Lovely development let down by lack of parking

Overall build and design is very good but the building would have benefited from a residents gym. Additionally, parking is an issue in the area and would have made a big difference had more parking bays been made available for purchase. Overall building management is good but there has been times when communal areas have been neglected by the team. I do feel the cleaning of communal areas in the building could be improved.

Lots of green open spaces. There is a bus stop within walk-in distance that will take you to Northolt Station in under 15 minutes.

Please share one thing (or more) which you wish you had known before you moved in:

Lack of parking space and living directly above the bin waste room due to bad smells in the summer. Consideration should have been given to location of the waste room or installing ventilation/extraction to remove foul smells

What is the best feature of your home:

I really love the layout and design of the kitchen and bathroom. The wooden decking on the balcony is a nice touch!

My flat offers good design, adequate facilities, and reliable building and property management. However, while comfortable, it's not exceptional; there's room for improvement in areas like maintenance response times and the variety of amenities available.

The main problem is parking availability. The area is nice and the buildings are maintained well and the park is lovely to walk in

Please share one thing (or more) which you wish you had known before you moved in:

That the rent and service charge would keep increasing so much each year eventually making living here unaffordable

What is the best feature of your home:

The storage space is great and the balcony is a lovely addition

Other areas are okay but property management is not up to the basic standard. For eg: If we genuinely need help or support, all I ended up feeling really disappointed for not even responding to the issue or doing on what it was requested for. Feels like complete waste of time. When we bought / invest on this property we were really excited because of the location itself and the highlight was bike shed, unfortunately we cannot use it anymore because it is not secured. Service charge was reasonable at the beginning but it has being increased every year without any facilities in return.

Please tell us about the good and bad aspects of living in your local area:

Good thing is , it is situated near open green area. Easy access to parks, public transport and supermarkets. Parking facility is worst, though we pay yearly for our parking we always struggle to get one and ended up parking our car on the main streets parking on a daily basis. Because of anti social behaviour we ended up losing 2 of our family bikes, now the bike shed in our building is on a state, seems like a fuming site, I have chased the management with e mails and phone calls but nothing is done so far so we ended up taking our bikes to our balcony which is on second floor and it is not easy!!

Please share one thing (or more) which you wish you had known before you moved in:

Not able to use bike shed. After the theft of our family bikes nothing was done to make us feel safe on this matter even after our time and continuing effort to inform the issue.

What is the best feature of your home:

Just the location where it is situated.easy access to public transport.

the floor is very good and the service is amazing. The walls can easily get broken and i had to redo them but the area and place we live in is really good. The community centre is also really helpful as its close to where we live and we vam vote without going somewhere far.

Overall it is good but there are some downsides like music being played out loud and people playing football and screaming at night.

Please share one thing (or more) which you wish you had known before you moved in:

How to setup the place because we have moved the beds a lot of times.

What is the best feature of your home:

The best feature probably is the kitchen as its very modern and the dishwasher is helpful.

Good location but property management could be improved. The car park is spacious. When it cones to property management, you could improve on your services. I’d suggest you have an on-site go to resource person or office who can attend to issues on properties.

Very spacious car park and nice place for recreation. Sadly, cleaners do not clean regularly and rent and services charge yearly increments are super crazy!

How has the building management responded to any problems or issues you have raised:

Very poor performance. Management is not at your beck and call as and when the need be.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the bills surge wouldn’t be this crazy.

What is the best feature of your home:

Nice balconies, quality lighting system and great interior painting.
