Well maintained, well managed, clean, energy efficient home with easy access to local facilities.

We have just moved in. So far it has been excellent. The roads are quiet and plenty of open spaces and wildflower gardens and paths to have a walk or walk your pets. We are a family of 3 and the local children knocked on our door with a big welcome which was very nice to see. There is a new play park opened and they told us all about it. Overall a quiet, clean location with good amenities.

Please review your development:

The move in has been extremely smooth and efficient. The property is well managed and well maintained. Joe has been very responsive as has the maintenance team. It was left in excellent order and whatever minor issues, like a broken door handle, were fixed immediately. The only design issue for our family is that the main bathroom only has a bathtub and no shower available. This is not ideal for an energy efficient home. We are trying to see if one can be installed so the bathroom can be used regularly. There is however a shower cubicle in the master bedroom.

Please share one thing (or more) which you wish you had known before you moved in:

We confused the Ashlawn development with Houlton/Pioneers, the latter being a further distance from Rugby schools. It would be good to have known bus routes.

How has the building management responded to any problems or issues you have raised:

Most internal problems that could be fixed immediately have been completed. Others maintenance jobs for the garden fence for example have been scheduled.

Living here is very convenient for me. It’s well managed and I feel safe and comfortable. The station is 2 minutes away and I can park my car off road. The other tenants I’ve met are polite and friendly and it’s a lovely community.

Please review your development:

Property management is top notch and anyone who’s rented for a while will really appreciate that. The design of the flats is pretty good – if I could make suggest some small improvements then I would but I’ve made my flat my home in the best way I can.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had a flat that didn’t face in to the sun in the afternoon because it gets quite warm. I’m also facing the road which can be noisy when windows are open. I don’t really like the vertical blinds which flap about in the wind.. that could have been thought through more.

How has the building management responded to any problems or issues you have raised:

I reported a fault with my washing machine which they dealt with as quickly as possible.

The good aspects of my living area is that it is close by to all amenities within the town. The bad things are the people who don’t pay for parking blocking up the roads. Also there is no control over people being loud during anti social hours.

Please review your development:

The building management is okay, I like how there is 24 hour security and lift access.
All of the reception staff are lovely and helpful and have always sorted any problems
The only issue I have had is with one security man who is always on his phone and has handed me the wrong package a few times

I wish I knew they were going to up the price of the parking and rent. It is a small space and we should not have to pay so much.
I also wish I knew they were going to take away space in the lobby area

How has the building management responded to any problems or issues you have raised:

Problems have always been sorted as soon as possible, this has been pleasant.

The shops are conveniently located and close by, and the bin collection is consistent and efficient. However, the parking situation is problematic due to the high parking fees, while some people are able to park their cars on the side of the road without any charges.

Please review your development:

I enjoy the themed design of the buildings. The facilities are always conveniently available throughout the day. The management is kind and approachable when you see them out and about. The only issue is with one of the receptionists, as he is always on his phone, either talking or playing games.

Please share one thing (or more) which you wish you had known before you moved in:

That the rent would increase after a year, as this was not mentioned beforehand.

How has the building management responded to any problems or issues you have raised:

They have always been quick and efficient with issues that have arisen.
