Having moved to the location around a year ago, I have overall had a pleasant experience at Stonefield Edge. Located close to keep amenities such as the gym, shops and schools it has been perfect for me. Furthermore, I have always felt safe and secure with a good community spirit. This includes the security of the buildings which are kept in good condition. Regarding property management it has generally been positive. With good communication and excellent community events thrown. Only negative would be wait times for communication as it hasn’t always been the fastest. But, we thankfully have never had any major problems.

Overall Stonefield Edge is a great place to live. It is a safe, pleasant and calm place to live.

How has the building management responded to any problems or issues you have raised:

Always been sorted, however delays in response sometimes.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing springs to mind, but make sure to have questions to ask.

Lovely place to live

Houses are designed well and give a good amount of garden space also. Driveways are spacious and there is plenty of parking on the street. Repairs are easy to report and easy to get in touch with property manager. Facilities in the house are good. Just lacking tumble dryer as the washer/dryer machines are not good at all.

The development is very quiet and well kept. You have very good access to shops and services and very close to main roads. Walking distance to supermarket too.

How has the building management responded to any problems or issues you have raised:

I have many issues raised from when I moved in which are still outstanding and ongoing as this has been taken to a higher level.

Please share one thing (or more) which you wish you had known before you moved in:

The house would not be fully cleaned and in a ready to move in state.

The building for the heat is unbearable. The bin collection I have reported several time, smashed glass on the car park the weekend and all in tyres. Car speeding down estate . I could go on Many more things

Yes but my cooker needs to be replaced as crackers and nearly been 2 months and nothing

The heat of building and the noise of people walking or children running about upstairs

Hi Kele, Thank you for your review and feedback. If you haven't already, please could you report the smashed glass to your Asset Manager and they will be able to get this cleared up asap. Your local bin collection is a service provided by the local council, so any issues with this service, needs to be reported to them directly.

Great community and lovely family home

Were in a a 4bedroom, it's a great home and location suits myself and 3 teenagers who all have to travel in different directions each day, the living room and bedrooms are ample in size, I love having an ensuite shower and toilet, meaning I don't need to wrestle with the teens to get ready! The garden is cute and just enough, and we keep it low maintenance, our lovely dog is happy running round it, plenty of room for socialising in the summer months. Properties light and airy throughout, they keep the heat in brilliantly in the winter, we've lived here 2 years now, and finally feel safe enough to put down some family roots here, where as we have had to move a lot with previous rentals we have lived in over the last 10years. When private landlords circumstances have changed quickly and want to move back or sell their homes, or they've issued no fault evictions notices rather than do the repairs to the property. Customer service is getting a lot better, it did go through a little rocky patch early 2021, where a lot of staff came and left. But been fantastic this last 12months. Thanks Simple Life team. Cost of living maybe going through the roof but at least we feel some security of a roof over our heads and friendly helpful staff here at simple life. Thank you

Great estate to live on, perfect location for commuting with public transport to Birmingham and other large cities within walking distance, and running every 10minutes or so. Local amenities great, plenty of shops and supermarkets, wolves city centre just 5minute drive away, although you wouldn't realise this with all the lovely nature reserves we have on our doorsteps,

Please share one thing (or more) which you wish you had known before you moved in:

Walk around the estate and off it, you see so much more, and find lots of hidden treasures you wouldn't find by car

Beautiful estate with aesthetically appealing features.

The development is beautiful. I feel the designers have gone above and beyond to create an estate that has a traditional yet modern feel. They have used planted some beautiful flowers, in particular lavender, which in the summer months attracts a lot of bees and butterflies, therefore helping the local environment. I personally feel there needs to be more bins around the estate and possibly CCTV at the main entrance points to the estate.

Please tell us about the good and bad aspects of living in your local area:

Good aspects include being close to local transport links such as the motor way and train station meaning getting into town is very easy. The schools in the local area are rated good by Ofsted. The development is situated within walking distance of a school, leisure centre, restaurant/pub, retail shops, convenience stores and takeaways. Unfortunately on the estate there has been a lot of car thefts and antisocial behaviour caused by young teenagers. These matters have been reported to the police and were dealt with in a timely manner. Parking availability could be better for visitors, but this would be helped by tenant’s using their allocated parking space rather than parking opposite the front door. Bin collection are timely and the area is kept clean and tidy.

How has the building management responded to any problems or issues you have raised:

The only problem I’ve had was a broken window. They sent someone out during the night as it was unsafe. The window was temporarily fixed but I had to wait a long while before the catch was replace.

Please share one thing (or more) which you wish you had known before you moved in:

Order a sofa ASAP!!! I left mine until I was in the property so it took around 6 months to come. Sign up to The Modern Milkman, their things are amazing and environmentally friendly.
