Of all the previous letting agents I’ve dealt with, Simple Life Homes is by far the best. They have an online system to book issues and repair requests which they check very frequently. Anything that needs repairing, they get onto quite quickly, with only one exception. The houses have a great design overall, with a great price.

Please tell us about the good and bad aspects of living in your local area:

The selection of shops is fantastic with the retail park being just around the corner and spinning gate a 15 min walk away. Since lockdown the selection of buses has been reduced, but still a decent amount. The Hilton park area is lovely, but the pre-existing houses which you need to get by doesn’t look as nice. We do have some privacy issues, as the parking area behind us is raised and can see into our garden. There is also some antisocial behaviour with a couple neighbours and the odd loud car through the night which sometimes wakes us up.

Please share one thing (or more) which you wish you had known before you moved in:

I would’ve liked to have known the garden wasn’t very private and I wish it was clearer that the property was terraced, as the picture shown was a semi-detached

Please share one thing (or more) which you would change about your development:

If I had to change one thing, it would be quieter surroundings, as some other tenants can be quite noisy.

Living in the development area has been a mixed experience. While the house and the area are generally nice, the negatives unfortunately outweigh the positives. The house is plagued with cracks, likely due to rushed construction, and these become more prominent in warmer weather due to swelling. We had to replace the front door lock because it was so faulty that we couldn't get the keys in and out. The neighborhood leaves much to be desired. Some neighbors tolerate bad behavior from their children, and we've had police knocking on our door at 6am because a neighbor wouldn't communicate with them. The entrance to the development is problematic, with many cars parked at the end, creating blind spots and making it dangerous to navigate. With limited play areas, children are often in the road, and speeding around corners is common. Maintenance issues take a long time to resolve, and we are often charged for problems unrelated to us. Complaints are frequently ignored. Simple Life, the managing company, is not as responsive or helpful as they claim to be; finding someone to talk to is a challenge. The rent is extraordinarily high and unaffordable, yet we feel stuck because saving up to move elsewhere takes a long time. There is also a lack of understanding or flexibility when it comes to rent issues. Overall, while the house and area have potential, the numerous problems and poor management make living here difficult.

Living in my local area has its good and bad aspects. On the positive side, it's a great family community where kids frequently play together, fostering a sense of camaraderie. Neighbors are supportive and willing to help each other when needed. The convenience of having shops, restaurants, bars, and essential amenities nearby is another significant advantage. However, there are some downsides. Our community is adjacent to a rougher estate that often sees police activity, resulting in frequent noise from engines. The limited size of the area means there isn't much space for children to play, leading them to often use the road. Additionally, while many neighbors are wonderful, some can be quite troublesome, which occasionally disrupts the peace.

How has the building management responded to any problems or issues you have raised:

Not the best but they have fixed issues that WE have reported in a good amount of time. Issues they find themselves are usually sorted immediately without consulting us and then charged for it.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known how thin the walls are and how there is no drainage system in our back garden. You get loud neighbours who bang around, you’re getting little to no sleep.

Our phone system has moved to a queued system, so no call goes unanswered, so we're surprised to hear that you are having trouble getting hold of us. We try to manage resident expectations as best we can including giving all repairs a categorised emergency to non-urgent repair timeframe, outlining what repairs are deemed as resident responsibility and outlining in your tenancy agreement that rents will be reviewed once a year in line with that of the local market rents. A lot of money for what you get

As I’ve mentioned above the entrance to the cul de sac where I’m living, turning in and out of the street is difficult and you have to be cautious of oncoming or turning vehicles as parked cars are all the way up to the entrance, making it only available for one car to turn in or out. Maintenance I’ve not had to report much apart from the first few weeks of living here. From communication point of view it’s been good. When an issue has been reported it would be good to check what section has been reported, as I had a bathroom extractor fan that was broken and they sent a contractor for the kitchen who advised they would have to ask for someone else to come out. Then I reported a leak to the shower and they fixed the issue but left (and still the same now) a damp patch and wood rotting on the wall and skirting board. I was told it would be looked into and not heard anything back. Apart from that it’s been quickly handled.

Please tell us about the good and bad aspects of living in your local area:

The good aspects of living on this development is good access to shops and facilities. Retail park, Leigh Sports village, the bus route, Lilford park. Etc. The bad is the Anti social behaviour comes from the neighbouring streets, not the estate itself which then spoils it. The children off the streets, runs on the gardens, break branches off trees, stand on plants and flowers, run on your drive and around your cars etc. In the school holidays it’s a nightmare and constantly on edge about the premises. I have a dog and they throw bones over the fence, which luckily on a few occasions I’ve been able to avoid my dog getting hold of it. I’ve asked previously for signs to be added to the grass area, stating that it’s private property and been advised ‘No’ I’m sure a piece off wood with a brief sign on wouldn’t be too much cost for the development. The traffic noise is none existent, where I am but it could do with signs as cars park close to the corner and this can be a nightmare when turning in and out of the street as you can’t always see and if a car turns sharply it will crash into the parked car.

How has the building management responded to any problems or issues you have raised:

Not great, she seems to be short and not wanting to do a lot. I had a damp patch on the ceiling in the bedroom and someone come out that day or the next day and then a few weeks later she replied to say they wouldn’t send anyone out and to wipe it off and see what happened. The contractor said it was the insulation folder in the corner leaving cold area and that’s why it came damp. This wouldn’t have been fixed had her not come out and the maintenance not wanting to send someone.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was aware of kids off the other streets coming on and being noisy and fighting on the grass areas, causing disruption to trying to live in as a tenant. Not this estate but surrounding streets.

Although we cannot identify you via the information provided to us by Home Views, we believe we have located your tenancy based on the information given. We’re very sorry to hear that you have had many issues since renting with us and we’d like to take this opportunity to address some of these for you. We try our best to communicate clearly with all residents that they should be respectful to all neighbours at all times, this includes being mindful of others when parking and that we do not tolerate antisocial behaviour, however as you can understand this is not entirely within our control. If you feel either of these are ongoing issues, please do report it to us and we can either speak directly to anyone causing issues, or we’d be happy to send site-wide communication out to help combat the problem. If you feel problems are being caused by people outside of our development, then this would need to be reported to the police as they have the ability to take further action. We’re sorry to see you had some back and forth regarding your extractor – this was a mistake our end as it was wrongly assumed it was for the kitchen and not the bathroom. We cannot see any additional job raised regarding the bathroom damp patch damage so James, Team Leader is going to make contact with you imminently (if he hasn’t already), to gain more information. Regarding the cold spot in the bathroom – the contractor attended to quote for any required works, they reported back that they thought they had sorted it by adjusting the insulation and to wipe off the marks for the time being. This resolved the issue, but we appreciate the communication from the Asset Manager wasn’t clear enough, as we’d done the works behind the scenes.

It’s ok but simple life could be a lot better

The design of my house is great, facilities would be good if they worked, building and property management is never consistent. When I moved in there was carpet missing from the stairs and my door mat was ripped off. It took a month for them to send someone to fix it. My dishwasher doesn’t work and is still not fixed after 2 months now. Kitchen cabinets were hanging off the unit which was fixed recently, but again, took 2 months to fix. There are burn marks all over my bedroom carpet. I receive fast responses from my property manager but it takes a very long time for a resolution.

Please tell us about the good and bad aspects of living in your local area:

Leigh town centre is not good quality, it’s very old and run down. There are basic shops but not but great. No restaurants I would personally visit only take aways. My street in Hilton square is lovely with great neighbours. Very tidy and clean. It’s quiet, bin collections are efficient, no anti social behaviour.

How has the building management responded to any problems or issues you have raised:

They take months to respond it’s really awful, I’ve gone 2 months without a dishwasher and my kitchen cabinets hanging off the hinges.

Please share one thing (or more) which you wish you had known before you moved in:

I wish they’d told me the house was in a bad condition and needed a lot of repairs but they didn’t. I wish the lawn had been cut as it was a jungle I had to pay a lot of money for!

Whilst we are very happy you would recommend us as your landlord, we’re disappointed that we have clearly let ourselves down with the maintenance service to date. We’d like to apologise sincerely for any repair delays faced. Although we are unable to identify you for certain through the information provided to us via Home Views, based on the information supplied we believe to have located your files. Although this is no excuse, we can see that we have been let down by contractors on a few occasions for various fixes around your home, meaning we have had to source new contractors as we have not been happy with the time taken for them to respond. We’re pleased to see that your carpet and kitchen cupboard is now fixed and we’re chasing the contractor on your dishwasher as they were awaiting delivery for a part to get this resolved. We have checked your move in inventory and we feel that the garden was in fair seasonal order at the time your tenancy began.

Nice home pity about workmanship

Design not very good poor workmanship within the home slap dash work not what I would expect from new build some work looks like been carried out by cowboys no attention to detail half of the doors have chunks out of them paint on carpets sealant round the house is a mess and coming away from the walls flooring not very good

Local to all shops just a pity its adjoining some of the streets that are a disgrace some residents park on pavements so have to walk in road some back gardens are not being kept up to standard infact some are a disgrace rubbish everywhere

How has the building management responded to any problems or issues you have raised:

Very poor report stuff but most of time never gets sorted alot of 1st snagging issues are still not completed and nothing at all done from 2nd snagging issues

Rooms not as big as made out to be and would have preferred a bigger master bedroom without ensuite as it's so small not much room to get in or out of shower bad design

Hi Marina, Thank you for your valuable feedback. We have tried to identify you based on the information available to us via Home Views. We’re disappointed to see that you have had a number of teething issues early on in your tenancy. Unfortunately, we have to rely on our housebuilder to rectify any issues with the property during the first 12 months as this falls within our warranty period with them. We can see that there were some delays to getting these fixes completed which we apologise for. Please rest assured that we are continually working with our housebuilding partners to improve the repair times so that they better align with Simple Life standards. Please be aware that it is detailed within your contract and it is also standard within the rental industry to do a rental review every year. We also try hard to give residents all the information they need before moving in, including full room measurements on our listings and viewings before keys are collected. If you are unhappy with the size and layout of your property, then please get in touch with us leading up to your renewal and the team would be more than happy to see if they can find something that would better suit you.
