The design is good as it is a tenant house. However, walk-in bathrooms would have been preferable for use. Simple Life Homes are very good In the management of their homes. Servicing the necessary gadgets. I would also suggest self contend rooms . Each room having it's own bathroom and toilet.

The location is good. But if you don't have a car you can not operate very well from this end as there are no buses coming into this place. The location is very lovely and peaceful.

The company should give room for viewing of properties.

What is the best feature of your home:

The white kitchen unit. The electrical fitting is standard.

The development is serene, new and full of space. It’s not crowded up and has enough green space and play area for kids. The new shops - Tesco, Dominos and Fish shop is a nice addition. Very good area and development to live in with a young family. Very lovely.

The local area is full of vibrant and young family, with local amenities and easy access to shops and necessary facilities.

Simple Life is a decent company! They have nice homes but I just think some are in the wrong locations. There needs to be some word around customer services & how they treat their tenants. But all in all it is a nice home in a quiet area which I think most people would be happy about

The good things are the area is very qiuet, clean & safe. The bad things are if you don’t drive, you will have to walk a fair distance to get to a decent supermarket. Yes there is a corner shop but it doesn’t t always cater for your needs

How has the building management responded to any problems or issues you have raised:

Not the greatest! There is always delays when dealing with my queries, sometimes I even have to explain myself all over again

That the houses wouldn’t be close to any supermarkets

The property management staff have always been great - I have reported 3/4 small issues and they’ve always been responded to same day. The building management are also fairly helpful regarding any issues. In typical new build fashion, the house definitely has some flaws and the quality of the house is not the best ive ever encountered but it’s far from bad and a lot of things the building company have rectified.

Please tell us about the good and bad aspects of living in your local area:

We have some shops such as Tesco, coffee shop and some takeaways in the estate area but anything else isn’t that close. Ideally I’d recommend having a car to live In this area, but it is still nice and a lot of nice fields / walking space. Parking on my street is great and haven’t experienced problems with anyone, all seem very friendly. It’s quite a nice area at the top of the hill

I wish I had known how handy it is having a car living in this area

What is the best feature of your home:

Overall just the ability to have a new build house without needing a mortgage. The bathrooms and kitchens are especially great and kitchen comes with everything you need and very modern

The overall layout and space within the properties were utilised very well and the homes come equipped with many key essentials, white goods, heated towel rails and mirrors in bathrooms as well as a built in wardrobe to the master! Any issues, albeit there may be a delay in getting these resolved, simple life are quite attentive.

The location of the development is ideal, falling under Sandwell council but only a short distance from Birmingham city centre, masses of amenities and transport links close by. Only downfall would be some of the neighbouring properties to the development aren’t the most appealing to the eye

How has the building management responded to any problems or issues you have raised:

Jobs get looked at but can take up to 3 years to be resolved.

Please share one thing (or more) which you wish you had known before you moved in:

The rental increase amounts and that no two resisidents with the same home pay the same amount rent

We're concerned by your statement that some maintenance fixes may take up to 3 years - all our maintenance tasks are attributed to a close out timeframe with non-urgent jobs at 30 days. We appreciate that no two properties will be on the same rent - all homes are valued differently based on their number of bedroom, the outlook and size of their garden. Rental increases are made around the year anniversary date of a resident's move in date, so each tenancy will be renewed and rent reviewed at different times of the year. All rent reviews are in line local market rents at the time of review. We hope this helps to explain.
