Houses built to a good standard.

Fixtures and fittings of good quality. Grass of poor quality. After 6 months the grass was either dead or covered in moss. However the shrubs planted were nice and have lasted. Property management is appalling. I pay a large amount of money but issues in the state are rarely attended to.

Please tell us about the good and bad aspects of living in your local area:

Not enough parking. Only enough driveway space for 1 car when most households own 2 cars. This then means people park on the street making it difficult to drive/ see oncoming traffic.

Please share one thing (or more) which you wish you had known before you moved in:

Asked about the development of the football pitch on the estate. Was lead to believe by sales team it was going to be returfed but in fact a club house and 2 large car parks were built. Lovell promised to finish the car park and club house, but 2 years on there are still piles of bricks and unfinished fencing.

What is the best feature of your home:

Good value for money. Good sized 3 bed for a reasonable price.

The development generally seems to have been designed well.

The development generally seems to have been designed well. My only recommendations would be the provision of additional space for parking and or wider roads particularly for the roads with houses without off road parking also some allowance for visitor parking - as mentioned above the roads often narrow in the evening and weekends.

Please tell us about the good and bad aspects of living in your local area:

Principal point is well situated on the edge of telford in Wellington. A short drive from the Wrekin, and a stones throw from the town centre there are a good number of shops easily accessible whatever your choice of travel. In terms of location the only downside may be being a few miles out of the range for delivery from restaurants such as Nandos and the like meaning you have to drive into telford centre to collect should that want to indulge. Within the principle point development for the most part parking seems to match the demand although the are a few streets which do become a single weaving lane particularly in the evenings due to cars being parked on both sides of the road narrowing the free way. We also are looking forward to the roads being surfaced hopefully once the final developments are complete as it is quite a bumpy ride driving within the development - particularly on burgess road. There is a children's play facility which was constructed early on but however it still has restrictions on access which renders it most useless with eager kids waiting and wanting to enjoy what appears to be a finished facility. We are still waiting for this opening.

How has the building management responded to any problems or issues you have raised:

Quite slow but to address the issue. We had to persistently pester them however we’ve only had one problem.

Please share one thing (or more) which you wish you had known before you moved in:

A little more about the landlord and how they deal with tenants

Estate is tidy and clean, just need the roads to be finished once development has finished. Area is good, access to walking routes and transport links (both train and road) are good making getting about easy. Visitor parking is extremely limited however and can cause disruption on the estates roads

Please tell us about the good and bad aspects of living in your local area:

Development is modern and clean-looking. Nearby amenities and train station make living here easy and adaptable

How has the building management responded to any problems or issues you have raised:

Not had to report anything but review was smooth and easy

Please share one thing (or more) which you wish you had known before you moved in:

The field at the back of the estate is used frequently by surrounding areas

Nice and quiet within development. Great for smaller sized families and good for first timers

Nice and up to date but space is limited and storage. The layout could have been done a lot better. The Living room in such a strange shape is very hard to have a nice size sofa. We have to split out L sharp sofa. Would be 100x better if no wall between kitchen and living room to make more space for living and a table for dinner. Our garden has a huge slope across the whole lawn which means we have lost 20% of the gardens use and very hard to cut and maintain. The Drainage holes from next door get blocked up and hard to clean. The Garden lawn is very bad all across our property, very weedy and lots of bad patches.

Please tell us about the good and bad aspects of living in your local area:

Great location off the M54 to connect to Telford or Shrewsbury both under 15 minutes for all shopping, restaurants. Minutes aware from landmark "The Wrekin" for amazing hikes and scenery. Very quiet area once your are within the development

How has the building management responded to any problems or issues you have raised:

Yes, when have a problem the management provider have been good at response and resolving the issues

Please share one thing (or more) which you wish you had known before you moved in:

Maintaining the grass over my wall on the corner of the plot is huge and I have to do.

The building is well constructed and modern with plenty of space inside. There is an allotted car parking space off road which is handy. The maintenance team have been a little unreliable at coming out, but have successfully made repairs when they have done.

Please tell us about the good and bad aspects of living in your local area:

There are some nice bars, and good market in the local area. There are nice walks in the area such as the Dothill Reservoir and the Wrekin. It is quiet.

How has the building management responded to any problems or issues you have raised:

They have taken longer than expected to come out for repairs, but otherwise good.

Please share one thing (or more) which you wish you had known before you moved in:

At the moment there is still construction going on.
