A convenient placed, high-quality, spaceous and clean apartment

Jonathan L (Tenant)

Herbert House, CV4

Oct 2024

Please tell us about the good and bad aspects of living in your local area:

Positives: - Within a 5-8 minute drive away from local shops and amenities such as Saisbury's, Aldi and Cannon Park Shopping Centre - A 5 minutes drive away from Tile Hill Primary Care Centre (containing a GP and Dental services) as well as Tile Hill Library - A 2 minute drive (10 minute walk) from Cromwell Garage, making convenient for MOT testing - 4 minute drive from Tile Hill Station (has free parking) - 11 minute drive from Coventry City - Apartment comes with a parking slot and there is visitor parking behind the building. Negatives - No food waste bin - Neighbours (both within and outside the building) can be quite noisy at night. E.g. Playing loud bass-heavy music at night - The bin shed lock breaks frequently and neighbours do not even bother to lock the shed door after use.

How has the building management responded to any problems or issues you have raised:

Wise Living's Fixflo online reporting system makes handling maintenance issues very convenient. Issues that are not deemed to be the tenant's fault will be repaired for free. Landlord/building management respond quite quickly to emails and will send out PSA emails to all building tenants to notify them of notable issues.

Please share one thing (or more) which you wish you had known before you moved in:

Get yourself a portable air conditioner because the Apartment can reach up to around 31°C Buy a curtain and curtain holder for the large window, since it does not come with one.

Great accomodation for renters

Please tell us about the good and bad aspects of living in your local area:

Cheaper bills ans reasonable rent, although a big jump in rent this year compared to last year. The overall look of the flats are nice and the finishing is good equipped with everything you need e.g. washing machine and dishwasher. Good sized rooms and modern bathroom, the property feels safe and secure. The parking can be a bit annoying at the far block due to trees and limited lighting.

How has the building management responded to any problems or issues you have raised:

In some cases maintenance requests can take a long while to be sorted.

Please share one thing (or more) which you wish you had known before you moved in:

One good thing i wish i knew before is the wifi situation. The apartments have fiber throughout so the wifi available is very good.

Please tell us about the good and bad aspects of living in your local area:

I'm very happy with the area, I have local shops, gym, big superstores, my work place all with in 1 mile. The traffic routes are great and are very easy to head into Coventry or Birmingham. The flats themselves are situated off a main road and therefore are very quiet, infact I can't hear any traffic from were my flat is situated and the people in my block are very quiet aswell. All in all it's very peaceful living here.

How has the building management responded to any problems or issues you have raised:

The only 'problem' was that when I moved in there was a lock in the bin cupboard and I couldn't find the come in the welcome pack, quick phone call to the offices and the code was passed over.

Please share one thing (or more) which you wish you had known before you moved in:

I order quite alot off Amazon, sometimes the delivery driver will bring the item up the stairs and leave it outside my door, sometimes they will leave the item under the post boxes on the ground floor. This confused me at first as I had a message saying it was delivered to me but was actually left downstairs, but you soon get used to it.
