As well as close transport links, the site is also surrounded by good schools within 3 miles. The University of Wolverhampton is also just 5 miles away.

Amazing houses, good neighbours and very professional but also ready to go the extra mile in securing a good tenant and helping with everything involved. Friendly, reliable and approachable, he never failed to either pick up the phone or ring back and helpfully acted as an intermediary between me and my vendor's slow solicitor! He helped make the whole experience a little less stressful.

Any problems we have had in the house have been dealt with efficiently and resolved quite quickly. Outside garden maintenance is poor and could be improved. The Company that provide this service just do the minimum as quickly as possible. The plants and shrubs are of a poor quality and die off easily

We are happy living on the development which is relatively peaceful. We have recently had trouble with fires being started in an old building near to the canal. One of our concerns is with the front and side garden maintenance which is very poor. More care and attention is needed by the company which does this as their attention is poor.

How has the building management responded to any problems or issues you have raised:

Any issues have been dealt with reasonably quickly and efficiently

Design is fine. Building was put up so quickly we had many issues that took a while to be fixed but can be difficult getting appointments for things being fixed by Simple Life and their team of handymen are perhaps rushing jobs shall we say which in turn means getting them back a second, third, or in my case four times for one job.

Please tell us about the good and bad aspects of living in your local area:

It’s a very run down area with very few amenities in walking distance. Not very comfortable walking around at night. Bus stop is very close by but tram links are a good 30 minute walk away. Parking can get tricky but good job we have driveways.

How has the building management responded to any problems or issues you have raised:

Through the fixflo system which is online which is ok.

Please share one thing (or more) which you wish you had known before you moved in:

Because they’re new estates there are no show homes to see which is annoying. Wish I’d have known more about the area as may have looked elsewhere but they know they’ve got you with a new build.

Hi Sam, Thank you for taking the time to leave a review for Simple Life. Just to be be clear, Simple Life is your landlord - we are a build to rent specialist, so you are renting from a corporate landlord. As industry standard and outlined in your tenancy agreement, your rent will be reviewed once per year. We appreciate the current climate is difficult for everyone, so during Covid, we stopped all rent increases for a year. Whilst we inevitably have to increase rents in line with the market, please rest assured that we do always consider this carefully and ensure our rents are fair and comparable to rents in the local area. We can see that you are not so satisfied with the local area. As your current tenancy term comes to an end, please do et in touch with us as we would be happy to look for another Simple Life home for you in an area that suits you.

Quite like the overall design of the house, spacious kitchen and rooms for a 2-people household. It would be better if the mirrors are installed inside the wardrobe but not facing to the bed (with open doors not sliding doors). The property manager is responsible and reply promptly if we have any queries.

Please tell us about the good and bad aspects of living in your local area:

It's quite convenient to local shops and restaurants, just about 5-minute drive, but a bit far away from the nearest train station. Our neighbours have at least 2 cars parking on the road apart from their own driveway, as we are in the middle of terrace house, it sometimes gets so difficult to park our car. Hope Simplelife could sort that out.

How has the building management responded to any problems or issues you have raised:

There were a lot of issues with the house when we moved in, it took around couple months to sort things out.

Please share one thing (or more) which you wish you had known before you moved in:

As we didn't get the chance to view the property before moving in, some of the major issues affected us, e.g. not enough water pressure causing no proper shower. It would be better if the landlord could fix all things before letting the property.

We're more than happy to speak to your neighbours about the parking situation - please just get in touch with your Asset Manager so we are able to identify you and your exact property. Additionally, we're sorry you faced some maintenance issues once you moved in. As you will have seen, we do a property MOT prior to new residents moving in - this helps to mitigate the risk of residents having to report maintenance snags upon move in, so we will feedback water pressure as a possible addition for future. Property management for health and safety

Living in our local area is quite good however we would like plants and flowers to be trimmed on a regular basis. We have a big Bush of lavender placed right in front of our doorstep and its really bothering us because its the home of soo many bees. Everytime we open the front door to go in and out we the bees come inside. Wheneber my young 1 and half old daughter goes out to play she gets stinged by a bee because she loves to touch the lavender plants. We have complainer so many times but we are not allowed to cut it. We would like it to be changed to grass or kept at a minimum and trimmed on a regular basis because its becoming a health and safety issue.

There are alot of young kids that do not live on this development but like to ride their nosy quad bikes on our street at odd times which is really disturbing

How has the building management responded to any problems or issues you have raised:

We have reported this plants issue ever since we moved in into this property but nothing has been done to it so far

Its a lovely neighbourhood to live in and not much issues around
