The development is very nice and peaceful full of welcoming people. Building are of good quality and well insulated especially if compared to typical house in Sheffield. Unfortunately it is not perfect, since gardens are very hard to maintain due to landscape design failure.

The area is very lovely and peaceful. The building is of good quality. There is immediate connection to tram stop as well as supermarkets. The downside is the absence of traffic lights on crossing.

How has the building management responded to any problems or issues you have raised:

Yes all the questions were raised in time and logged into the system.

Please share one thing (or more) which you wish you had known before you moved in:

Toilet drainage was damaged from the parking construction, so I was surprised to see water coming from below the floor. However, that was fixed promptly.

The houses are decent but could be better, the area is what makes it

The houses look smart and thanks to a lot of the trees on the site being protected it's a lot more spread out that it otherwise would have been. Moving into a brand new house was great, but over time it becomes obvious that Quality isn't the best however, Keepmoat quite obviously built them on the cheap and we've had numerous problems that come from poor materials or quality of workmanship including leaks, expanding and warping doors/windows, stair banisters coming off the wall and a poor quality lawn laid on top of concrete. There is a decent sense of community here, people of all races, ages and ethnicities and everyone seems to get along which is a rare thing these days. The only downside is the proximity of the college. During term every bit of pavement will have cars parked from students despite their being single yellow lines. There's also an unlit path that cuts through the site and students tend to spend a few hours every morning, lunchtime and evening smoking 'recreational drugs' which can make the adjoining gardens stink. We have reported this on numerous occasions as have other residents and we're always told it's not our problem. Simple Life don't want to know, SCC don't want to know but someone has to own it given they built new steps at one end and installed bollards at the other.

Please tell us about the good and bad aspects of living in your local area:

Stones throw from the City and has an adjoining tram stop. Not many shops or other facilities nearby - there is an ASDA a ten minute walk away but that's about it. East Bank Road can at times be very busy but you don't hear any noise from it.

How has the building management responded to any problems or issues you have raised:

Sometimes they can be really quick, especially if it's something that's going to be at a cost or benefit to them, for other things it can feel like you're pulling teeth to get things fixed - assuming they even are willing to fix it. Our lawn was laid on concrete - we have pictures of the garden from a few days before the turf was laid from a survey available on the SCC planning portal and slabs from the old school that was on the site previously were never lifted before the grass was laid and they're still there under a couple of inches of top soil, this leads to incredibly poor draining which means over winter it's completely saturated, doesn't drain and as a result most of it dies off by spring. We reported the issue, a man with a shovel turned up after a few weeks, stuck it in the ground at a few points and left, we then heard nothing. Chased it up only to be told it's 'to specification' and therefore nothing would be done about it. Several other properties on the site have had their lawns re-laid after draining works.

We moved in when the site was first handed over in late 2019, we ended up living amongst construction into the first half of 2020 and then again through the summer of 2021 when the road had to be dug up and re-laid as it was laid wrong to begin with.

We’re pleased to see that you would recommend us as a landlord and that you love the community at your development, it’s close proximity to the city centre and we’re delighted to hear that you enjoy our annual resident events! We’re disappointed to read that after moving in you feel like the quality of your home hasn’t met with your expectations. Unfortunately, it is very common for new build properties to have snags that crop up as the house settles after build – please rest assured that although this is frustrating, it is completely normal and also unavoidable. We can see that since moving in you have been proactive in reporting any maintenance issues, which helps us to get things resolved by the housebuilder within the warranty period. We can see that you did unfortunately experience a delay in a previous heating issue which was due to a clash with your holidays, however, we can see that this was a fault and heating was still available to you, so this would not have been treated as an emergency issue. We can also see that you reported flooding in your garden, however we note that this was during extreme weather conditions. Our report carried out at the property showed that the garden meets with all NHBC requirements regarding the depth of soil, along with confirmation that the garden didn’t look to be holding access water. We are not aware of your claims regarding paving – please do feel free to email us with additional information. We’re also sorry to hear of any inconvenience you are having from people college students on the development. As these people are not our residents and they are hanging around on authority adopted land, we have very little power over this situation, and we are not in a position to close the walkway ourselves as this is not our land. Any antisocial behaviour issues such as this should be reported to the police and to the college.

Worth its struggles.

Although this plot does not appear to be the biggest on the outside, there is a lot of space inside. In terms of construction, the buildings are well designed and well built, but not without issue. Property management, however, is not as good as the houses themselves. We've had a handful of issues since moving in, with both property management and contract management. While the grass itself is terrible (due to the low budget install and horrific drainage), the garden is the best feature. Having moved from a flat it’s perfect.

Please tell us about the good and bad aspects of living in your local area:

The Queens Road area is an excellent location for off high street shopping, however there are very few bars and restaurants within a short walk (aside from the best brewery in Sheffield that is only a 10 minute walk, Triple Point). This development is in an ideal location given its easy access to the city centre by tram, bus and foot . The city noise pollution is very low, you don't even feel like you live in a city, and you hear very little traffic/disruption. There are a lot of the children from different households play together which shows great community spirit. However, these builds can get very hot during the summer requiring windows to be wide open, a lot of loud children can be very testing when you are working from home. Neighbours, they’re a key part to the community but certain neighbours have a disrespect for the community and environment. From overflowing bins (resulting in rubbish being blown all over the development) to parking where they shouldn’t on the already narrow roads (especially on a hill when the ground is frozen over).

How has the building management responded to any problems or issues you have raised:

Management are very bi-polar in our experience of them handling our relationship. Somethings would be completed within days (quicker than you’d expect) and others would take months or even over a year. At times it would appear the more it affected Simple Life themselves or when they needed something form you, the quicker the issue would be resolved. However, the same could not be said when you need something form them.

Honestly, it would be that the rented properties are worth the struggle. Dealing with Simple Life at times is very testing, but you are going to be hard pushed to find a better rented development that has as much to offer and is as close to the City Centre as East Hill Gardens.

The development is very nice. Building are of good quality and it is perfect and have nice garden . Diverse choices. I live in three floors and three rooms. I have a private parking and there is a visitor parking in the area and it is clean and quiet

East hill gardens is a great development. So close to the train station and city centre but far enough away to feel like a neighbourhood. I can not fault simple life. If anything needs fixing they are quick to respond. My favourite thing about living here are the events they put on for their residents.

The development is a 10 minute walk to the station. Also a park, Asda and petrol station close by.

How has the building management responded to any problems or issues you have raised:

The app is a great and efficient feature. You can follow any issues you have logged. The building management always respond quickly and friendly.

Please share one thing (or more) which you wish you had known before you moved in:

How long the development had left to being completed. It seemed to take a while whilst we were living here but this is probably due to the pandemic.
