aren’t great as nowhere for storage. The two storage cupboards I have are small so can’t put things like ironing boards etc in them. No where to put a coat rack etc just not thought out well for actual usage. Dining room linked to the kitchen is too small too, there is a bit from the stairs in the dining area just makes it unusable.

Please tell us about the good and bad aspects of living in your local area:

Close to town which is good. Fire station and police station nearby. Road that leads to chestnut drive is not great lots of cars parked on it which means you can only get one car down it. Usually have to sit and wait and will only get worse with the new development.

No storage, just means you use bedrooms to store things in which is unsightly

What is the best feature of your home:

Kitchen nice size plenty of space and plenty of worktop space.

The house was so broken when we got it smashed glass in the garden around my children the kitchen flooded the sinks not on right I can carry on with the list that never got fixed no matter how many times I would ask for help. It would have been nice for more customer care.

The location was lovely nice walks around until the new houses was built I had a drive so parking was fine.

How poorly built the house was, and the fact we was lied to about how close the new builds where.

What is the best feature of your home:

The garage was attached and the door had access to it.

House is pretty from the house unfortunately inside has not been give practical thought. The cotterdale, has no hall light near front door on entering, despite ample space left. Instead has been placed halfway down the hall about 1 metre from the second hallway light switch near the kitchen. This is not ideal if you come home at night as it means walking in the pitch black trying to find the switch. I though a hall light near the front door was standard practice and common sense. Had no light at internal garage door, again because of this you had to walk the entire length of the garage in pitch black to use the switch near the big garage door. Really dangerous. Had to have a switch fitted. For a 4 bedroom family home the kitchen is very small only a small 4 seater round table is practical. It is just big enough for a single/couple person. I struggle to see how a family would manage without feeling like sardines in a can. No upstairs shortage for towels, toilet rolls etc. airing cupboard has hot water tank so no available space, no further storage has been thought of and because of layout of bathrooms upstairs there is nowhere to add any cupboards inside bathrooms. Finish quality not the worst but not great. Bits of paint missed. Hole in the wall hear boiler. Left the space down the side of the house just bare dirt. No grass (paid for turf), stones anything just dirt. Fencing used have large gaps between each piece of wood. So you have no privacy in your garden and can see if someone is in their garden 2-3 houses away. Utility only has space for 1 appliance and small cupboard next to it. So tumble dryer has had to go in the garage. Radiator in hallway is not central to wall so aesthetically is looks odd.

Close to town but not so close as car / noise is a problem.

How has the building management responded to any problems or issues you have raised:

They have been responsive and have sorted issues. Workmen have been friendly and have kept a professional demeanour whilst in homes.

No of asked if they were finishing the side of the garden and the hall switch.
