The house is great! Simple life are an amazing landlord. Issues get sorted quickly. Everything has insurance! And most of all, PETS ARE WELCOME!! All new appliances when moved in Freshly painted walls Child friendly housing Everything has insurance! Love it

Parking availability is great! Bin collections are never late! Park across the street! Just wish we lived around better people outside of the development

I love the property design. Each property has 2 spaces which is great as long as residents are considerate with how they park their cars. The property is advertised as 3 bed however the 3rd bedroom is so small it can only really be described as 2.5 bed in my opinion. The rental price is fair with regards to the current market. Simple Life try to create a community by having competitions, yearly Santa visits and ice cream in the summer which is nice. Covid has meant that it is difficult to get to know residents though. A few people have moved on but the majority of people have been here over 2 years since the development was completed. The properties were not completed to the best standard unfortunately. I have had to have the back bedroom carpet and floorboards taken up to connect the radiators which were not connected on completion. This took a year to get resolved after being advised to bleed them several times. I have also had to have the plumbing in the street re-worked as the houses were having raw sewage back up through the bathroom sink, toilet and bath for about 6 months. One of my bedroom blind cords snapped as it was poorly installed and I was told I would have to fix this myself which I found annoying. Getting in touch with the property managers is generally straight forward and quick as it is just like contacting customer services of a large company.

Please tell us about the good and bad aspects of living in your local area:

This area was notoriously rundown with high crime rates and council housing when I was growing up but the simple life development is tucked away in a cul-de-sac which makes it a little gem. It is very quiet with no real footfall from pedestrians or passing traffic. Parking is limited but the surrounding roads are free. Each property has 2 spaces which is good however some residents are not the most considerate and do over park onto others' space or have several visitors around and block exits. We had one antisocial episode where a jaguar was abandoned and somebody later came and smashed all the windows. The police removed the vehicle the next day. Bin collections are fine now but as the development was not complete for a good few months after residents moved in, the refuge was not collected multiple times leaving bins overflowing. The nearest corner shop is 5/10 mins walk away but there are lots of retail parks within 10/15 drive. The hospital is also 10/15 min drive away. The nature of the development means it is difficult to access by car so some sat navs direct people to a no through road which is inconvenient when you have to leave your house to meet the deliveroo driver out in the rain! There is a lot of wildlife around here, squirrels, ducks and foxes. We currently have a flock of pigeons and seagulls who have decided to make a home in the area. This is a recent issue and is causing a lot of bird fouling. There are wildlife reserves close by with large ponds- good for dog walking, and aa few little parks not too far away which is great for little ones. There are still a lot of lower class residents in the area meaning there is fly tipping and graffiti in the parks and school ratings are not great. Bus links are good with frequent buses to the hospital and retail areas.

How has the building management responded to any problems or issues you have raised:

They have responded promptly but struggled to resolve issues completely or in a reasonable time frame..

You will need to purchase your own key for the meter boxes. The property doesn't come with one and they are locked. Also my property came with 'fibre to the property'- FTTP, as oppose to 'fibre to the cabinet' FTTC, which meant I could only go with one internet provider- BT. It took a lot of searching to find this out. The best thing to do is to go to your WiFi settings and see who your neighbours have as their provider on the drop down list. This would have save me a lot of ringing around and disappointment when companies explained to me that they don't offer fibre to the property broadband.

In general the home itself is good. All the fixtures and fittings are adequate, more low-end than mid range. More storage in the property (as well as garden storage) would have been beneficial. Two cupboards for a three bedroom property just isn't enough. The lawn hasn't been laid correctly and concrete remains underneath creating a swamp when it rains. When there are issues they are addressed in good time, but unfortunately some things take a lot of chasing up before something gets done. For example, I still have a door that likes to break now and again making it difficult to open and close, yet someone always fixes it and pushes back that it doesn't need replacing... even though it's very clearly broken.

Transport links are quite decent. There are no supermarkets or larger shops in the area (within walking distance) aside from a corner shop where someone got stabbed recently and have youths hanging out outside it every evening. There are no restaurants in the near vicinity, again, walking distance. Of course you can drive about 2 miles to a restaurant. There are plenty of dog walking areas though, could be more trees. The development itself is very bare. Everything in terms of parking, bin collections and traffic is generally fine. The allocated parking spots definitely are very good to have. There is plenty of anti-social behaviour on the street as it borders homes with tenants that don't work. Most of the time it's fine, but the noise levels on the weekends can be a bit much. Plus someone tried to break into one of the houses as well as our own. Generally I feel I have to constantly be aware of how I present my house to not invite unwanted guests. For example, making sure I don't make it obvious when no ones home, keeping the blinds up, leaving the porch light on, not putting the bins outside and collecting them promptly so that they can't be used to climb the fence.

Again, that we don't have access to the loft. This was confirmed to be accessible by the estate agent, yet when it was too late to back out (after giving notice on my previous property) the landlord stated that this is not the case. That we wouldn't be able to lay down more slabs or add a shed in the garden. This, again, was confirmed by the estate agent to be absolutely fine. Yet when we moved in and rang the landlord they said we'd have to remove everything and put it back as it was, which is an impossible task, so basically no you can't do anything to the property to make it more liveable.

More storage, better quality lawn and a shed to store garden equipment in. Not sure how we're expected to mow the lawn when there's nowhere to store a lawnmower.

I love the design of the living spaces. However, the bedrooms are quite tight and feel like a box. The facilities are good and up to standard. The management responds quickly to challenges when called on. One major challenge is that there's is only one key access to the house as the keys cannot be duplicated and all attempts to get through to the landlord via management for a spare were in vain.

There are few shops around. Accessible to bus stops. Regular bin collection Parking garage in front of building And away from traffic

So far, there hasn't been any issues relating to building management.

That only one key will be used to access the property. This is challenging for a family.
